Flats, leases and landlords

In a managed block, the building manager or concierge may need notice before we arrive. If there’s a lift, it may need booking, and its size matters when we plan the sections. Tell us about it when you get in touch.

In a flat, the route in matters as much as the room. At the design visit, we measure the stairs, the landings, any lift and the doors, so the furniture can be made in sections that fit through.

Fitted home offices in Haverstock

Light matters in a home office. Glare from a window can make a screen tiring to use. We plan the desk position with the window in mind, often with the light to one side. It is one of the first things we look at in Haverstock. We make home offices from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish, and the things people most often want solved are a corner too odd for a standard desk and wanting to close the door on work at the end of the day.

A desk has to be level even when the floor is not, so desks in older homes are levelled on site. A large share of the homes around Haverstock were built before 1919, so it’s something we plan for from the start. The shelving above follows the wall, with the edges scribed.

The furniture is made in our workshop after you have had the quote and decided to go ahead. It describes the design, the materials and the finish agreed at the visit, so every detail can be checked first.

When is bespoke worth it?

Standard units come in set widths and heights, so there is normally a gap left over at the top or at one end. Furniture we make is built to the room’s own sizes, so it can run to the ceiling and fill the width.

What you pay for with bespoke is mainly the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. Off-the-shelf furniture cannot usually do that in an older room.

What happens on fitting day

When we arrive on fitting day, the first job is covering the floors and protecting the way in from the front door. The sections made in our workshop come in next, one at a time. How long fitting takes depends on the layout and how many pieces make up the office, and your quote sets out the fitting days. If your hall still has its original tiles or boards, they’re covered before any carrying starts. Fixings into older walls are made carefully, as lath and plaster can crack if treated roughly. Decorating around the furniture afterwards is for your decorator.

  1. You contact us about a home office in a spare room, alcove, landing or under the eaves.
  2. At the design visit we measure up and plan a desk and storage that follow the shape of the room.
  3. A quote in writing follows.
  4. Everything is built in our workshop from moisture-resistant MDF and birch plywood.
  5. On fitting day each piece is set level and scribed to the walls, so there are no gaps along the edges.
  6. Your spray-painted or hand-painted finish completes the office.

How to prepare

  • If you live in a block, book the lift and tell the building manager
  • Let us know where the boiler and meters are
  • Take down pictures, mirrors and shelves from the wall

Getting a quote

We quote once we’ve seen the room. We measure the space, check the walls and floors and discuss what you’d like, then send a quote in writing. We quote each job for the room it’s going into, after the design visit. To book a design visit, message us from the contact page.

Haverstock homes and fitted home offices

In the streets around Haverstock, the largest groups of homes date from before 1919 (about 46%) and between 1945 and 1972 (about 23%), going by the Valuation Office Agency’s 2025 council tax figures. It is a good starting point, though every room is still measured, as two homes of the same age rarely match. Haverstock is partly covered by the Belsize Park Conservation Area, according to Historic England’s records. Conservation area rules mainly cover the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. If you are unsure, check with the council before work starts. More than a third of the homes in the area around Haverstock (about 46%) were built before 1919, according to Valuation Office Agency council tax figures (2025). Houses of that age often have alcoves beside a chimney breast that can take a desk, with shelving above.

Near listed buildings like Belsize Fire Station, less than half a mile west of the centre of Haverstock, older homes may keep original joinery that home offices can be designed around. For a listed home, fixing into original features can need listed building consent. If you live in a period home close to Church of St Mary the Virgin, a small back bedroom can become a home office with a desk under the window.

What prompts fitted home offices in Haverstock

A spare room that has to do two jobs is another reason. A built-in desk and storage can leave space for a bed. It makes the most of a room that’s only sometimes used for guests.

People normally get in touch with us about needs like these:

  • Wanting to close the door on work at the end of the day
  • A screen that’s hard to read by the window
  • Shelving that bows under the load
  • A spare room that has to be an office and a guest room

If you live near Primrose Hill, a desk facing a window makes the most of the daylight.

Choosing a carpenter

  • How the doors are hung and adjusted
  • Who does any electrics, plumbing or gas work
  • How they’ll get the furniture into the room
  • Will the quote be in writing?

Common questions about fitted home offices

My house in Haverstock is Victorian. Can you deal with uneven walls?

Yes, that’s normal in older houses: each piece is scribed to the wall and levelled at the base. Skirting, picture rails and cornices are met neatly or cut around. Fixings are chosen for the wall, whether solid brick or lath and plaster.

How do you fit fitted home offices in a flat in Haverstock?

We measure the route in along with the room itself: the stairs, landings, lift and doors. The furniture is made in sections that fit the stairs and lift, and put together in the room. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it’s worth checking those early.

Do you wire in sockets for the home office?

We do not do electrical work, so sockets are for your electrician. The desk is planned with routes for cables and space for any sockets. It helps to agree the positions at the measuring visit.

Is it possible to have a desk under the eaves?

Yes, where the loft has already been converted. We place the desk so you can sit and stand without hitting the slope, with storage built into the lower parts of the slope. The conversion itself is not our work.

How long does it take to fit a home office?

How long fitting takes depends on the size of the room and the design, and your quote sets out the fitting days. Every part is made in our workshop before we arrive. If you’d like the fitting on a Saturday, that can be arranged.

What finishes do you offer?

There are two ways to finish it: spray painted or hand painted. Spray painting gives a smooth, even finish, and hand painting is easy to touch up.

Honest limits

Electrics, plumbing, gas, plastering and structural work are not part of what we do. There are a few other points to bear in mind:

  • Electrical work for the office, which your electrician carries out
  • Turning an unconverted loft into a room
  • Plastering and decorating around the office

If in doubt, you can get in touch through our contact form and describe the room before you arrange a visit. Our process from visit to fitting.
