Three Mills Fitted Home Offices

In Three Mills, we design fitted home offices around the room you actually have. We design your home office at a visit to your home, make it in our workshop and fit it.

  • A screen that is hard to read by the window
  • Shelves that sag under books and files
  • A corner too odd for a standard desk

How it is made

Pull-out drawers

Drawers under a desk keep stationery and papers to hand. Deeper drawers can take files. We size each drawer to suit.

Hand-painted finish

Hand painting can be done on site once the office is in. Small marks are simple to touch in later. That helps on a well-used desk.

Fitted home offices in Three Mills: what you get

A fitted home office gives your work a proper place in the house. We design and make built-in desks, shelving and storage for spare rooms, alcoves, landings and the space under the eaves, shaped by the way you work. For a home in Three Mills, it starts with a design visit to measure and talk it through. Typical reasons to get in touch are a corner too odd for a standard desk and shelves that sag under books and files, and the answer is made at our workshop from moisture-resistant MDF and birch plywood, finished by spray or by hand.

In a newer townhouse or duplex, a landing or the space under the stairs can take a compact desk. Around Three Mills, many homes were built since 2000. It suits working from home now and then, with cupboards to hide the clutter. Any cables are routed neatly to the nearest sockets.

The written quote puts the design visit in writing: the layout, what goes inside, the materials used and the finish. If you’d like to change anything, it’s easier before the furniture is made.

Before and after fitting day

A few practical points help before and after fitting day. Here are some things worth bearing in mind:

  • Let us know about parking near your home
  • Let us know about every device that needs a home
  • Choose a calm colour for a working room
  • Decide how much should be open shelving and how much behind doors

Load shelves evenly, with heavier books and files at the ends near the supports. That keeps shelves straight over the years. The shelves are made for what you said you’d keep on them.

Use the cable routes so wires don’t rub the paint. Wires pulled across an edge can wear it. A little tidying now and then keeps the office calm.

Pricing fitted home offices in Three Mills

To work out the quote, we look at:

  • Hanging rails, shelves, drawers and other fittings inside
  • How easy it is to get the furniture into the room
  • Where a van can park, such as a permit bay or a bay suspension
  • How many doors and drawers there are

No two rooms cost the same to furnish, because the size, the layout and the finish all vary. Spray painting and hand painting are different processes, which affects the cost. The figure comes in your written quote after the design visit.

Before the design visit

A few details help us understand the job before we visit. It’s useful to include:

  • Anything in the way, such as radiators, sockets, switches, a boiler or meters
  • Pictures of styles you like, if you have any
  • Approximate measurements of the space
  • Pictures showing the full wall, from floor to ceiling

The price comes in a written quote, worked out from the measurements and the design you choose. Each room is different, so we quote after seeing it, when we’ve measured up and talked through the design. For a quote, fill in our short enquiry form.

Questions we are often asked

Do you cover homes near West Ham station?

Yes. We cover all of Newham and the rest of London. You can message us from the contact page to arrange a design visit.

Do you make fitted home offices for homes in Three Mills?

Yes. Three Mills is one of the places we work, along with the rest of Newham and London. To get started, you can message us from the contact page with a few details.

Do I get to choose the colour?

You choose it. We agree the colour with you, and it’s set out in the quote.

What does a built-in desk cost?

We quote each job for the room it’s going into, after the design visit. The size of the room, the amount of desk, shelving and storage, and the finish all shape the price. To get a quote, message us from the contact page and we’ll arrange a design visit.

What finishes do you offer?

You can choose between two finishes: spray painted or hand painted. Spray painting gives a smooth, even finish, and hand painting is easy to touch up.

What if the wall is cold or damp?

External walls can be colder and damper than internal ones, so we allow for ventilation behind and inside the furniture, which helps avoid condensation and mould. Any damp needs sorting by the right specialist before fitting.

Fitting day, step by step

Furniture made in a workshop still has to meet the room it is going into, and that happens on fitting day. Walls in older homes are rarely flat or square, so we scribe the edges by hand to follow the wall, until the line is tight. How long the fitting itself takes depends on the layout and how many pieces make up the office, and the fitting days are agreed in your quote. On the day, floors are covered first and the sections brought in. Each piece is levelled and fixed to suit plasterboard or block. Hand-painted finishes can be completed once the furniture is in.

  1. First we hear about your work and the room you have in mind, whether that’s a spare room, an alcove or a landing.
  2. We measure the room, look at the light and note the sockets.
  3. We agree the desk, shelving and storage, and send a written quote.
  4. Every part is built in our workshop, ready for a spray-painted or hand-painted finish.
  5. We fit it in your home and check every drawer and door with you.

How to prepare

  • Clear the hallway and stairs so the sections can come through
  • Arrange any electrical changes with your electrician ahead of time
  • Mention any parking restrictions on your street

How to get a quote

If you already have something in mind, tell us; if not, we can work it out together at the visit. At the design visit, we measure up and talk the design through with you, and the written quote that follows sets it out. To arrange a visit, drop us a line using the contact form.

Fitted home offices in Three Mills: local notes

Homes built since 2000 make up about 56% of the housing in the neighbourhood around Three Mills, with about 17% built between 1945 and 1972, according to Valuation Office Agency council tax figures (2025). We take that into account at the measuring visit, since older and newer walls take different fixings. Three Mills is partly covered by the Three Mills Conservation Area, one of the conservation areas recorded by Historic England. Planning controls in conservation areas are mainly concerned with the outside of buildings, so fitting furniture inside a house doesn’t normally need permission. If you’re unsure, check with the council before work starts. Fewer homes around Three Mills date from before 1919 than across Newham: about 8%, against about 37%, according to Valuation Office Agency council tax figures (2025). So the walls behind home offices here are more likely to be later brick, block or plasterboard, and they’re checked during the design visit.

Near listed buildings like Tide Mill (known As the House Mill), less than half a mile north-west of the centre of Three Mills, older homes may keep original joinery that home offices can be designed around. If your own home is listed, check with the council before fixing into original features. If your children go to East London Science School or a school nearby, a built-in desk can be shared between home working and homework.

Three Mills is about 1 mile east of Plaistow, part of the London Borough of Newham. Why people ask for fitted home offices in Three Mills

Some people want to separate work from home life. A desk with doors, or an office in a spare room, lets you close the door on work. It makes the house feel like home again in the evening.

If any of these sound familiar, it is worth getting in touch:

  • A desk in the wrong light
  • Files and folders piling up
  • Wires with no tidy route
  • A room with two jobs to do

If you live in a period home close to St Mary's Church, an alcove beside the chimney breast is often just right for a built-in desk.

What to check before you book

  • How the furniture will be finished, and where
  • Whether you’ll get a written quote, not just a figure
  • How parking will work on your street
  • Whether they can show you real projects they’ve done
