Your questions about bespoke kitchens in Three Mills
I live near West Ham station. Is that in your area?
Yes. We cover all of Newham and the rest of London. To get started, you can use our contact form with a few details about the room.
Does a conservation area in or near Three Mills affect fitted furniture?
Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. If you’re unsure, the council can confirm.
Does someone need to be home during the fitting?
Someone needs to be there to let us in. After that, you don’t need to stay in the room, but it is useful to be around at the end.
How is the furniture painted?
There are two choices: a spray finish from the workshop, which is smooth and even, or hand painting, which can be done in your home. The finish is agreed in your quote.
What do you do at the measuring visit?
We measure the room, check how level the walls and floors are and go through the design with you. Access and parking are worth talking about too, and afterwards we send a written quote.
Can you fit furniture on an external wall?
An outside wall can be colder and damper than an inside one, so we allow for ventilation behind and inside the furniture. If there’s damp, it should be sorted before anything is fitted.
About our bespoke kitchens in Three Mills
A dresser brings a traditional feel to a kitchen, and in a period house it can look as if it has always been there. We make dressers to fit the wall they stand against and finished to match the rest of the kitchen. Most enquiries start with more storage in a small kitchen and cabinets for a narrow kitchen, and the answer is made in our workshop from moisture-resistant MDF and strong birch plywood, with a painted finish.
Single-wall kitchens are common in newer open-plan homes. Around Three Mills, many homes date from 2000 onwards, so tall cupboards and wall cabinets to the ceiling are worth considering. You choose the worktop, sink and appliances.
The written quote is your record of the job. It sets out the kitchen designed for your room, what it is made from and how it’s finished, and it is what the workshop builds to.

Why bespoke in Three Mills?
Ready-made kitchens are widely available and often cheaper, and in a square modern room they can work well. Where walls lean and floors slope, they can be hard to fit neatly. A bespoke kitchen costs more but is made for the room. In a newer flat, big flat-pack units can be hard to get into the lift or through the door, whereas fitted furniture is made in sections that fit. The sections are joined and fixed once inside.
Awkward rooms take more time: uneven walls, sloping floors and angled ceilings all add scribing and cutting on site. The quote allows for it, which we write after seeing the room.

- 300+ projects completed
- Built around your room
- Made in moisture-resistant MDF and birch plywood
- Workshop-made and fitted by us
Could you do it yourself?
The real difference is in the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. In an older room, standard units rarely manage that.
A confident DIYer can manage simple shelves or a standard wardrobe in a square room. It gets harder with sloping ceilings, out-of-level floors and lath-and-plaster walls.
How fitting day works
Once the main sections are fixed in place, we hang any doors and fit any drawers or lids. We adjust each one so the gaps line up and it closes cleanly, and then we check it all again. The time the fitting takes depends on the kitchen’s size and how many other trades are involved, and we confirm the fitting days in your quote. Walls in newer homes are often plasterboard on studs, so fixings go into the studs or use fixings made for the board. Floors are protected throughout, as many newer homes have finished floors that mark easily, and dust is kept to a minimum.

Bespoke kitchens in Three Mills: local notes
In the area around Three Mills, the largest groups of homes date from the years since 2000 (about 56%) and between 1945 and 1972 (about 17%), going by the Valuation Office Agency’s 2025 council tax figures. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. Part of Three Mills is in the Three Mills Conservation Area, one of the conservation areas recorded by Historic England. Conservation area rules mainly cover the outside of buildings, so fitted furniture inside a house does not normally need planning permission. If you want to be certain, ask the council’s planning team. About 8% of homes around Three Mills were built before 1919, well below the figure for Newham as a whole, about 37%, according to Valuation Office Agency council tax figures (2025). We check what the walls are made of during the design visit, as they vary with the age of the home.
If you live near Bob's Park, a tall cupboard for outdoor things can be part of the kitchen design. For a family home near East London Science School, a tall cupboard by the door can take school bags and coats as part of the kitchen. What affects the cost of bespoke kitchens
Every room is different, so every job is quoted on its own. These are the things that affect it:
- How many doors and drawers there are
- Walls and floors that are out of level or out of square
- Spray painting or hand painting
- Parking near your home
The inside of the furniture affects the price as well: drawers take more making than shelves, and each rail, divider or pull-out adds to the work. At the design visit, we work out what you need inside, and the quote follows.
What we need to know
Before the design visit, it helps us to know about:
- Pictures of the whole wall or room, including the floor and ceiling
- The type of home and how the room is reached
- The postcode, so we can plan the visit
- Rough sizes: width, height and depth
You do not need exact measurements to get started. Everything is measured properly when we visit. To get started, send us a few details through our contact form and tell us about the room. The written quote follows the visit.
Caring for painted furniture
These points come up often when people plan bespoke kitchens. They help whatever the room:
- Make sure walls are dry before cabinets go in
- Choose your appliances before the design is final
- Check there’s room around an island before planning one
- Give the paint time to cure fully
The appliances you have chosen come with their own care instructions, and the worktop you chose will have its own care advice too.
Have any damp sorted before the kitchen goes in. Cabinets against a damp wall can trap moisture, particularly on external walls.
