Fitted home offices designed for your room

How we make fitted home offices for Chalk Farm

A spare room often makes the best home office, especially if it still needs to work as a guest room. We can design desks, shelving and cupboards that leave room for a bed, or doors that close over the desk at the end of the day. It is worth talking through at the design visit in Chalk Farm. If you are living with no proper place to work from home and a screen that’s hard to read by the window, that’s what home offices are for, made from moisture-resistant MDF and strong birch plywood, with a painted finish.

If you take video calls, the shelves behind your desk are on show, so closed cupboards and tidy open shelving are worth planning together. With most households around Chalk Farm in purpose-built flats, the office often shares a room. Doors that close over the desk let the room go back to normal.

The quote names the materials: moisture-resistant MDF and birch plywood, each used where it suits the job. The finish is stated too, whether that’s spray painting or hand painting.

Flats, conversions and leaseholders

Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Let us know about them at the design visit.

For flats on red routes or busy main roads, getting the furniture from the van to the door needs planning. Red routes are run by TfL and have strict stopping rules, so tell us about it at the design visit.

Working from home in Chalk Farm

In the neighbourhood around Chalk Farm, the largest groups of homes date from before 1919 (about 41%) and between 1945 and 1972 (about 24%), on the Valuation Office Agency’s council tax figures for 2025. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. Within a mile of the centre of Chalk Farm, 21 conservation areas are recorded by Historic England. England has around 10,000 in all, and their controls are largely about how buildings look from outside, so fitted furniture inside a house does not normally need planning permission. About 25% of households in the streets around Chalk Farm live in flats in converted or shared houses, the 2021 Census shows. Conversions often leave rooms in unusual shapes, with partition walls, boxed-in pipes and chimney breasts in odd places, and the way in often goes up shared stairs. If your flat is leasehold, check your lease before anything is fixed to the walls.

If your home is as old as some of the listed buildings nearby, such as Chimps Breeding Colony the Gorilla House, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features. The wider area includes historic houses like Winfield House, about 1.1 miles south-west. For a period home anywhere nearby, an alcove beside the chimney breast is often just right for a built-in desk. For a flat near Kentish Town West station, each piece is planned so it can be carried up and joined together in the room.

How fitting day works

However carefully a piece is made in the workshop, it still has to meet the room, and fitting day is where that happens. Walls in older homes are rarely flat or square, so each edge that meets a wall is scribed to follow it, until the line is tight. How long the fitting itself takes depends on the layout and how many pieces make up the office, and we confirm the fitting days in your quote. Parking near blocks of flats can be limited, and loading may need planning, so details of bays, permits or a loading area help. Once inside, the sections are joined and fixed with fixings that suit the wall. Saturday fitting is possible by arrangement.

  1. You get in touch with some details about the room and the home it is in.
  2. We visit to measure the room and the way in, and go through the design. It helps to tell us about parking, as much of London has controlled parking zones.
  3. We send a quote in writing.
  4. The desk and shelving are built in our workshop from moisture-resistant MDF and birch plywood, in sections that fit the route.
  5. The sections are brought in, joined and scribed to the walls, ready for work.

Getting ready for fitting day

  • Clear the walls of pictures and shelves
  • Let us know about parking near your home
  • Clear the hallway and stairs so the sections can come through

How to get a quote

If you already have something in mind, tell us; if not, we can work it out together at the visit. At the design visit, we measure up and talk the design through with you, and the written quote that follows sets it out. To arrange a visit, tell us about the room on our contact form.

What it costs

Prices vary from room to room, and it comes down to:

  • What goes inside: rails, shelves, drawers and dividers
  • How easy it is to get the furniture into the room
  • Parking and unloading on your street
  • Spray painting or hand painting

In London, parking can affect the price. Much of London is covered by controlled parking zones, so a van may need a visitor permit, a paid bay or a bay suspension. Let us know about parking at the measuring visit, so it can be planned.

Helping us understand the room

To help us picture the room, please include:

  • Your postcode and the borough
  • Examples of the look you are after
  • The type of home and how the room is reached
  • Rough sizes: width, height and depth

Every piece is quoted for your room after the design visit. Because every room is different, the quote comes after the design visit, once the room is measured and the design talked through. To arrange a visit, message us from the contact page.

Questions we’re often asked

I live in a flat in Chalk Farm. How will the furniture get up the stairs?

At the design visit, we measure the way in not just the room. Home offices are built in our workshop in sections sized to fit that route, then assembled in your flat. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it is worth checking those early.

Can you make fitted home offices for a home in Chalk Farm?

Yes, we work across Camden, Chalk Farm included, and across the rest of London. You can fill in our short enquiry form to arrange a design visit.

What if my walls and floors are out of level?

Walls and floors that are not true are part of the job in older homes. We trim the edges to follow the wall and level the base, so there are no gaps at the sides.

Is the furniture spray painted or hand painted?

There are two choices: spray painting, done in the workshop for a smooth, even finish, or hand painting, which can be done on site. Your quote sets out which you have chosen.

Is an outside wall a problem for fitted furniture?

It can be done with some care: ventilation behind and inside the furniture helps avoid condensation and mould. Damp treatment isn’t something we do, so any damp needs sorting first.

Do I need to be in when you fit?

Someone needs to let us in. It also helps to have someone around at the end, so we can go over the finished furniture together.

Why bespoke in Chalk Farm?

Off-the-shelf desks and shelving are made for flat walls and standard sizes. In an alcove, a landing or under the eaves, that leaves gaps and wasted space. Bespoke furniture is made to the room and fits it. It costs more than flat-pack furniture, and what you get is an office that fits. Off-the-shelf furniture is sized for an average room, and flats are rarely average, so it can waste space or block a door or radiator. Built-in pieces are designed around them.

What goes inside matters as much as the outside: drawers take more making than shelves, and each rail, divider or pull-out adds to the work. We’ll talk through what you need inside at the measuring visit, then set it out in the quote.

Materials and finishes

Doors and drawer fronts

We make the fronts from moisture-resistant MDF and finish them in the colour you choose. Panels can echo the woodwork in an older room. The lines are kept neat and even.

Spray-painted finish

A spray-painted finish is smooth and even. We spray in the workshop, so the finish is complete before fitting. You choose the colour.
