Loft storage in Kensington

Our work is in loft rooms that are already converted, or lofts that are boarded. The conversion itself isn’t our work, and conversions come under Building Regulations. Once the room is finished, we can design storage to suit it. In Kensington, it all begins with a design visit. People normally come to us about low eaves that nobody can use and unused space in a dormer; the furniture is made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.

Hallways in period terraces are often long and narrow, with the stairs rising along one wall. A large share of the homes around Kensington were built before 1919, so every bit of depth is weighed up when storage is planned. Even shallow storage can hold a lot without narrowing the way through.

Everything we agree during the design visit goes into the written quote: the layout and internal fittings, the materials and the finish. If you’d like to change anything, it’s easier before the furniture is made.

Kensington homes and loft storage

About 69% of the homes in the streets around Kensington went up before 1919, and about 10% between 1973 and 1999, according to Valuation Office Agency council tax figures (2025). It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. Entries on the National Heritage List near the centre of Kensington include The Tower House (Grade I), under half a mile south-west, and Holland House (Grade I), under half a mile north. If you live in a listed building, fixing into or taking out original features like panelling can need listed building consent. It is worth speaking to the council’s conservation officer before the design is final. All of London, Kensington and Chelsea included, is inside the ULEZ. So any van that delivers or fits furniture in Kensington is covered by it. Parking and access are planned at the measuring visit.

For a flat near Kensington Olympia station, each piece is planned so it can be carried up and joined together in the room. Leighton House, about 0.1 miles south, is one of the historic houses in the wider area. For a period home anywhere nearby, eaves cupboards in a converted loft are scribed to slopes that are rarely even.

Kensington is in the Royal Borough of Kensington and Chelsea. Anywhere in Kensington, it works the same way: a design visit, a written quote, furniture built in our workshop and fitting in your home. Our work takes in places right across Kensington and Chelsea, from the busiest high streets to quiet residential roads.

Here we cover the W11, W8, W14 and SW7 postcode area for loft storage. Practical tips

A few practical points help before and after fitting day. Here are some things worth bearing in mind:

  • Consider drawers for the deep, low spaces
  • Clear the knee-wall spaces before the design visit if you can
  • Count the clothes you will need to hang
  • Find out what’s behind the eaves, from insulation to vents

Do not pack things so tightly that air cannot move behind the knee wall. The storage is planned to keep airflow, so leave that space open. It helps prevent damp behind the storage.

Don’t overfill drawers, as heavy loads strain the runners. A quick sort every so often helps. Heavy boxes are best kept low.

Do you need loft storage in Kensington?

Some people want to make more of a dormer. Built-in furniture in a dormer puts it to work. It uses space that is otherwise empty.

Here’s what loft storage can help with:

  • A loft room with too many jobs
  • A converted loft with no fitted furniture
  • A sloping ceiling with no room for a wardrobe
  • A dormer that isn’t being used

For a family home near St Barnabas and St Philip's CofE Primary School, deep drawers suit the bulky things families collect, from scooters to swimming kit.

Before you hire any carpenter

  • Do they scribe the furniture to the walls?
  • Which parts of the job need an electrician or a plumber
  • How the doors are hung and adjusted
  • Whether they measure the room themselves

Fitting day, step by step

In older rooms, the furniture usually has to meet skirting, picture rails, cornice or coving. We cut and scribe the furniture around them on site, so it sits neatly against the room. The time the fitting takes depends on the length of the eaves and the design, and your quote sets out the fitting days. Hallways in period houses are often narrow, and the stairs turn sharply, so the furniture comes in sections sized for the route in. Floors, stairs and doorways are covered before anything is carried through, and the sections are joined and scribed in the room.

  1. You tell us about your converted or boarded loft.
  2. We measure the eaves, the slopes and the stairs up to the loft, as everything has to get up there.
  3. The design is agreed and a written quote follows.
  4. The storage is made in our workshop, in sections sized for the stairs. It is made from moisture-resistant MDF and birch plywood.
  5. The storage is fitted, scribed to the slopes and checked with you. Any hand painting is done in the loft.

Getting ready for fitting day

  • Point out meters, boilers and fuse boards near the furniture
  • Have your electrician move any sockets or switches beforehand
  • Make sure pets are kept safely away

Starting with a design visit

Getting a quote starts with some details: the room, rough measurements and some pictures if you have them. When you’re ready, drop us a line using the contact form. After that, we arrange a visit to measure and discuss the design, then send a written quote.

DIY, flat-pack or bespoke

Shop-bought shelves can sag over a long span. How much a shelf bends depends on its span, depth and load, and long runs need a thicker shelf, a lip along the front or a support. We design shelves with that in mind.

It’s worth being honest about cost: off-the-shelf furniture typically costs less up front. Bespoke makes more sense where the room is tricky, the space is valuable or you want the furniture to look built in.

Bespoke or off-the-shelf?

Ready-made furniture has to come up the loft stairs in one piece or flat-packed. Our storage is made in sections sized for the route. That makes it possible to fit large pieces in a small loft. Standard furniture is drawn for modern rooms, so its proportions can look odd in a tall period room, whereas fitted pieces can pick up the room’s height and mouldings, with panels and details to suit the house.

In London, parking can affect the price. Much of London is covered by controlled parking zones, so we may need a visitor permit, a paid bay or a suspended bay near your home. It’s useful to talk about parking at the measuring visit.

FAQs: loft storage in Kensington

Does a conservation area in or near Kensington affect fitted furniture?

Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. If you’re unsure, the council can confirm.

My house in Kensington is Victorian. Can you deal with uneven walls?

Yes. Walls in older houses are rarely flat or square, and floors are often out of level, so each piece is scribed to follow the wall and set level on a plinth or adjustable feet. Skirting, picture rails and cornices are met neatly or cut around. Fixings are chosen for the wall, whether solid brick or lath and plaster.

Can you make loft storage for a home in Kensington?

Yes. Our area is the whole of London: every borough and the City of London, and that includes Kensington.

Can you fit furniture on an external wall?

External walls can be colder and damper than internal ones, so ventilation behind and inside the furniture helps. If there is damp, it should be sorted before anything is fitted.

Can I send pictures before the visit?

Yes. Pictures help us understand the room before the design visit. It’s useful to show radiators, sockets and anything else on the wall.

Can you build a wardrobe under a sloping ceiling?

Yes. Bespoke wardrobes are made to the angle of the ceiling. The tall end takes hanging space, and the low end can hold shelves or drawers. It is scribed to the slope and walls.
