Flats, leases and landlords

In a flat, the route in matters as much as the room. We measure the stairs, landings, lift and doorways not just the room, so each section is sized to get through.

If your flat is leasehold, check your lease before fixing furniture to the walls. Some leases need the building owner’s consent for alterations, which is worth sorting early. We can’t advise on your lease, so check it yourself or ask your managing agent.

About our TV and media units in Colindale

In a room with a chimney breast, the alcoves either side are natural places for media storage. The alcoves can take cupboards for equipment and shelves above leaving the TV in an alcove or on the breast. Any chimney vent is kept clear. People usually come to us about boxes with no ventilation and clutter around the TV; the furniture is made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted.

Many homes around Colindale were built since 2000, and newer homes rarely come with any built-in shelving or media storage. We plan TV and media units around the existing sockets and aerial points, with routes for cables designed in. Plasterboard on studs takes fitted furniture well, as long as the fixings suit it.

We write quotes in plain English, without jargon. You’ll see what will be made, the boards used and the finish, all taken from the design visit.

Common questions about TV and media units

How do you fit TV and media units in a flat in Colindale?

We measure the route in not just the room: the stairs, landings, lift and doors. The furniture is made in sections that fit the stairs and lift, and put together in the room. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it’s worth checking those early.

Can parking be tricky on fitting day in Colindale?

It depends on the street, as many London boroughs run controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It helps to let us know about parking at the measuring visit.

Is an outside wall a problem for fitted furniture?

An outside wall can be colder and damper than an inside one, so ventilation behind and inside the furniture helps to avoid condensation. If there’s damp, it should be sorted before anything is fitted.

Does the unit work if the TV is on a bracket?

Where the TV is to be wall-mounted, we plan the unit around the bracket and the cable route behind it. The bracket needs a sound wall, which we look at during the design visit.

How do I get a quote for TV and media units in Colindale?

Simply drop us a line using the contact form. Rough measurements and a few photos help, and then we arrange a visit to measure and discuss the design.

What if my walls and floors are out of level?

That is normal in older homes, and it’s what scribing is for. Edges are scribed to the wall, and adjustable feet or a plinth bring the furniture up to level.

From workshop to your room

The last stage of the day is the finish. If the furniture was spray painted in the workshop, we fill the fixing holes and touch up on site; hand painting, if that’s what you chose, can be done in place once everything is fitted. The finish is always the one agreed in your quote. Walls in newer homes are often plasterboard on studs, so on fitting day heavy pieces go into the studs or stand on the floor. Floors are protected throughout, as many newer homes have finished floors that mark easily, and dust is kept to a minimum.

  1. You get in touch about a built-in TV unit.
  2. We visit to measure and discuss the design and how the unit should look in the room.
  3. A written quote follows, with the finish set out.
  4. The unit is made in our workshop from moisture-resistant MDF, which takes paint well, and birch plywood.
  5. The unit is fitted and scribed to the walls, and any hand painting is done in the room. Go gently with new paintwork while it cures.

How to prepare

  • Book any lift and let the concierge or building manager know
  • Keep pets out of the room and the hallway
  • Point out meters, boilers and fuse boards near the furniture

Living-room carpentry in Colindale: local notes

About 50% of the homes in the area around Colindale went up since 2000, and about 24% between 1919 and 1939, based on the Valuation Office Agency’s 2025 council tax data. It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. The National Heritage List records 8 entries within half a mile of the centre of Colindale. You can check whether a particular building is listed on Historic England’s list. Controlled parking zones are common across London, and Barnet sets its own rules. If parking near you is controlled, a visitor permit or a bay suspension may be needed, and the council arranges suspensions, often with notice. Let us know about parking during the design visit.

For a family home near Colindale Primary School, a cupboard for board games and a shelf for reading books can go into the same design. If you live near Sunny Hill Park, TV and media units can be arranged to keep the window and the light clear. If you live in a flat close to Hendon station, the lift, the stair turns and the front door all set the largest piece that can come in.

DIY, flat-pack or bespoke

If you’re handy, a simple shelf or a standard wardrobe in a square room is a reasonable DIY job. Sloping ceilings, uneven floors and lath-and-plaster walls make it harder, because scribing and the right fixings start to matter.

It is worth being honest about cost: flat-pack is usually cheaper to buy. Bespoke makes more sense where the room is awkward, the space is valuable or you want the furniture to look built in.

Tips worth knowing

Fitted furniture is part of the room, so it is worth looking after. Here are a few tips worth knowing:

  • Think about the viewing height from your sofa
  • Think about which things need to be seen by a remote
  • Count your equipment, including routers and consoles
  • Plan any new sockets with your electrician before fitting

Use the access panels and cable routes when you add or change leads rather than drilling new holes. It keeps everything neat.

Don’t let clutter build up against the unit’s vents when you add equipment.
