How we make walk-in wardrobes for Richmond
A box room is often too small for a bed but just right for a dressing room. Lined with hanging and shelves, it can hold far more than a wardrobe in the bedroom, and the bedroom itself feels calmer. We plan the layout so you can stand, turn and see everything. We make walk-in wardrobes from birch ply and moisture-resistant MDF, painted by hand or sprayed, and the things people most often want solved are more space for clothes and shoes and the right mix of long and short hanging.
Victorian and Edwardian bedrooms typically have a chimney breast on one wall and a recess either side. That layout is worth knowing around Richmond, where a large share of homes were built before 1919. Fitted furniture can fill both recesses and bridge the chimney breast with high cupboards, leaving the breast itself clear. Any capped chimney is kept ventilated.
We write quotes in plain English, without jargon. You will see what will be made, the boards used and the finish.

Could you do it yourself?
Cost matters, and it’s fair to say so: flat-pack is normally cheaper to buy. Bespoke makes more sense where the room is tricky, the space is valuable or you want the furniture to look built in.
Standard units come in set widths and heights, so there is often a strip of wasted space at the side or above. Fitted furniture is made to the room’s measurements, so it can use the full height and width.
How we price walk-in wardrobes
There’s no set price, because there’s no set room. What affects it comes down to:
- Parking and unloading on your street
- The finish: spray painted or hand painted
- Walls and floors that are out of level or out of square
- The overall size of the piece
What goes inside matters as much as the outside: drawers take more making than shelves, and each rail, divider or pull-out adds to the work. At the design visit, we work out what you need inside, then set it out in the quote.
What to send when you get in touch
Before the design visit, it helps us to know about:
- Radiators, sockets, pipes or meters on or near the wall
- Rough measurements, even if they’re only to the nearest few centimetres
- What kind of home it is, and which floor the room is on
- What you’d like to store or use the space for
Because every job is different, the cost is set out in a written quote after the visit. Each room is different, so we quote after seeing it, once the room is measured and the design talked through. To arrange a visit, drop us a line using the contact form.
Flats, leases and landlords
Landlords furnishing a let use fitted furniture too, as it makes good use of an awkward room. It’s made from the same moisture-resistant MDF and birch plywood as any of our work, finished by spray or by hand.
For flats on red routes or busy main roads, getting the furniture from the van to the door needs planning. Red routes are run by TfL and have strict stopping rules, so let us know about it at the design visit.
FAQs: walk-in wardrobes in Richmond
Do I need permission for fitted furniture in a conservation area?
Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character can require listed building consent from the council. If you are unsure, the council can confirm.
My home in Richmond is a period house with walls that aren’t straight. Is that a problem?
Yes. Walls in older houses are rarely flat or square, and floors are often out of level, so each piece is scribed to follow the wall and set level on a plinth or adjustable feet. Skirting, picture rails and cornices are met neatly or cut around. Older walls can be solid brick or lath and plaster, and the fixings are chosen to suit.
What if the wall is cold or damp?
An outside wall can be colder and damper than an inside one, so we allow for ventilation behind and inside the furniture, which helps avoid condensation and mould. If there is damp, it should be sorted before anything is fitted.
How much time does fitting need?
Every room is different. How long fitting takes depends on how much hanging, shelving and drawer space goes in, and your quote sets out the fitting days.
How much does a walk-in wardrobe cost?
Prices are quoted for your room, once we’ve measured and talked through the design. The size of the room, the layout and the finish all make a difference. To arrange a design visit, fill in our short enquiry form.
What happens during the design visit?
It is a chance to measure properly and talk through what you’d like. We look at the walls, floors and anything the furniture has to work around, and the written quote comes afterwards.
Where other trades come in
Before you plan the job, it’s useful to know what we don’t do:
- Electrical work in the room
- Painting the walls of the room
- Getting consent under your lease
Not sure whether your space suits walk-in wardrobes? You can get in touch through our contact form and we’ll tell you before you arrange a visit. How it works.
What it’s made from
- Shoe storage
- Hand-painted finish
- Moisture-resistant MDF
- Dressing table
- Hanging, shelves and drawers
- Birch plywood
- Spray-painted finish
From workshop to your room
Finishing comes last. If the furniture was spray painted in the workshop, we fill the fixing holes and touch up on site; hand painting, if that is what you chose, can be done in place once everything is fitted. The finish is always the one agreed in your quote. Where a period house has been split into flats, the way in often goes through shared parts, so neighbours may appreciate a note before fitting day. Each section is sized for the tightest door or turn. Saturday fitting is possible by arrangement.
- We start with the space and the clothes it needs to hold, from long coats to shoes.
- At the design visit we measure the room and plan the hanging, shelves and drawers.
- We send a written quote with the design, materials and finish, ready for you to check.
- The units are made and finished in our workshop.
- We fit the walk-in wardrobe in your home, scribed to the walls and set level. We then check the doors and drawers with you.
Preparing the room
- Let us know where the boiler and meters are
- Take down pictures, mirrors and shelves from the wall
- Clear the hallway and stairs so the sections can come through
Ask for a quote
Getting a quote starts with a few details: which room it is, rough measurements and a couple of photos if you can take them. To send them, message us from the contact page. We’ll then arrange a design visit and follow it with a quote in writing.

Homes built before 1919 make up about 54% of the housing in the streets around Richmond, with about 17% built between 1919 and 1939, according to Valuation Office Agency council tax figures (2025). For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. Part of Richmond is in the Richmond Hill Conservation Area, according to Historic England’s records. Fitted furniture inside a house does not normally need planning permission in a conservation area, as the controls are mainly about the outside of buildings. If you are unsure, check with the council before work starts. Many London boroughs run controlled parking zones, and Richmond upon Thames sets its own rules. If your road in Richmond falls in a zone, the van may need a visitor permit, a paid bay or a suspended bay, which the council arranges, often with notice. Let us know about parking at the design visit.
If you live in a period home close to The Vineyard Church, tall ceilings give walk-in wardrobes room to reach the cornice. The wider area includes historic houses like Pembroke Lodge, about 1 mile south. If your own home is a period one, tall ceilings give walk-in wardrobes room to reach the cornice. Near listed buildings like The Wick and Wick Cottage, under half a mile south of the centre of Richmond, older homes may keep original joinery that walk-in wardrobes can be designed around. For a listed home, fixing into original features may need listed building consent.
