Window seats for homes in Wapping
In many period houses, a bay window is the obvious place for a seat. A bay is rarely a simple shape, with angled sides and walls that are not quite straight. We measure every face and scribe the seat to follow them, so it sits neatly in the bay without gaps. It is the kind of space where a ready-made bench never quite fits. We make window seats from moisture-resistant MDF and birch plywood, spray-painted or hand-painted, and people most often get in touch about a period room that needs furniture to suit it and an empty bay that doesn’t get used.
Many homes around Wapping were built since 2000, and across London a lot of homes from those years are flats with compact layouts. Boilers, cylinders and consumer units often sit in a hall cupboard, and any new storage keeps their access and ventilation. Shallow cupboards suit narrow halls, so the hallway still feels open.
You get the quote in writing, so you can read it at your own pace. It records the design, the materials and the finish we discussed.

Making use of awkward spaces in Wapping
In the area around Wapping, the largest groups of homes date from the years since 2000 (about 37%) and between 1973 and 1999 (about 29%), according to Valuation Office Agency council tax figures (2025). For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. There are 112 entries on the National Heritage List within half a mile of the centre of Wapping. Original fireplaces, shutters and panelling are worth keeping where they survive, and window seats can be designed to work around them. Much of inner London is covered by controlled parking zones run by the boroughs. For fitting in Wapping, a van usually needs a visitor permit, a paid bay or a bay suspension, which the council arranges, often with notice. We ask about parking during the design visit, so the van can be planned for.
For an older house near St Peter's, a radiator under the window just needs a grille in the seat front. Near listed buildings like Church of St Peter, under half a mile south-east of the centre of Wapping, older homes may keep original joinery that window seats can be designed around. If your own home is listed, check with the council before fixing into original features. Mansion House, about 1.3 miles west, is one of the historic houses in the wider area. For a period home anywhere nearby, window seats can be scribed to follow a bay that’s rarely square.
Wapping is about 1 mile north-west of Whitechapel, part of the London Borough of Tower Hamlets. Wherever you are in Wapping, it works the same way: a design visit, a quote in writing, furniture built in our workshop and fitting in your home. Wapping is one of 31 places on our list for Tower Hamlets.
In E1, E1W and SE16, the process is the same as anywhere else in London. Streets in the area include West Lane, Tunnel Road and Glamis Road, and we cover homes on all of them for window seats. The A101 and A1210 runs close to Wapping, so if your home is on a main road, mention it when you get in touch. Nearby, we also make window seats in St George in the East (1 mile north-west), East End of London (1 mile north-east), Shadwell (1 mile east), Whitechapel (1 mile north-west) and Ratcliff (1 mile east). Other parts of Tower Hamlets we cover include Bethnal Green (2 miles north), Cambridge Heath (2 miles north), Mile End (2 miles north-east), Bow Common (2 miles north-east), Bromley (2 miles north-east) and Old Ford (3 miles north-east).

Not far away are Tower Hill and Lavender Pond.
What we do not do
We’re carpenters, so some jobs belong to other trades. It’s useful to know these before you plan the job:
- Plastering and decorating around the seat
- Seat cushions, which you source separately
- Work on the window frame or glass
Not sure whether your space suits window seats? You can tell us about the room on our contact form and we’ll tell you. How a job runs, step by step.

Fitting day, step by step
However carefully a piece is made in the workshop, it still has to meet the room, and fitting day is where that happens. Few walls in older London homes are truly flat or square, so each edge that meets a wall is scribed to follow it, until the line is tight. How long the fitting itself takes depends on the shape of the bay or recess and what goes under the seat, and the fitting days are agreed in your quote. On the day, floors are covered first and the sections brought in. The pieces are levelled and fixed with fixings that suit the wall. Any hand painting can be finished on site.
- First we hear about your bay or window and what you’d like, with a note of any radiator or shutters.
- We measure the window, the cill and any radiator or shutters. Then we talk through the seat height and storage.
- We agree the seat, the storage and the finish, and send a written quote. Take your time with it.
- The seat is made at our workshop and painted in your colour. The materials are moisture-resistant MDF and birch plywood.
- We fit it in your home and check every lid and drawer with you. A radiator grille, if there is one, lets the heat through.
Getting ready for fitting day
- Arrange any electrical changes with your electrician ahead of time
- Clear the area where the furniture is going
- Let us know where the boiler and meters are
Ask for a quote
The price comes in a written quote, worked out from the measurements and the design you choose. Each room is different, so we quote after seeing it, once the room is measured and the design talked through. To arrange a visit, tell us about the room on our contact form.
Advice
What affects the price in Wapping
The price reflects the time and materials the job needs. That depends on:
- Access to the room, like stairs, lifts and narrow halls
- What goes inside: rails, shelves, drawers and dividers
- Parking near your home
- Whether you choose a spray or hand-painted finish
Rooms that aren’t square take more work: walls that lean, floors that slope and sloping ceilings all mean more scribing and cutting. The quote allows for it.
What we need to know
A few details help us understand the job before we visit. It’s useful to include:
- How you want to use the space
- Rough measurements, even if they’re only to the nearest few centimetres
- Where you live, with the postcode
- A few photos of the space, taken from the doorway and from each corner
To get a quote, send us a few details through our contact form and tell us a little about the room and roughly what you’d like. From there, we arrange a design visit to measure up and talk through your ideas, and a written quote follows.

What else we make in Wapping
Bespoke window seats or ready-made?
Off-the-shelf benches are not designed to sit over a radiator. Put in front of one, they can trap the heat. A bespoke seat has a grille or open front designed in, so the heat can reach the room. In a compact new-build room, standard sizes rarely fit the walls exactly, and fitted furniture uses that space. It can also be planned around boxed-in pipes and risers.
Access to the room makes a difference too. Several flights of stairs, a small lift or a narrow hall can mean smaller sections and more carrying, and that is part of the price. Every piece is quoted for your room after the design visit.

Common questions about window seats
Is Wapping in the area you cover for window seats?
Yes, Wapping is within the area we cover, which takes in all of Tower Hamlets and the rest of London. The first step is a design visit, where we measure and discuss the design, and then we send a quote.
Is parking a problem for fitting in Wapping?
It can be: much of inner London is covered by controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you at the design visit.
What if my walls and floors are out of level?
Walls and floors that aren’t true are part of the job in older homes. We trim the edges to follow the wall and level the base.
Do I need to be at home on fitting day?
We need someone to let us in. It is good to have someone there at the end to look over the work with us.
Do you do the electrics?
No. Electrical work is not something we do; it’s a job for your electrician. We can plan cable routes into the design, and new sockets should be in place before fitting day.
Will a window seat work below a sash window?
Yes. Sash windows are a natural place for a seat in many period homes. We measure the cill, the window and any shutters, so the seat fits without getting in the way of the window. We do not repair sashes or cills.
Flats, conversions and lettings
In conversions and newer blocks, many internal walls are timber or metal stud with plasterboard. We choose fixings to suit the wall, which we check at the measuring visit.
For a rented home, access for the design visit and fitting day has to be agreed with the tenants. An agent can arrange access for you.
