How we make fitted home offices for Swiss Cottage

Where the window sits affects how comfortable the desk will be. Glare from a window can make a screen tiring to use. We will suggest where the desk should go to make the most of daylight without glare. It’s one of the first things we look at in Swiss Cottage. We make home offices from birch ply and moisture-resistant MDF, painted by hand or sprayed, and the things people most often want solved are flimsy shelves that won’t take the weight and an alcove or landing that could take a desk.

Around Swiss Cottage, a large share of homes date from before 1919, and houses of that age often have alcoves either side of a chimney breast. A desk can sit in an alcove, with shelving above and a cupboard below, which keeps work in its own corner of the room. The pieces are scribed to walls that wander and levelled on floors that slope.

If the job needs another trade, such as an electrician or a plumber, we’ll tell you. The quote itself covers our work, from the design to the materials and finish.

The problems fitted home offices solve

Some people want to separate work from home life. With doors over the desk, work can be put away at the end of the day. It makes the house feel like home again in the evening.

People usually get in touch with us about needs like these:

  • A guest room that’s needed for work
  • Cables trailing across the desk and floor
  • Shelves that sag under books and files
  • No way to put work away

If your home is as old as some of the listed buildings nearby, such as Belsize Fire Station, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features can need listed building consent.

What to check before you book

  • Who does any electrics, plumbing or gas work
  • Are the boards named, such as MDF or plywood?
  • Real projects you can actually look at
  • Will they visit to measure before quoting?

Choosing a carpenter in London: a checklist

From workshop to your room

Furniture made in a workshop still has to meet the room it’s going into, and fitting day is where that happens. Few walls in older London homes are truly flat or square, so we scribe the edges by hand to follow the wall. How long the fitting itself takes depends on the size of the room and the design, and your quote sets out the fitting days. On fitting day in an older house, the main job is scribing to walls and levelling on floors that slope, so there’s some trimming and adjusting on site. We protect the floors and keep dust to a minimum. It’s useful to let us know about parking at the measuring visit, as terraced streets are often busy.

  1. You get in touch and describe the space you want to work in.
  2. We visit to measure the space, including any slope, alcove or uneven wall.
  3. Your written quote sets out the design, materials and finish.
  4. In our workshop the furniture is made from moisture-resistant MDF and birch plywood, cut to the angles we measured.
  5. We fit the office in your home, trimming the edges to follow the walls and ceiling.
  6. The finish is either sprayed in our workshop or hand-painted once everything is in.

Before we arrive

  • Tell us about any meters, fuse boards or boilers in the area
  • Arrange any electrical changes with your electrician in advance
  • Let us know if your street is in a controlled parking zone

Rough measurements are fine at the start. Everything is measured properly when we visit, along with the walls, floor and ceiling. To arrange it, use our contact form. The written quote follows the visit.

Bespoke fitted home offices or ready-made?

Ready-made desks rarely plan for cables. A fitted desk can have routes built in for chargers, screens and printers. It keeps things neat above and below the desk. Standard furniture is drawn for modern rooms, so its proportions can look odd in a tall period room, while fitted furniture can follow the room’s own lines, with panels and details to suit the house.

The inside of the furniture affects the price as well: rails, shelves, drawers and dividers all add work. We will talk through what you need inside at the design visit, and the quote follows.

Boards, parts and paint

Doors and drawer fronts

We make the fronts from moisture-resistant MDF and finish them in the colour you choose. Panels can echo the woodwork in an older room. The gaps are kept even all along.

Shelves

Office shelving often carries heavy loads. Span, depth and load all matter. We size each shelf to carry its load without sagging.

Working from home in Swiss Cottage

In the neighbourhood around Swiss Cottage, the largest groups of homes date from before 1919 (about 47%) and between 1945 and 1972 (about 23%), based on the Valuation Office Agency’s 2025 council tax data. It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. The centre of Swiss Cottage is within about a quarter of a mile of the Belsize Park Conservation Area. Conservation area controls are mostly concerned with the outside of buildings, and fitted furniture inside a house does not normally need planning permission. If you are unsure, check with the council before work starts. Strict stopping rules apply on red routes, which TfL runs. If your street in Swiss Cottage joins a main road, it is worth telling us during the design visit. We can then plan where the van will stop.

If you live near Primrose Hill, a desk facing a window makes the most of the daylight. If your home is one of the older houses near Church of All Souls, an alcove beside the chimney breast is often just right for a built-in desk.

Swiss Cottage is in the London Borough of Camden, about 3 miles south-east of St Pancras. From period terraces to newer flats in Swiss Cottage, the furniture is designed around the room as we find it. Our work takes in places right across Camden.

We cover every part of NW3, NW8 and NW6. Whether you live on a street such as Avenue Road, Acacia Road and Harben Road or on one nearby, we can visit to measure up for fitted home offices. We also cover South Hampstead (1 mile north), St John's Wood (1 mile south), Haverstock (1 mile east), Belsize Park (1 mile east) and Primrose Hill (1 mile east). Elsewhere in Camden, we also cover St Pancras (3 miles south-east), West End (3 miles south-east), St Giles (3 miles south-east), Seven Dials (3 miles south-east), Holborn (3 miles south-east) and Bloomsbury (2 miles south-east).

What fitted home offices can’t fix

Electrics, plumbing, gas, plastering and structural work are not part of what we do. Please bear these in mind too:

  • Changes to the structure of the house
  • Turning an unconverted loft into a room

FAQs: fitted home offices in Swiss Cottage

How do you fit fitted home offices in a flat in Swiss Cottage?

We measure the route in not just the room: the stairs, landings, lift and doors. Home offices are made at our workshop in sections sized to fit that route, then assembled in your flat. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it is worth checking those early.

Is parking a problem for fitting in Swiss Cottage?

It can be, as controlled parking zones cover much of inner London. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you at the measuring visit, so the day can be planned around it.

How long is the fitting for a home office?

How long fitting takes depends on the layout and how many pieces make up the office, and we confirm the fitting days in your quote. The office is made at our workshop first, so the time in your home is spent fitting. We keep the room as tidy as possible while we work.

Do I need planning permission for fitted furniture?

Not typically. Conservation area controls are largely about how buildings look from outside, and fitted furniture inside a house does not normally need planning permission. In a listed building, check with the council’s conservation officer before any work.

Can a home office double as a guest room?

In many rooms, yes. We plan the office so there is still space for guests, or with doors that hide the desk away. A fold-down wall bed can also be built into the design.

How much does a fitted home office cost?

Because every job is different, the cost is set out in a written quote after the visit. The mix of desk, shelving, drawers and doors, and the finish, all play a part. Everything is set out in a written quote after the visit.
