Loft Storage in Bayswater
Planning loft storage for a home in Bayswater? It starts with a design visit to measure and talk through ideas, then a quote in writing.
- Nowhere to store bags and boxes
- A dormer that is not being used
- Space under the eaves going to waste
Loft storage for your home in Bayswater
Practical tips
New paint needs time to cure fully, so treat it gently at first. Beyond that, these tips help:
- Check the route up to the loft
- Think about how you will reach into the eaves
- Note the things that need a home in the loft
- Bring paint colours you like to the design visit
Do not pack things so tightly that air can’t move behind the knee wall. The storage is planned to keep airflow, so leave that space open. It helps prevent damp behind the storage.
Sharp edges and heavy boxes can chip a painted edge. Put tools in a case so they don’t knock the paint. Minor chips can be touched up with the matching colour.
Loft storage in Bayswater
Each eaves cupboard is made at our workshop, using moisture-resistant MDF and birch plywood. Birch plywood gives the carcasses and drawers their strength, while MDF takes paint well for the doors and panels. Once painted, by spray or by hand, it is carried up and fitted in your home in Bayswater. We make eaves cupboards from moisture-resistant MDF and birch plywood, spray-painted or hand-painted, and the things people most often want solved are no wardrobe that fits under the slope and a converted loft with no fitted furniture.
A Victorian or Edwardian terrace typically has a long, narrow hall leading to the stairs. A large share of the homes around Bayswater were built before 1919, so every bit of depth is weighed up when storage is planned. Even shallow storage can hold a lot without narrowing the way through.
A written quote is the clearest record of what we have agreed. It describes the eaves cupboard we’ve designed for the room, what it’s made from and how it’s finished, and the workshop works from it.

Pricing loft storage in Bayswater
The price reflects the time and materials the job needs. The main factors are:
- The number of doors and drawers
- How square the room is
- Where a van can park, like a permit bay or a bay suspension
- Whether you choose a spray or hand-painted finish
What goes inside matters as much as the outside: drawers take more making than shelves, and each rail, divider or pull-out adds to the work. We will talk through what you need inside at the design visit, then set it out in the quote.
Getting in touch
When you contact us, these help most:
- Your postcode and the borough
- Examples of the look you’re after
- Rough measurements: width, height and depth
- Whether it is a house or a flat, and if there are stairs or a lift
The price comes in a written quote, worked out from the measurements and the design you choose. Each room is different, so we quote after seeing it. To arrange a visit, send us a few details through our contact form.
When you need someone else
We’d rather be clear about where our work stops:
- Building Regulations approval for a conversion
- Fixing damp or ventilation problems in the eaves
- Electrical work in the loft
Not sure whether your space suits loft storage? You can use our contact form and we’ll tell you before you arrange a visit. Our process from visit to fitting.

Common questions about loft storage
Does a conservation area in or near Bayswater affect fitted furniture?
Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.
My home in Bayswater is a flat. How do you get the furniture in?
At the design visit, we measure the way in along with the room itself. Eaves cupboards are made at our workshop in sections sized to fit that route, then assembled in your flat. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it’s worth checking those early.
Is an outside wall a problem for fitted furniture?
External walls can be colder and damper than internal ones, so we allow for ventilation behind and inside the furniture, which helps avoid condensation and mould. If there’s damp, it should be sorted before anything is fitted.
What are your eaves cupboards made from?
Our loft storage is made from moisture-resistant MDF and birch plywood, then painted. Stable materials suit a loft, where temperatures can vary. The materials and finish are agreed in your quote.
What do you do at the measuring visit?
We measure the room, check how level the walls and floors are and go through the design with you. We will also ask about access and parking, and a quote in writing follows.
My walls are not straight. Is that a problem?
It is something we deal with all the time. We trim the edges to follow the wall and level the base.
Storage in Bayswater homes: local notes
The biggest shares of homes in the neighbourhood around Bayswater were built before 1919 (about 71%) and between 1945 and 1972 (about 10%), going by the Valuation Office Agency’s 2025 council tax figures. It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. The National Heritage List has 267 entries within half a mile of the centre of Bayswater. Original fireplaces, shutters and panelling are worth keeping where they survive, and the furniture can be designed around them rather than over them. About 54% of households in the streets around Bayswater live in purpose-built flats, the 2021 Census shows. In a block, each section is sized to get up the stairs or into the lift and through the door. Building management rules on lifts, deliveries and working hours are worth checking early.
If you live near Kensington Palace Green, eaves cupboards can be designed to hold outdoor kit, from walking boots to picnic things. Near listed buildings like Church of St Matthew, under half a mile north-east of the centre of Bayswater, older homes may keep original joinery that eaves cupboards can be designed around. If your own home is listed, check with the council before fixing into original features. If you live in a period home close to Essex Street Chapel, the knee walls of a converted loft can take drawers as well as cupboards.

What it’s made from
Spray-painted finish
Spray painting suits angled panels and plain fronts alike. It’s carried out in the workshop for an even coat. Any paint colour agreed with you can be used.
Hand-painted finish
A hand-painted finish can be done in your home after fitting. It is easy to touch up if it gets marked. That suits a room in daily use.
How fitting day works
With the carcasses fixed and level, any doors go on and any drawers or lids are fitted. We adjust each one so the gaps line up and it closes cleanly, then checked again. How long the fitting takes depends on the length of the eaves and the design, and your quote sets out the fitting days. In a period home, the furniture is fitted to walls that aren’t straight, so there is some trimming and adjusting on site. We protect the floors and keep dust to a minimum. It is useful to tell us about parking at the design visit, as terraced streets are often busy.
- First we hear about the loft room and what you’d like to store, including the eaves and any dormer.
- At the design visit, the room and the route up are measured.
- The design is agreed and a quote in writing follows.
- The storage is made at our workshop, in sections sized for the stairs.
- The storage is fitted, scribed to the slopes and checked with you. Any hand painting is done in the loft.
Preparing the room
- Book any lift and let the concierge or building manager know
- Have your electrician move any sockets or switches beforehand
- Clear the area where the furniture is going
