Bespoke kitchens for your home in Maryland

How we make bespoke kitchens for Maryland

We make the cabinets; the worktop, sink and appliances are the ones you choose. We plan each space around the appliances you have chosen, so everything fits as it should. The materials and finish are agreed in your quote. If your home has a kitchen island with room around it and tall larder storage, kitchens made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish can solve it.

A large number of homes around Maryland date from 2000 onwards, and in London many homes of that age have compact kitchens. Cabinets made to the exact widths and height of the room add storage a standard kitchen leaves out. Boxed-in pipes and risers are built around.

Once you’ve read the quote and decided to go ahead, the furniture is made in our workshop. The quote sets out the agreed design, materials and finish, so you can check every detail beforehand.

What we don’t do

Our work is the furniture itself: designing it, making it in our workshop and fitting it. That means:

  • Connecting a gas hob or cooker
  • New sockets or circuits
  • Plumbing, which is for your plumber

If you’re not sure what’s possible in your room, you can use our contact form and we’ll give you a straight answer. How it works.

Boards, parts and finishes

  • Birch plywood
  • Moisture-resistant MDF
  • Spray-painted finish
  • Larders and dressers
  • Islands where space allows
  • Hand-painted finish

From workshop to your room

If anything comes up on the day, just ask. Most of the decisions were made at the design visit and set out in your quote, so fitting day is about putting it in place carefully and leaving the room tidy. The time the fitting takes depends on how many units there are and how the room is laid out, and the fitting days are agreed in your quote. Parking at newer developments can be restricted, with private bays or loading areas, so let us know what applies at the design visit. On fitting day, the sections are carried in, assembled and fixed. Saturdays can be arranged.

  1. We start with how you cook and what the kitchen needs to hold. Larders, dressers and islands can all be part of it, where space allows.
  2. At the design visit we measure the walls, floor and ceiling and plan the layout. We note where the water, gas and sockets are now.
  3. We send a quote in writing setting out the cabinets, materials and finish, ready for you to check.
  4. The cabinets, doors and drawer fronts are built in our workshop.
  5. We fit the cabinets in your home; plumbing, gas and electrics are done by your plumber, a Gas Safe registered engineer and your electrician.

How to prepare

  • Let us know about parking near your home
  • Make sure pets are kept safely away
  • Take down pictures, mirrors and shelves from the wall

Arranging a design visit

A quote begins with a few details from you: which room it is, rough sizes and a couple of photos if you can take them. To send them, message us from the contact page. After that, we arrange a visit to measure and go through the design, then send a written quote.

Kitchens in Maryland homes

The biggest shares of homes in the streets around Maryland were built since 2000 (about 55%) and before 1919 (about 19%), in the VOA’s 2025 council tax stock figures. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. The centre of Maryland is within about a quarter of a mile of the Stratford, St John's Conservation Area. Conservation area controls are mostly concerned with the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. If in doubt, the council’s planning team can confirm. About 67% of households around Maryland live in purpose-built flats, well above the figure for Newham as a whole, about 44%, in the ONS Census 2021 figures. So the route in, from stairs to lifts, is part of the design.

For an older house near Church of St John the Evangelist, tall ceilings can take larder cupboards right up to the top. Close to West Ham Park? A cupboard by the back door for boots and coats can be built in with the kitchen. If you live in a flat close to Stratford (London) station, it helps to book the lift and tell the concierge before fitting day.

Maryland is about 2 miles south-east of Plaistow, part of the London Borough of Newham. Our work covers every London borough and the City of London, Maryland included. In Newham, Maryland is one of the places we cover.

We cover every part of E15, E20 and E7 for bespoke kitchens. Streets in the area include Cam Road, Ward Road and Wise Road, and homes on each of them are within our area for bespoke kitchens. Neighbouring places we cover for bespoke kitchens include Stratford (1 mile west), East Village (1 mile north-west), Temple Mills (1 mile north-west), West Ham (1 mile south-east) and Holloway Down (1 mile north). Other parts of Newham we cover include Plaistow (2 miles south-east), Canning Town (2 miles south-east), East Ham (3 miles east), Upton Park (2 miles east), Greengate (2 miles south-east) and Plashet (2 miles east).

Near you in Maryland

Around Maryland, we cover homes near The Two Puddings pub, Carpenters Primary School and Sarah Bonnell School. Maryland has its own railway station: Stratford (London) station. Well-known places in the area include Passmore Edwards Museum (0.5 miles east) and Queen Mary's Hospital for the East End (under half a mile east). Open spaces near Maryland include Old Ford Island.

Flats, leases and landlords

If you live in a flat, getting the furniture in is planned from the start. At the design visit, we measure the stairs, the landings, any lift and the doors, so the furniture can be made in sections that fit through without a struggle.

If your flat is leasehold, check your lease before fixing furniture to the walls. Some leases need the building owner’s consent for alterations, which is worth sorting early. We cannot advise on your lease.

DIY, flat-pack or bespoke

Off-the-shelf cupboards come in fixed sizes, so there is often a strip of wasted space at the side or above. Furniture we make is built to the room’s own sizes, so it can run to the ceiling and fill the width.

It’s worth being honest about cost: off-the-shelf furniture normally costs less up front. Bespoke earns its place where the room is tricky, space is tight or you want the furniture to look part of the house.

Common questions about bespoke kitchens

Can parking be tricky on fitting day in Maryland?

It depends on the street, as many London boroughs run controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It is useful to tell us about parking at the design visit.

My home in Maryland is a flat. How do you get the furniture in?

We measure the route in as well as the room: the stairs, landings, lift and doors. Kitchens are built in our workshop in sections sized to fit that route, then assembled in your flat. It helps to check any building rules and your lease before fitting day.

Do I need to be at home on fitting day?

Someone needs to let us in. It also helps to have someone around at the end, so we can go over the finished furniture together.

Will a bespoke kitchen suit my uneven floor?

Yes. Each cabinet is trimmed to the wall and levelled, so the worktop you choose can sit level. That’s a big part of why bespoke suits period homes.

What do you do at the measuring visit?

We measure the room, check how level the walls and floors are and discuss the design with you. Access and parking are worth talking about too.

Do I get to choose the colour?

The choice is yours. Whichever finish you pick, it is in the colour you have chosen.

Materials and finishes

Plinths and scribe strips

We use plinths and adjustable feet to level the units on a sloping floor. Scribe strips follow the wall.

Larder and dresser units

Larders and dressers can fill an alcove or end a run in a way standard units cannot.
