In the streets around Colindale, the largest groups of homes date from the years since 2000 (about 50%) and between 1919 and 1939 (about 24%), in the VOA’s 2025 council tax stock figures. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. There are 8 entries on the National Heritage List within half a mile of the centre of Colindale. You can check whether a particular building is listed on Historic England’s list. About 50% of homes around Colindale were built since 2000, well above the figure for Barnet as a whole, about 19%, according to Valuation Office Agency council tax figures (2025). Newer homes often have stud walls and compact rooms, so fixings and sizes are planned with that in mind.
For an older house near St Matthias the Apostle church, an alcove beside the chimney breast is often just right for a built-in desk. If you live near Sunny Hill Park, a desk facing a window makes the most of the daylight.

About our fitted home offices in Colindale
Cables are easy to forget and hard to hide later. We design routes through the desk and units for chargers, screens and printers. If you need new sockets, they’re for your electrician, and we plan the furniture around them. Talking it through at the design visit in Colindale saves trouble later. Typical reasons to get in touch are wires with no tidy route and flimsy shelves that won’t take the weight, and the answer is built in our workshop from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.
Shelving over a desk on a plasterboard wall needs fixings into the studs or made for the board. With many homes around Colindale built since 2000, that is something we check during the design visit. Heavier storage stands on the floor.
The written quote puts the design visit in writing: the layout and internal fittings, the materials and the finish. If something isn’t quite right, tell us before anything is made.

Questions from Colindale
How do you fit fitted home offices in a flat in Colindale?
We measure the route in along with the room itself: the stairs, landings, lift and doors. Home offices are made at our workshop in sections sized to fit that route, then assembled in your flat. It helps to check any building rules and your lease before fitting day.
Can you make fitted home offices for a home in Colindale?
Yes, we work across Barnet, Colindale included, and across the rest of London. To get started, you can send us a few details through our contact form with some details.
Is the furniture spray painted or hand painted?
You can choose between two finishes: by spray or by hand. A spray finish is smooth and even, while a hand-painted one is easy to touch up later.
Can the fitting be on a Saturday?
Yes, by prior arrangement. If a Saturday works better for you, say so when you contact us.
How long is the fitting for a home office?
How long fitting takes depends on the layout and how many pieces make up the office, and the fitting days are agreed in your quote. The office is built in our workshop first, so the time in your home is spent fitting. We keep the room as tidy as possible while we work.
What if the wall is cold or damp?
An outside wall can be colder and damper than an inside one, so we allow for ventilation behind and inside the furniture to avoid condensation. If there is damp, it should be sorted before anything is fitted.
How fitting day works
Before anything is fixed, we set the furniture level. Floors are often out of level, so adjustable feet or a plinth take up the difference, and that keeps the doors and shelves true. After that, it’s fixed to the wall using fixings that suit the wall, whether that is solid brick, lath and plaster or plasterboard. Newer homes often have finished floors, painted walls and new doors that mark easily, so we protect the route before carrying anything in. Corners and door frames are covered as well. Once inside, the pieces are joined in place.
- First you tell us about the room and what your work needs, including the equipment you use.
- We visit to measure the room and discuss the desk, shelving and storage.
- We send a written quote setting out the design, materials and finish.
- We make every part in our workshop, sized for the room and the route in, using moisture-resistant MDF and birch plywood.
- The office is fitted in your home and checked, ready for work.
Before fitting day
- Empty the space we will be working in
- Let us know about parking near your home
- Let us know where the boiler and meters are
How to get a quote
We quote once we have seen the room. At the visit, we measure, look at the walls and floors and go through the design with you, then send a written quote. Prices are quoted for your room, once we’ve measured and talked through the design. To arrange a visit, get in touch through our contact form.
Advice
Why people ask for fitted home offices in Colindale
The most common reason is working from home. The kitchen table works for a while, then it does not. A built-in desk and storage make working at home far easier.
Here’s what fitted home offices can help with:
- Wanting to close the door on work at the end of the day
- Cables trailing across the desk and floor
- Shelves that sag under books and files
- No proper place to work from home
If your children go to Colindale Primary School or a school nearby, closed cupboards above a desk keep work papers and school books apart.

Practical tips
Painted fitted furniture is easy to look after. A few things help it stay looking good:
- Think about glare on your screen
- Consider your chair when planning the desk
- Think about what will sit on the shelves
- Let us know about parking during the design visit
Before we leave, we check every drawer, door and shelf with you. We will show you the cable routes and how they’re meant to be used. You’ll be ready to set up your desk.
Keep the chair from knocking the desk edge. Ease the chair in rather than pushing it hard. Small chips on a hand-painted finish are easy to touch in.
When you need someone else
Damp treatment and building work are for other specialists, and there are a few other limits too:
- New sockets, data points or wiring, which are for your electrician
- Structural work, such as removing walls or chimney breasts
- Painting the walls and ceiling
If in doubt, you can use our contact form and describe the room. How a job runs, step by step.

Is bespoke worth it?
Ready-made desks rarely plan for cables. A fitted desk can have routes built in for chargers, screens and printers. That keeps the desk and the floor tidy. Newer homes often have compact rooms where standard furniture leaves awkward gaps, and fitted furniture uses that space. It can also be planned around boxed-in pipes and risers.
Tricky rooms take more time: walls that lean, floors that slope and sloping ceilings all mean more scribing and cutting. The quote allows for it.
