FAQs: under-stairs storage in Lea Bridge
Do I need permission for fitted furniture in a conservation area?
Typically not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can require listed building consent from the council. If you are unsure, the council can confirm.
I live near Clapton station. Is that in your area?
Yes, homes across Hackney and the rest of London are within the area we cover. You can message us from the contact page to arrange a design visit, and tell us about parking and access at the same time.
Should I choose drawers or cupboards under the stairs?
Often a mix works best. Drawers make the most of the low, deep end of the space, while a cupboard at the tall end takes coats, the vacuum or an ironing board. We will suggest a layout when we visit.
What if the wall is cold or damp?
An outside wall can be colder and damper than an inside one, so we allow for ventilation behind and inside the furniture, which helps avoid condensation and mould. If there is damp, it should be sorted before anything is fitted.
Do you do the electrics?
No. Electrical work is not something we do; it is a job for your electrician. We can allow for cable routes in the design, and any new sockets are best done before fitting day.
What is under-stairs storage made from?
Our storage is made from moisture-resistant MDF and birch plywood, then painted. Birch plywood holds screws well, which matters for drawers that carry weight. Your quote confirms the materials and finish.
Under-stairs storage in Lea Bridge: what you get
In a narrow hallway, the stairs may offer the only spare room for coats and shoes. A hanging section, shoe drawers and a shelf for keys keep everything off the floor. Painted in a colour you choose, it reads as part of the house rather than a piece of furniture. It is a small change that makes a busy hallway feel ordered. If you’re living with wanting a quiet corner for paperwork and an under-stairs cupboard full of clutter, under-stairs cupboards made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish can solve it.
Around Lea Bridge, a large share of homes date from before 1919, and older houses have plenty of odd corners: under the stairs, in the bay, along the hall and under the eaves of a converted loft. That’s where fitted storage comes in, scribed to walls that are rarely straight.
After the design visit, we send you a written quote. It sets out the design we have talked through, the materials and the finish.

Homes built before 1919 make up about 46% of the housing in the neighbourhood around Lea Bridge, with about 16% built since 2000, on the Valuation Office Agency’s council tax figures for 2025. It is a good starting point, though every room is still measured, as two homes of the same age rarely match. About 50% of households in the streets around Lea Bridge live in purpose-built flats, going by Census 2021 figures from the ONS. For a flat, under-stairs cupboards are made in sections sized for the stairs, the lift and the doors. Many blocks have rules on lift booking and working hours, so check with the managing agent before fitting day.
The wider area includes historic houses like Sutton House, about 1 mile south. For a period home anywhere nearby, the cupboard door under a period staircase can be kept or replaced to match the new storage. Close to Millfields Park? Living near green space often means muddy boots, bikes and outdoor kit, and under-stairs cupboards can give those things a place. If your children go to Southwold Primary School or a school nearby, a place for each person’s coat and shoes stops the hallway filling up.

- Plastering and decorating around the new storage

How fitting works for under-stairs storage
Finishing comes last. With a spray finish from the workshop, there’s normally only filling and touching up to do in the room; if you chose hand painting, that can be done in the room once the furniture is fitted. Either way, the finish is the one set out in your quote. Older London houses often have narrow hallways and tight turns on the stairs, so the furniture comes in sections sized for the route in. Floors and stair carpets are protected on the way in and out.
- You get in touch and tell us a little about the space under your stairs, and whether the meters or fuse board are in there.
- We visit to measure the space and discuss the design with you, keeping the meters and fuse board easy to reach.
- You receive a quote in writing for the storage we’ve discussed.
- We make every part in our workshop, shaped to the angle of your stairs. We use moisture-resistant MDF and birch plywood.
- We fit it in your home, scribed to the stairs and the walls. Any meters stay easy to reach.
Getting ready for fitting day
- Have your electrician move any sockets or switches beforehand
- Clear the hallway and stairs so the sections can come through
- Check the building’s rules for trades and lift bookings

Bespoke or off-the-shelf?
Period walls are rarely flat, and floors are often out of level. Standard units show the gaps, and filler strips can only hide so much. We scribe each under-stairs cupboard to follow the walls and the stairs, and set it level on a plinth or adjustable feet. The two recesses beside a chimney breast are seldom an identical size, and standard units bought as a pair rarely suit both. Fitted furniture is made to each one separately.
The finish affects the cost: spray painting is done in the workshop, while hand painting can be done on site. The written quote reflects your choice, along with the size and fittings.
Why choose Bespoke Carpentry in Lea Bridge
- Built from moisture-resistant MDF and birch plywood
- Every quote follows a design visit
- Built in our workshop and fitted in your home
- Scribed to uneven walls
When is bespoke worth it?
A confident DIYer can manage simple shelves or a standard wardrobe in a square room. Sloping ceilings, uneven floors and lath-and-plaster walls make it harder, because scribing and the right fixings start to matter.
Standard units come in set widths and heights, so there’s usually a gap left over at the top or at one end. Furniture we make is built to the room’s own sizes, so it can run to the ceiling and fill the width.
What it’s made from
Hand-painted finish
Hand painting on site lets the storage be finished alongside the woodwork around it. Marks can be touched in without much trouble. Paint needs time to cure fully, so it’s best treated gently at first.
Pull-out drawers
Pull-out drawers bring the deep, low end of the space within reach. We size each drawer for what you plan to keep in it. A set of drawers can step down to follow the line of the stairs.
