Common questions about walk-in wardrobes

Will a conservation area stop me having walk-in wardrobes fitted in Ham?

Not normally. Conservation area controls are mainly about the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, changes inside that alter its character can require listed building consent, so check with the council first. If you’re unsure, the council can confirm.

Can you make walk-in wardrobes for a home in Ham?

Yes. We cover all of Richmond upon Thames and the rest of London, and Ham is part of that. We start with a design visit to measure the room and talk through what you need, followed by a quote.

Do I need to be in when you fit?

We need someone to let us in. It is good to have someone there at the end to look over the work with us.

Can a walk-in wardrobe be part of a bedroom?

Yes, where the room is large enough. One end or a corner can be set aside with a run of units, with doors or left open. Any new partition is for your builder, and we fit the furniture.

How much does a walk-in wardrobe cost?

There’s no price list: each design is priced in writing after we’ve seen the space. The size of the room, the layout and the finish all make a difference. To arrange a design visit, send us a few details through our contact form.

How do you get large furniture into a flat?

Getting it in is planned at the design visit. We measure the stairs, landings, lift and doors, and the furniture is made in sections sized to get through.

Walk-in wardrobes in Ham

A box room is often too small for a bed but just right for a dressing room. Fitted out from wall to wall, it can take the clothes that crowd the bedroom, leaving the bedroom with more space. We plan the layout so you can stand, turn and see everything. We make walk-in wardrobes from moisture-resistant MDF and birch plywood, finished by spray or by hand, and the usual reasons to get in touch are a dressing area in part of a bedroom and turning a box room into a dressing room.

Post-war bedrooms often have a wide window with a radiator underneath, so storage normally goes on the walls beside or opposite. Around Ham, many homes date from between 1945 and the early 1970s, so we expect to plan around a radiator. Nothing is built tight over the radiator, so it keeps heating the room.

The written quote is your record of the job. It sets out the walk-in wardrobe designed for your room, its materials and its finish.

Do you need walk-in wardrobes in Ham?

Some want somewhere to sit and get ready. We can design a dressing table into the room, close to the clothes and shoes.

Here are some of the needs we are asked about most:

  • A dressing table with drawers and a mirror
  • Proper shoe storage
  • A bedroom without crowded wardrobes
  • Long and double hanging planned around your clothes

For an older house near Ham Christian Centre, solid external walls can be cold, so ventilation behind walk-in wardrobes is part of the design.

  • Have they thought about parking near you?

Ham homes and walk-in wardrobes

In the neighbourhood around Ham, the largest groups of homes date from between 1945 and 1972 (about 63%) and between 1919 and 1939 (about 20%), in the VOA’s 2025 council tax stock figures. It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. Part of Ham is in the Ham Common Conservation Area, according to Historic England’s records. Planning controls in conservation areas are mainly concerned with the outside of buildings, so fitting furniture inside a house does not normally need permission. If in doubt, the council’s planning team can confirm. About 63% of homes in the streets around Ham were built between 1945 and 1972, going by the Valuation Office Agency’s 2025 council tax figures. Post-war bedrooms are normally simple shapes, which suits fitted furniture along a whole wall, with fixings chosen for concrete, block or brick.

If you live near Sudbrook Park, morning light matters, so tall pieces go where they won’t shade the window. Ham House, about 0.6 miles north, is one of the historic houses in the wider area. If your own home is a period one, solid external walls can be cold, so ventilation behind walk-in wardrobes is part of the design.

What happens on fitting day

Before anything is fixed, we set the furniture level. Floors are often out of level, so adjustable feet or a plinth take up the difference, which keeps the lines straight. After that, it’s fixed to the wall using fixings that suit the wall, whether that is solid brick, lath and plaster or plasterboard. Stairwells in post-war blocks can have tight turns, so sections are sized for both the stairs and any lift. Where the building has a caretaker or managing agent, it’s useful to tell them before fitting day. We cover the floors in shared areas on the way in.

  1. It starts with a short note from you.
  2. At the design visit we measure the walls, floor and ceiling at several points, as few rooms are truly square.
  3. You receive a written quote covering the design, materials and finish.
  4. The units are made at our workshop from moisture-resistant MDF and birch plywood.
  5. We fit the units and trim the edges to meet the walls and ceiling.
  6. Before we leave we go through the doors and drawers with you; new paintwork needs gentle handling while it cures.

Before we arrive

  • Get any new sockets or wiring done by your electrician before fitting day
  • Let us know about any meters, fuse boards or boilers in the area
  • Move furniture and belongings away from the wall

How to get a quote

A quote begins with a few details from you: the room, rough measurements and some pictures if you have them. When you are ready, tell us about the room on our contact form. We will then arrange a design visit and follow it with a quote in writing.

Advice

Flats, leases and landlords

In a flat, the route in matters as much as the room. We measure the stairs, landings, lift and doorways as well as the room, so each section is sized to get through.

Many London terraces have been converted into flats, and that often means a shared hallway and a tight turn on the stairs. Each section is sized with that in mind.

Bespoke walk-in wardrobes or ready-made?

There is a place for both. For a simple space, off-the-shelf can do the job. For awkward rooms, period homes or a built-in look, a bespoke design tends to earn its place. Several standalone pieces of different sizes can make a plain room look busy, while one fitted run looks calm and uses the space better. It can be painted to suit the room.

Parking is part of the price picture in London. The boroughs run controlled parking zones across much of the city, so we may need a visitor permit, a paid bay or a suspended bay near your home. It helps to talk about parking at the design visit.
