Built-in bookshelves in Ladywell, Lewisham
Walls in older London homes are rarely straight, so we scribe the furniture to follow them. Our work on built-in bookshelves in Ladywell starts with a design visit, and everything is made in our workshop.
- Shelves packed two rows deep
- Shelves deep enough for large books
- Low shelves children can reach
Need built-in bookshelves in Ladywell?
Built-in bookshelves in Ladywell: what you get
Shelf depth depends on what you keep. Paperbacks need much less depth than hardbacks, art books or records. Too deep, and paperbacks get lost at the back; too shallow, and big books hang over the edge. A common answer is deeper cupboards or shelves at the bottom and shallower ones above. We make built-in bookshelves from moisture-resistant MDF and strong birch plywood, with a painted finish, and the usual reasons to get in touch are wasted wall space around a door or window and storage for children’s books and games.
Ceilings in homes built before 1919 are often taller than in later houses, and a large share of the homes around Ladywell date from then. Full-height built-in bookshelves can run up to the picture rail or the cornice, so the furniture looks as if it belongs to the house. Blocked fireplaces are common too, and a capped chimney should still be ventilated before anything is built against it.
After the design visit, we send you a quote in writing. It sets out the design we have talked through, the materials and the finish, so it is clear what’s included.

Where other trades come in
We make and fit furniture, and we don’t do electrics, plumbing, gas, plastering or structural work. Please bear these in mind too:
- Relocating radiators or pipework
- Any wiring or new sockets (your electrician handles that)
- Making new openings, removing walls or other structural work
If in doubt, you can fill in our short enquiry form and describe the room. How a job runs, step by step.

Your questions about built-in bookshelves in Ladywell
My house in Ladywell is Victorian. Can you deal with uneven walls?
Yes, that’s normal in older houses: each piece is scribed to the wall and levelled at the base. We also work around skirting boards, picture rails and cornices. Fixings are chosen for the wall, whether solid brick or lath and plaster.
I live near Ladywell station. Is that in your area?
Yes. We cover all of Lewisham and the rest of London. You can message us from the contact page to arrange a design visit, and tell us about parking and access at the same time.
Do I need the building owner’s consent?
Possibly. Some leases need the building owner’s consent before you make alterations, including fixing furniture to the walls. Check your lease, as we can’t advise on it.
Do I need planning permission for fitted furniture?
Not normally. Fitted furniture inside a house does not normally need planning permission, even in a conservation area. If the building is listed, works affecting its character may need listed building consent.
Do photos help?
Yes, they help. Photos of the whole wall or room, including the floor and ceiling, give us a good idea of the space, particularly with rough sizes. To send them, use our contact form.
Can bookshelves go around a door?
Yes. A bookcase around a door or window uses the whole wall. We measure the openings during the design visit.
What affects the cost of built-in bookshelves
A few things affect what fitted furniture costs:
- Doors and drawers, and how many
- How easy it is to get the furniture into the room
- The overall size of the piece
- How square the room is
We don’t publish set prices, because each job is designed for a single room. We measure up, discuss the design and send a quote in writing, with the materials and finish set out. To start, send us a few details through our contact form.
Helping us understand the room
When you contact us, these help most:
- What the furniture needs to hold
- Pictures of styles you like, if you have any
- A few photos of the space, taken from the doorway and from each corner
- What kind of home it is, and which floor the room is on
Every quote follows a design visit. At the visit, we measure, look at the walls and floors and talk through the design with you, then send a quote in writing. There’s no price list: each design is priced in writing after we’ve seen the space. To book a design visit, fill in our short enquiry form.
Is bespoke worth it?
A standalone bookcase needs to be fixed to the wall for safety anyway, so the difference is smaller than it seems. What changes is the fit, the shelf strength and the finish, all planned for your room. Tall ceilings in older homes leave a band of empty wall above standard furniture, wasting space that could hold things you rarely use. Fitted furniture can go all the way up.
How it’s painted is part of the price: spray painting happens in the workshop, and hand painting can be done in your home. The written quote reflects your choice, along with the size and fittings.

Ladywell homes and built-in bookshelves
In the neighbourhood around Ladywell, the largest groups of homes date from before 1919 (about 58%) and the years since 2000 (about 17%), based on the Valuation Office Agency’s 2025 council tax data. The age of a home tells us a lot about its walls, floors and ceilings, and so about how built-in bookshelves are fixed and fitted. The St Mary's Conservation Area is close by, within about a quarter of a mile of the centre of Ladywell. Fitted furniture inside a house doesn’t normally need planning permission in a conservation area, as the controls are mostly concerned with the outside of buildings. If in doubt, the council’s planning team can confirm. Flats in converted or shared houses account for about 27% of households in the area around Ladywell, based on Census 2021. Conversions often leave rooms in unusual shapes, with partition walls, boxed-in pipes and chimney breasts in odd places, and the way in often goes up shared stairs. If your flat is leasehold, check your lease before anything is fixed to the walls.
The wider area includes historic houses like Queen's House, about 2 miles north. For a period home anywhere nearby, walls that bow and floors that slope are why built-in bookshelves are scribed to fit rather than pushed into place. How fitting day works
You won’t need to do much on the day. Someone needs to let us in, and the room should already be cleared. After that, it’s over to us: the floors are covered, the sections come in and the fitting begins. The time the fitting takes depends on how much shelving there is and how many cupboards sit below it, and your quote sets out the fitting days. Parking on terraced streets can be tight, particularly in a controlled parking zone, so it helps to tell us at the design visit what’s outside. The van is unloaded quickly, with the sections carried straight in. Saturdays are possible by prior arrangement.
- You send us a few details about the room and what the shelves will hold, including roughly how many books there are.
- At the design visit, we measure up, check the wall and plan the shelf spans with you. Long spans and heavy books are planned for at this stage.
- We send a quote in writing for the bookshelves, for you to look over.
- We make the shelves and carcasses in our workshop.
- The shelving is fitted in your home, scribed to the walls and fixed to suit them.
Getting ready for fitting day
- Clear the area where the furniture is going
- Leave a clear route from the front door to the room
- Check the building’s rules for trades and lift bookings
How to get a quote
The quote is built from the design visit. We take full measurements, see how true the walls and floors are and work through the design together. A written quote follows the visit for you to look over. To book one, tell us about the room on our contact form.
Advice
Before and after fitting day
Fresh paintwork takes a while to cure fully, so go gently with it for a while. Beyond that, these tips help:
- Tell us about parking and access at the measuring visit
- Decide whether you want doors on the lower section
- Plan heavy items for the lower shelves
- Estimate how many metres of books you have
On an outside wall, do not pack books tight against the back so air can move. Watch for any musty smell or marks.
Put coasters under anything that holds water. Dry any spills quickly.
