Kitchens in Coldharbour: local notes
Homes built since 2000 make up about 82% of the housing in the streets around Coldharbour, with about 10% built between 1973 and 1999, based on the Valuation Office Agency’s 2025 council tax data. The age of a home tells us a lot about its walls, floors and ceilings, and so about how kitchens are fixed and fitted. The National Heritage List has 20 entries within half a mile of the centre of Coldharbour. Original fireplaces, shutters and panelling are worth keeping where they survive, and kitchens can be designed to work around them. Since the zone was extended to the outer boroughs in August 2023, the whole of London has been inside the ULEZ. It applies to every van that comes to fit furniture in Coldharbour. Parking and access are planned at the design visit.
For an older house near All Saints Church, tall ceilings can take larder cupboards right up to the top. Living in a block of flats near Canary Wharf station? Then the lift, the stair turns and the front door all set the largest piece that can come in. Close to Mudchute Park and Farm? A cupboard by the back door for boots and coats can be built in with the kitchen.

How we make bespoke kitchens for Coldharbour
We make the cabinets; the worktop, sink and appliances are the ones you choose. We plan each space around the appliances you have chosen, so everything fits as it should. Your quote sets out the materials and finish. If you are living with a dresser that suits a period house and spaces sized for your oven and fridge, that is what kitchens are for, made from moisture-resistant MDF and birch plywood, finished by spray or by hand.
A large number of homes around Coldharbour date from 2000 onwards, and in newer homes the kitchen is normally part of an open-plan room. A bespoke kitchen can be planned to sit well in that space, with an island where there’s room. Walls in newer homes are often plasterboard on studs, so wall cabinets are fixed into the studs or use fixings made for the board.
If the job needs another trade, such as an electrician or a plumber, we will tell you, so it can be arranged before fitting day. Our quote covers the carpentry: the design, the materials and the finish.

What affects the cost of bespoke kitchens
We quote each job after the design visit, because no two rooms are the same. This is what makes the difference:
- The internal fittings
- How easy it is to get the furniture into the room
- The width and height of the space
- Where a van can park, such as a permit bay or a bay suspension
Parking is part of the price picture in London. The boroughs run controlled parking zones across much of the city, so we may need a visitor permit, a paid bay or a suspended bay. It helps to talk about parking at the measuring visit, so we can plan for it.
Getting in touch
To give us a picture of the room, it helps to include:
- Anything fixed to the wall that the furniture needs to work around
- Pictures showing the full wall, from floor to ceiling
- Approximate measurements of the space
- The type of home and how the room is reached
Rough measurements are fine at the start. We measure everything properly at the design visit, along with the walls, floor and ceiling. To get started, send us a few details through our contact form with a few details about the room. The written quote follows the visit.
What bespoke kitchens can’t fix
Before you plan the job, it’s useful to know what we don’t do:
- Moving water or waste pipes
- Connecting a gas hob or cooker
- New sockets or circuits
If you’re not sure what’s possible in your room, you can tell us about the room on our contact form and we’ll give you a straight answer before you arrange a visit. Our process from visit to fitting.

Spray-painted finish

Moisture-resistant MDF
For painted cabinet fronts, moisture-resistant MDF is our usual choice, because it stays flat.
FAQs: bespoke kitchens in Coldharbour
Is Coldharbour in the area you cover for bespoke kitchens?
Yes, Coldharbour is within the area we cover, which takes in all of Tower Hamlets and the rest of London. We start with a design visit to measure the room and talk through what you need, and then we send a quote.
My home in Coldharbour is a flat. How do you get the furniture in?
At the design visit, we measure the way in not just the room. The furniture is made in sections that fit the stairs and lift, and put together in the room. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it’s worth checking those early.
Does fitted furniture need planning permission?
Not normally. Conservation area controls are mainly about the outside of buildings, and furniture inside a house doesn’t normally need it. In a listed building, check with the council’s conservation officer before any work.
Will you connect the sink and appliances?
No, those are jobs for other trades. Plumbing, gas and electrics are for your plumber, an engineer on the Gas Safe Register and your electrician, while we make and fit the cabinets.
How long does fitting take?
How long the fitting takes depends on the kitchen’s size and how many other trades are involved, and we confirm the fitting days in your quote.
Can I choose my own worktop and appliances?
We plan the kitchen around the worktop, sink and appliances you choose. Knowing their sizes early helps, and your quote sets out what’s included.
Looking after your furniture
Most of what helps is simple. Here’s what we suggest:
- Mention any parking or lift rules
- Give the paint time to cure fully
- Deal with damp walls first
- Think about how the cabinets will get in
Wipe up spills and splashes promptly, particularly near the sink. Moisture-resistant MDF copes well, but standing water is best avoided.
Damp walls should be dealt with before cabinets are fitted. Cabinets against a damp wall can trap moisture, particularly on external walls.
Fitting day, step by step
You will not need to do much on the day. Someone needs to let us in, and the room should already be cleared, as agreed during the design visit. After that, it’s over to us: the floors are covered, the sections come in and the fitting begins. How long fitting takes depends on the size of the kitchen and the design, and the fitting days are agreed in your quote. In a newer development, the lift, the concierge and set working hours may all need checking, so check them with the managing agent before fitting day. The furniture is built in sections that fit the lift and doorways.
