  • A meter or fuse board buried behind clutter
  • Nowhere to keep the vacuum and ironing board

What it costs

Not every room costs the same, and it comes down to:

  • How big the furniture is
  • Parking near your home
  • The number of doors and drawers
  • The internal fittings

Parking is part of the price picture in London. The boroughs run controlled parking zones across much of the city, so a van may need a visitor permit, a paid bay or a bay suspension. Let us know about parking at the measuring visit.

What to send when you get in touch

These details help when you contact us:

  • Pictures of styles you like, if you have any
  • Photos of the whole wall or room, including the floor and ceiling
  • Rough sizes, even if they’re only to the nearest few centimetres
  • The postcode, so we can plan the visit

To get a quote, use our contact form and tell us which room you have in mind and what you want the furniture to do. From there, we arrange a design visit to measure up and talk through your ideas, and send you a written quote afterwards.

Under-stairs storage in Hyde Park Estate

Each under-stairs cupboard is made at our workshop, using moisture-resistant MDF and birch plywood. Birch plywood suits drawer boxes and carcasses, as it’s strong and holds screws firmly, while MDF takes paint well for the doors and fronts. Once painted, by spray or by hand, it is brought to your home in Hyde Park Estate and fitted. Typical reasons to get in touch are coats and shoes piling up in the hall and stairs open to a room, with clutter on show; the furniture is made from birch ply and moisture-resistant MDF, painted by hand or sprayed.

Purpose-built flats are home to most households around Hyde Park Estate, and blocks often have rules on lifts, deliveries and when work can happen. It is useful to check them with the managing agent before fitting day. If the flat is leasehold, the lease may need checking before under-stairs cupboards are fixed to the walls.

The quote comes in writing, so there is time to read it properly and share it with anyone else involved. It covers the design, materials and finish agreed at the visit.

Storage in Hyde Park Estate homes: local notes

About 42% of the homes in the streets around Hyde Park Estate went up before 1919, and about 18% since 2000, based on the Valuation Office Agency’s 2025 council tax data. It is a good starting point, though every room is still measured, as two homes of the same age rarely match. Within a mile of the centre of Hyde Park Estate, 18 conservation areas are recorded by Historic England. England has around 10,000 in all, and their controls are largely about how buildings look from outside, so fitted furniture inside a house doesn’t normally need planning permission. More than a third of the homes in the streets around Hyde Park Estate (about 42%) were built before 1919, going by the Valuation Office Agency’s 2025 council tax figures. Under the stairs in an older terrace is often where the meters or the fuse board are, so the design keeps them accessible.

Handel Hendrix House, about 1 mile east, is one of the historic houses in the wider area. If your own home is a period one, the space under the stairs may hold the meters or the fuse board, and the cupboards are planned around them. Near listed buildings like Church of St Mary, about 0.5 miles north-east of the centre of Hyde Park Estate, older homes may keep original joinery that under-stairs cupboards can be designed around. If your own home is listed, check with the council before fixing into original features. If you live near Hyde Park, under-stairs cupboards can be designed to hold outdoor kit, from walking boots to picnic things.

How fitting works for under-stairs storage

Finishing comes last. If the furniture was spray painted in the workshop, we fill the fixing holes and touch up on site; if you chose hand painting, that can be done in the room once the furniture is fitted. The finish is always the one agreed in your quote. Many blocks have entry systems, concierge desks or rules on booking the lift, so it is worth checking with the managing agent in advance. Communal areas and floors are protected on the way in.

  1. To begin, tell us about the room on our contact form; a brief note on the space and what it holds now is plenty.
  2. We visit to measure the slope and the floor, and agree a design that keeps any meter or fuse board accessible.
  3. A quote in writing follows, setting out the design, materials and finish.
  4. The storage is built in our workshop from moisture-resistant MDF and birch plywood, with access to the meters planned in.
  5. The storage is fitted and set level, and the meter access is checked with you.

Before fitting day

  • Mention any parking restrictions on your street
  • Move anything in the hall or on the stairs out of the way
  • Book any lift and let the concierge or building manager know

Flats, conversions and lettings

For flats on red routes or busy main roads, unloading takes some planning. TfL runs the red routes, and the stopping rules are strict, so it’s worth raising during the design visit.

Conversions and newer flats often have stud walls rather than solid brick. We choose fixings to suit the wall, after checking the walls during the design visit.

What we don’t do

As carpenters, we leave some work to other trades. These are worth knowing before you plan:

  • Electrical work under the stairs, which your electrician carries out
  • Moving gas pipes under the stairs
  • Altering or cutting into the stairs

If you are not sure what’s possible in your room, you can drop us a line using the contact form and we will give you a straight answer before you arrange a visit. How it works.

What it is made from

  • Birch plywood
  • Coat hooks and shoe shelves
  • Spray-painted finish
  • Hand-painted finish
  • Moisture-resistant MDF
  • Pull-out drawers

Boards, parts and paint

Pull-out drawers

Drawers that pull out make the back of the space easy to use. You see everything at once, without reaching into the dark. They can hold shoes, the vacuum or cleaning things.

Doors and drawer fronts

The doors and drawer fronts are the face of the storage. They can be plain or panelled, with handles chosen to suit the hall. Their tops follow the angle of the stairs.

Questions we are often asked

Can you fit furniture in a home close to London Paddington station?

Yes. We cover all of Westminster and the rest of London. To get started, you can use our contact form with a few details about the room, and let us know about parking and access at the same time.

Will a conservation area stop me having under-stairs storage fitted in Hyde Park Estate?

Not normally. Conservation area controls are mainly about the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can require listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.

How long is the fitting for under-stairs storage?

The time the fitting takes depends on how much storage you want under the stairs, and we confirm the fitting days in your quote. Drawers, doors and carcasses are all made in the workshop before we arrive. Saturday fitting is possible by arrangement.

Could the space under my stairs take a desk?

In many homes it’s possible, if the space is open to a room and tall enough at one end. We can build a desk with shelves and drawers to suit the space. New sockets or lights are for your electrician, and we leave a route for the cables.

What is under-stairs storage made from?

Moisture-resistant MDF and birch plywood, with a spray-painted or hand-painted finish. Birch plywood holds screws well, which matters for drawers that carry weight. Your quote confirms the materials and finish.

Can under-stairs storage work around the fuse board?

Yes. It is common to find a meter or fuse board under the stairs, and access has to be kept. At the design visit we measure around them and leave a clear way in. Moving a meter isn’t our work, so we design for where it is now.
