Fitted wardrobes in Bayswater

About our fitted wardrobes in Bayswater

Some bedrooms suit wardrobes that wrap around the bed, with tall cupboards either side and storage bridging over the headboard. Others work around a window. We plan the layout so the room still feels open. If you are living with space under the eaves going to waste and wardrobes that are full to bursting, fitted wardrobes made from moisture-resistant MDF and strong birch plywood, with a painted finish can solve it.

Around Bayswater, a large share of homes date from before 1919, and in a Victorian or Edwardian bedroom, the chimney breast and its alcoves often shape the room. Fitted storage can sit in the alcoves or span the wall, chimney breast and all. Because older floors slope and walls bow, everything is scribed and levelled on site.

If the job needs another trade, such as an electrician or a plumber, we’ll tell you, so it can be arranged before fitting day. The quote itself covers our work, from the design to the materials and finish.

What happens on fitting day

On the morning of the fitting, we start by protecting your floors and the route from the front door to the room. Next, we carry in the sections made at our workshop, a piece at a time. How long the fitting takes depends on the size of the wardrobes and the number of doors, and the fitting days are set out in your quote. On fitting day, edges are trimmed on site to follow the walls, so we ask for a clear space to work near the room. We keep dust down and tidy as we go. Where the finish is hand-painted, it can be done after the pieces are in.

  1. You send us a few details about the room and the storage you need.
  2. We come to measure the room, check the walls and ceiling and agree the layout. We also look at the way in, in case the sections need to go up narrow stairs.
  3. We send a quote in writing for the wardrobes, so you can see what’s included.
  4. Each section is built in our workshop to the room’s measurements, using moisture-resistant MDF and birch plywood.
  5. We fit them in your home, levelled and scribed to the walls. A hand-painted finish, if you chose one, is done on site.

Before fitting day

  • Clear the area where the furniture is going
  • Move anything in the hall or on the stairs out of the way
  • Take down pictures, mirrors and shelves from the wall

Before and after fitting day

New paint needs time to cure fully, so go gently with it for a while. Beyond that, these tips help:

  • Plan any socket or switch changes with your electrician before fitting
  • Empty the area where we will be working
  • Look at whether your lease needs consent for alterations
  • Work out the split between long and short hanging

Painted doors feel dry quickly but take longer to cure fully. At first, handle the doors with care and don’t scrub the surfaces.

Make sure vents at the top or bottom of the wardrobe aren’t blocked. Watch for musty smells or marks on clothes and deal with any damp early.

Bayswater homes and fitted wardrobes

The biggest shares of homes in the area around Bayswater were built before 1919 (about 71%) and between 1945 and 1972 (about 10%), in the VOA’s 2025 council tax stock figures. That matters for fitted wardrobes, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. Bayswater is partly covered by the Kensington Palace Conservation Area, one of the conservation areas recorded by Historic England. Being in a conservation area mainly affects changes to the outside of a building, and fitted furniture inside a house doesn’t normally need planning permission. If you want to be certain, ask the council’s planning team. Flats in converted or shared houses account for about 30% of households in the neighbourhood around Bayswater, in the ONS Census 2021 figures. Conversions often leave rooms in unusual shapes, with partition walls, boxed-in pipes and chimney breasts in odd places, and the route in may go through a shared hall and stairs. If your flat is leasehold, check your lease before anything is fixed to the walls.

The wider area includes historic houses such as Kensington Palace, about 0.4 miles south-east. If your own home is a period one, solid external walls can be cold, so ventilation behind fitted wardrobes is part of the design. For families living near Fox Primary School, fitted wardrobes in a child’s room can be planned so the inside layout changes as they grow. For an older house near Essex Street Chapel, solid external walls can be cold, so ventilation behind fitted wardrobes is part of the design.

Questions we are often asked

Do you cover homes near London Paddington station?

Yes, homes across Kensington and Chelsea and the rest of London are within the area we cover. To get started, you can drop us a line using the contact form with a few details about the room.

Will parking be an issue for fitting furniture in Bayswater?

It can be, as controlled parking zones cover much of inner London. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you at the measuring visit, so the day can be planned around it.

Can you fit wardrobes under a sloping ceiling?

Yes. Sloping ceilings are common in loft conversions. We measure the slope carefully at the design visit and scribe the wardrobe to it.

How much will my fitted wardrobe cost?

Size, doors and drawers, what goes inside and the finish all affect it, along with access and parking. We send a quote in writing after the design visit.

How long are you in the house for fitting?

The fitting depends on the length of the run, the doors and what goes inside, and we confirm the fitting days in your quote. The wardrobes are made in our workshop first before we come to fit them.

Do you move sockets or add lighting?

No. Any new wiring, sockets or lights need an electrician. We plan the furniture around where they’ll go.

Is bespoke worth it?

Off-the-shelf wardrobes are cheaper to buy and easy to take with you. If you are renting or moving soon, that may matter most. Fitted wardrobes stay with the room and are made for that room alone. Standard units assume square rooms, and period homes seldom have them, so it leaves gaps at the wall, tilts on sloping floors or sits awkwardly against skirting and picture rails. Fitted furniture is scribed to the wall instead.

Access to the room makes a difference too. Narrow halls, tight stairs or a small lift may mean the furniture is made in more sections, and that’s part of the price. Prices are quoted for your room, once we’ve measured and talked through the design.

Flats, leases and landlords

If your building is on a red route or a busy main road, getting the furniture from the van to the door needs planning. TfL runs the red routes, and the stopping rules are strict, so tell us about it at the design visit.

If your flat is leasehold, check your lease before fixing furniture to the walls. A lease can require consent from the building owner for alterations, and that’s best sorted before fitting day. We cannot give advice on leases.

Honest limits

It is worth being clear about where our work stops:

  • Treating damp or mould on the walls
  • Building work to create a loft room
  • Taking out a chimney breast to make space

Not sure whether your space suits fitted wardrobes? You can drop us a line using the contact form and we’ll tell you before you arrange a visit. How a job runs, step by step.
