What happens on fitting day

On the morning of the fitting, the first job is covering the floors and protecting the way in from the front door. The sections made in our workshop come in next, one at a time. How long the fitting takes depends on the length of the eaves and the design, and we confirm the fitting days in your quote. Interwar houses usually have a straight run of stairs and a reasonable hallway, though we still measure the route in along with the room itself. The furniture comes in sections and is put together where it is going, with floors protected throughout.

  1. It starts when you get in touch about storage in your loft, whether it’s a converted room or a boarded space.
  2. At the design visit, we look at the slopes, the eaves and the way up, and discuss the design with you.
  3. A written quote follows, with the fitting days agreed.
  4. Your storage is built in our workshop, shaped to the loft.
  5. The storage is fitted and set level, ready to fill, with the doors and drawers checked with you.

Getting ready for fitting day

  • Mention any parking restrictions on your street
  • Have your electrician move any sockets or switches beforehand
  • Move anything in the hall or on the stairs out of the way

Getting a quote

You don’t need exact measurements to get started. Everything is measured properly when we visit, including how level the floor and ceiling are. To get started, message us from the contact page and let us know about the room. You receive a written quote after the visit.

About our loft storage in Broadfields Estate

A sloping ceiling leaves little room for a standard wardrobe. A wardrobe made for the slope follows its angle, with hanging where there is height and shelves or drawers lower down. It makes the most of the room’s height. We’ll plan it at the measuring visit in Broadfields Estate. If your home has a loft room that still feels unfinished and ready-made wardrobes too big for the stairs, eaves cupboards made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted can solve it.

If you live in one of the interwar houses or semis around Broadfields Estate, the hall is often wide enough for coat and shoe storage. Bays at the front suit a seat with storage below, with a grille so any radiator below keeps heating the room. Eaves cupboards are measured and made for the house you have.

The written quote is your record of the job. It describes the eaves cupboard we’ve designed for the room, what it is made from and how it’s finished, and it’s what the workshop builds to.

Materials and finishes

Plinths and scribe strips

In a loft room, walls, slopes and floors are rarely straight. Scribe strips and a plinth take up the difference. That keeps the lines neat all round.

Pull-out drawers

The space behind a knee wall is deep and low, so drawers that slide out are often the answer. Everything is in view when the drawer is open. We plan them around any access the eaves need.

What affects the cost of loft storage

There’s no set price, because there is no set room. What affects it comes down to:

  • Hanging rails, shelves, drawers and other fittings inside
  • Stairs, lifts and the route to the room
  • How square the room is
  • Parking and unloading on your street

Tricky rooms take more time: walls that lean, floors that slope and sloping ceilings all mean more scribing and cutting. The quote allows for it.

What to send when you get in touch

What helps most when you first contact us:

  • Pictures showing the full wall, from floor to ceiling
  • Where you live, with the postcode
  • Rough sizes, even if they’re only to the nearest few centimetres
  • Radiators, sockets, pipes or meters on or near the wall

The design visit is where every quote starts. We take full measurements, see how true the walls and floors are and work through the design together. Afterwards, we send a written quote. To arrange the visit, tell us about the room on our contact form.

Practical tips

Because fitted furniture stays put, a little upkeep goes a long way. Here are a few tips worth knowing:

  • Check the route up to the loft
  • Bring paint colours you like to the design visit
  • Plan where the tall end of a wardrobe can go
  • Note the things that need a home in the loft

Don’t pack things so tightly that air can’t move behind the knee wall. The storage is planned to keep airflow, so leave that space open. It helps prevent damp behind the storage.

Loft rooms can be warm in summer and cool in winter. Keep the room ventilated. That keeps the storage and the paint in good order.

Broadfields Estate homes and loft storage

In the streets around Broadfields Estate, the largest groups of homes date from between 1919 and 1939 (about 52%) and the years since 2000 (about 20%), based on the Valuation Office Agency’s 2025 council tax data. It is a good starting point, though every room is still measured, as two homes of the same age rarely match. The ULEZ (Ultra Low Emission Zone) now covers the whole of London, Barnet included. So any van that delivers or fits furniture in Broadfields Estate is covered by it. Access and parking are talked through at the measuring visit. Strict stopping rules apply on red routes, which TfL runs. If your home in Broadfields Estate is on or near a main road, tell us at the measuring visit. We will plan where the van can stop.

If your home is one of the older houses near St Andrew, eaves cupboards in a converted loft are scribed to slopes that are rarely even. Living in a block of flats near Mill Hill Broadway station? Then each piece is planned so it can be carried up and joined together in the room. Close to Edgwarebury Park? Eaves cupboards can be designed to hold outdoor kit, from walking boots to picnic things.

Flats, conversions and lettings

For flats on red routes or busy main roads, getting the furniture from the van to the door needs planning. TfL runs the red routes, and the stopping rules are strict, so let us know about it during the design visit.

Mansion blocks and purpose-built blocks often have house rules about lifts, entry systems and when trades can come in. Let us know about them at the design visit, so fitting day is planned around them.

FAQs: loft storage in Broadfields Estate

Is parking a problem for fitting in Broadfields Estate?

It can be, depending on whether your street is in a controlled parking zone. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. It helps to let us know about parking at the design visit.

Can you fit furniture in a home close to Mill Hill Broadway station?

Yes. We cover all of Barnet and the rest of London. To get started, you can use our contact form with some details about the room, and tell us about parking and access at the same time.

How long is the fitting for eaves storage?

How long fitting takes depends on how much storage you want in the loft, and your quote sets out the fitting days. We make the cupboards and drawers in our workshop, so the time at your home is spent fitting. If you’d like the fitting on a Saturday, that can be arranged.

Will cupboards in the eaves stop air moving?

Not when it’s planned well. We look behind the knee wall at the design visit and plan the storage so air can still move. Insulation and ventilation work itself isn’t ours.

Do you do the loft conversion too?

No, the conversion itself isn’t our work. Our part is the storage once the loft is a finished room, including eaves cupboards, knee-wall drawers and wardrobes.

What do you do at the measuring visit?

We measure the room, check how level the walls and floors are and talk through the design with you. We’ll also ask about access and parking, and afterwards we send a quote in writing.
