About our loft storage in Loxford
We make each eaves cupboard in our workshop from moisture-resistant MDF and birch plywood. Birch plywood is strong and holds screws well, which suits drawer boxes and carcasses, and MDF gives the doors and panels a smooth surface for paint. It is then spray-painted or hand-painted and fitted in your home in Loxford. People usually come to us about boxes and suitcases with no home and space under the eaves going to waste; the furniture is made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted.
Some homes have eaves, some have bays and some have neither, but almost every home has somewhere storage could go. Whatever kind of home yours is in Loxford, we start by looking at what’s there. The storage is made in our workshop and fitted in your home.
The written quote puts the design visit in writing: the layout and internal fittings, the materials and the finish. If something isn’t quite right, tell us before anything is made.

Storage in Loxford homes: local notes
Homes built before 1919 make up about 39% of the housing in the neighbourhood around Loxford, with about 24% built since 2000, on the Valuation Office Agency’s council tax figures for 2025. We take that into account at the design visit, since older and newer walls take different fixings. Near the centre of Loxford, Historic England’s list includes Barking Station Booking Hall (Grade II), about 0.6 miles south. Where a home is listed, listed building consent can be needed for inside works that affect its character, such as fixing into original panelling. Check with the council’s conservation officer first. On TfL’s red routes, the rules on stopping and loading are strict. Where a home in Loxford is on or beside a main road, it helps to mention that during the design visit. We can then plan where the van will stop.
If your home is one of the older houses near St Luke's Church, the knee walls of a converted loft can take drawers as well as cupboards. For a flat near Barking station, each piece is planned so it can be carried up and joined together in the room. If your children go to Woodlands Primary School or a school nearby, eaves cupboards can be planned around what a family needs to keep, from coats and bags to sports kit.

How we price loft storage
What you pay depends on:
- Walls and floors that are out of level or out of square
- Where a van can park, like a permit bay or a bay suspension
- Whether you choose a spray or hand-painted finish
- The internal fittings
Parking is part of the price picture in London. Much of London is covered by controlled parking zones, so we may need a visitor permit, a paid bay or a suspended bay. Let us know about parking at the design visit.
Getting in touch
There’s no need for exact sizes or plans. It is enough to send:
- How you want to use the space
- Anything fixed to the wall that the furniture needs to work around
- Pictures showing the full wall, from floor to ceiling
- Whether it is a house or a flat, and if there are stairs or a lift
If you already have something in mind, tell us; if you do not, that’s fine, and we can work it out together. The design is talked through at the visit, once we’ve measured, and the written quote that follows sets it out. To start, use our contact form.
When is bespoke worth it?
Bespoke work comes into its own in rooms that aren’t square. Older London rooms tend to have leaning walls, sloping floors and alcoves of different widths, and standard units leave gaps.
Long shelves are where off-the-shelf often struggles. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. That is something we plan for in the design.
Fitting day, step by step
There isn’t much for you to do on fitting day. Someone needs to let us in, and it’s useful to have the room cleared beforehand. After that, it is over to us: the floors are covered, the sections come in and the fitting begins. How long fitting takes depends on the shape of the room and the number of cupboards and drawers, and the fitting days are agreed in your quote. On fitting day, the sections are assembled, scribed to the walls and levelled. Fixings are chosen for the wall, whether brick, block, lath and plaster or plasterboard. Saturdays can be arranged.
- It starts when you contact us with some details about the loft.
- We come to measure the room and the way up to it, and go through the design.
- A quote in writing follows, with the design, finish and fitting days set out, for you to look over.
- Your storage is made in our workshop and painted to your chosen colour. We use moisture-resistant MDF and birch plywood.
- The storage is fitted in the loft and checked, door by door, with the finish sprayed beforehand or painted by hand on site.
Getting ready for fitting day
- Check the building’s rules for trades and lift bookings
- Clear the area where the furniture is going
- Arrange any electrical changes with your electrician ahead of time
Ask for a quote
The design visit is where every quote starts. We measure the room properly, check how the walls and floors run and talk through the design with you. A quote in writing follows the visit, so you can take your time with it. To book one, send us a few details through our contact form.

Common questions about loft storage
Is Loxford in the area you cover for loft storage?
Yes. We cover all of Redbridge and the rest of London, and Loxford is part of that. The first step is a design visit, where we measure and talk through the design, followed by a quote.
Can parking be tricky on fitting day in Loxford?
It depends on the street, as many London boroughs run controlled parking zones. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. Let us know what parking is near you during the design visit.
Do I need planning permission for fitted furniture?
Not normally. Conservation area controls are mainly about the outside of buildings, and furniture inside a house doesn’t normally need it. Listed buildings are different: check with the council’s conservation officer first.
Should I send pictures?
Yes. Pictures help us understand the room before the design visit, along with rough sizes. It’s useful to show radiators, sockets and anything else on the wall.
Do I need to be in when you fit?
We need someone to let us in at the start of the day. It also helps to have someone around at the end, so we can go over the finished furniture together.
My walls aren’t straight. Is that a problem?
Walls and floors that are not true are part of the job in older homes. We trim the edges to follow the wall and level the base.
What it is made from
Birch plywood
Its layered build gives birch plywood its strength. It goes into the carcasses, the shelves and the drawers, with the edge either shown or painted.
Pull-out drawers
A run of drawers along the knee wall can work like a long chest. The top can be a surface for books or lamps. We agree the layout during the design visit.

Tips worth knowing
New paint needs time to cure fully, so treat it gently at first. After that, a few simple habits help:
- Empty the eaves so we can see what’s behind
- Let us know about parking near your home
- Make a list of what you want to store in the eaves
- Plan where the tall end of a wardrobe can go
Heavy items are best kept in the lower parts of the storage. That keeps the drawers running smoothly. Shelves are made for what you told us you’d store.
Leave room for air to move behind the storage. Squashed insulation works less well. If you notice damp or condensation behind the eaves, ask whoever converted the loft.
