Built-in desks and shelving in South Hampstead
The biggest shares of homes in the area around South Hampstead were built before 1919 (about 47%) and between 1945 and 1972 (about 23%), on the Valuation Office Agency’s council tax figures for 2025. The age of a home tells us a lot about its walls, floors and ceilings, and so about how home offices are fixed and fitted. There are 125 entries on the National Heritage List within half a mile of the centre of South Hampstead. Older homes nearby may have original joinery, shutters or panelling worth keeping, and home offices can be designed to work around them. The boroughs run controlled parking zones across much of inner London. For fitting in South Hampstead, a van usually needs a visitor permit, a paid bay or a bay suspension, which the council arranges, often with notice. We ask about parking at the measuring visit, so the van can be planned for.
Close to Primrose Hill? A desk placed to make the most of daylight makes a big difference to a working day. The wider area includes historic houses such as Winfield House, about 0.9 miles south-east. If your own home is a period one, an alcove beside the chimney breast is often just right for a built-in desk. If your children go to The UCL Academy or a school nearby, closed cupboards above a desk keep work papers and school books apart.
South Hampstead is part of the London Borough of Camden, about 3 miles south-east of St Pancras. South Hampstead is part of the area we cover. In Camden, South Hampstead is one of the places we cover.

About our fitted home offices in South Hampstead
In a period room, an alcove is often the right size for a compact desk. We scribe the desk and shelving to the alcove walls, which are rarely straight. The opposite alcove can carry shelves or a cupboard to match. It makes a working corner that suits the room, in South Hampstead or anywhere else. We make home offices from moisture-resistant MDF and strong birch plywood, with a painted finish, and people most often get in touch about a tangle of chargers and leads and no proper place to work from home.
Ceilings in homes built before 1919 are often tall, and a large share of the homes around South Hampstead date from then. Shelving can go up high above the desk, with the top shelves for things you rarely need. Lath-and-plaster walls need suitable fixings, particularly for loaded shelves, and long shelves are sized so they don’t sag.
You get the quote in writing, so there’s time to read it properly. It records the design, the materials and the finish we discussed.

Honest limits
Our work is the furniture itself: designing it, making it in our workshop and fitting it. That means:
- Knocking through or opening up rooms
- Installing IT equipment or broadband
- New sockets, data points or wiring, which are for your electrician
If in doubt, you can tell us about the room on our contact form and describe the room before you arrange a visit. Our process from visit to fitting.

Practical tips
A little care keeps the finish looking good. These practical tips help:
- Consider doors to hide work at the end of the day
- Note the position of sockets in the room
- Mention any parking rules on your street
- Choose a calm colour for a working room
Wiping the desk and fronts with a soft, damp cloth is typically all they need. Avoid scourers and harsh cleaners. The front edge of the desk picks up marks first.
A chair that bumps the desk can chip the paint. Ease the chair in rather than pushing it hard. Small chips on a hand-painted finish are easy to touch in.
Flats, blocks and rented homes
Landlords furnishing a let use fitted furniture too. The materials are the same as for any home: moisture-resistant MDF and birch plywood.
Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Let us know about them at the design visit.
What affects the cost of fitted home offices
Not every room costs the same, and it comes down to:
- How easy it is to get the furniture into the room
- The width and height of the space
- Spray painting or hand painting
- Where a van can park, like a permit bay or a bay suspension
No two rooms cost the same to furnish, because size, layout and finish change from job to job. Spray painting and hand painting are different processes, which affects the cost. The figure comes in your written quote after the design visit.
Getting in touch
When you contact us, these help most:
- Pictures of styles you like, if you have any
- The type of home and how the room is reached
- Pictures showing the full wall, from floor to ceiling
- What the furniture needs to hold
To make a start, tell us about the room on our contact form and tell us which room you have in mind and roughly what you’d like. We then arrange a design visit to measure and go through the design, and a quote in writing follows.
FAQs: fitted home offices in South Hampstead
Do I need permission for fitted furniture in a conservation area?
Typically not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, internal works that affect its character can require listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.
How do you fit fitted home offices in a flat in South Hampstead?
At the design visit, we measure the way in not just the room. The furniture is made in sections that fit the stairs and lift, and put together in the room. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it is worth checking those early.
What do you do at the measuring visit?
We measure the space and discuss the design, materials and finish. We look at the walls, floors and anything the furniture has to work around, then send a written quote.
Can I send pictures ahead of the visit?
Yes, they help. Pictures of the whole wall or room, including the floor and ceiling, give us a good idea of the space, especially with rough sizes. To send them, fill in our short enquiry form.
How is the furniture painted?
There are two ways to finish it: by spray or by hand. Spray painting gives a smooth, even finish, and hand painting is easy to touch up.
Who chooses the colour?
You choose it. The paint colour is agreed with you, and it is set out in the quote.
What happens on fitting day
There is not much for you to do on fitting day. Someone needs to let us in, and the room should already be cleared, as we’ll have talked about at the design visit. From there, we protect the floors, bring the furniture in and get on with the fitting. How long the fitting takes depends on how much desk, shelving and storage you want, and your quote sets out the fitting days. In a period home, the furniture is fitted to walls that are not straight, so there’s some trimming and adjusting on site. We protect the floors and keep dust to a minimum. Parking can be tight on terraced streets, so let us know about permits and bays during the design visit.
- You get in touch and tell us how you work and where you’d like the office.
- At the design visit we measure, look at the light and the sockets and plan the layout with you. New sockets are for your electrician, so it is useful to think about them early.
- You receive a quote in writing for the office we have discussed.
- We make every part in our workshop, sized for the room and the route in, using moisture-resistant MDF and birch plywood.
- We bring it to your home, fit it and leave it ready to use.
Getting ready for fitting day
- Book any lift and let the concierge or building manager know
- Tell us about parking near your home
- Move anything in the hall or on the stairs out of the way
Starting with a design visit
Every quote follows a design visit. At the visit, we measure, look at the walls and floors and discuss the design with you, then send a quote in writing. Because every job is different, the cost is set out in a written quote after the visit. To arrange a visit, message us from the contact page.
