How we make walk-in wardrobes for Lissenden Gardens

Ventilation matters in a room full of clothes, particularly where it sits against a cooler external wall. Good ventilation helps avoid condensation and mould, so we allow for it in the design. People usually come to us about somewhere to sit and get ready and a use for a small spare room; the furniture is made from birch ply and moisture-resistant MDF, painted by hand or sprayed.

Sash windows are common in Victorian and Edwardian houses, and the window position and deep reveals affect where furniture can go. For one of the older homes that make up a large share of the housing around Lissenden Gardens, we plan the layout so the window opens fully and the light still comes in. Doors on fitted pieces are hung to clear the bed and any radiator.

Our quotes are written in plain words. You will see what will be made, the boards used and the finish.

Your questions about walk-in wardrobes in Lissenden Gardens

Can you fit walk-in wardrobes to the uneven walls of an older house in Lissenden Gardens?

Yes, that is normal in older houses: each piece is scribed to the wall and levelled at the base. We also work around skirting boards, picture rails and cornices. Older walls can be solid brick or lath and plaster, and the fixings are chosen to suit.

Can you fit furniture in a home close to Gospel Oak station?

Yes, homes across Camden and the rest of London are within the area we cover. You can drop us a line using the contact form to arrange a design visit, and tell us about parking and access at the same time.

Should I send pictures?

Yes, they help. Pictures of the whole wall or room, including the floor and ceiling, give us a good idea of the space. To send them, drop us a line using the contact form.

What do you do at the measuring visit?

We take full measurements, look at the walls and floors and work through the design together. We will also ask about access and parking, and afterwards we send a quote in writing.

Can you turn a small spare room into a dressing room?

In many cases, yes. It depends on the room’s shape and where the door and window sit. We plan it at the design visit.

Do I need to be in when you fit?

Someone needs to be there to let us in. After that, you don’t need to stay in the room, though we like to go over the furniture with you at the end.

Is bespoke worth it?

There is a place for both. For a simple space, off-the-shelf can do the job. For tricky rooms, period homes or a built-in look, a bespoke design tends to earn its place. Ready-made tall pieces have to be fixed to the wall for safety, and in an older house that can mean fixing into brick or lath and plaster. Fitted furniture is designed with the wall in mind.

Your quote is written for your room once we’ve visited and measured. Bigger pieces use more board and take longer to make and fit. After that, the number of doors and drawers, the internal fittings and the finish all play a part.

Take a look at bespoke vs off-the-shelf or what a quote should include.

When is bespoke worth it?

Off-the-shelf cupboards come in fixed sizes, so there’s typically a gap left over at the top or at one end. Furniture we make is built to the room’s own sizes, so it can use the full height and width.

Where bespoke earns its keep is in rooms that are not square. In period homes, walls lean, floors slope and the alcoves on each side are often different widths, and standard units leave gaps.

Walk-in wardrobes in Lissenden Gardens: local notes

Homes built before 1919 make up about 49% of the housing in the streets around Lissenden Gardens, with about 18% built between 1973 and 1999, going by the Valuation Office Agency’s 2025 council tax figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how walk-in wardrobes are fixed and fitted. Near the centre of Lissenden Gardens, Historic England’s list includes Church of St Martin (Grade I), less than half a mile south, and Church of All Hallows (Grade II*), under half a mile west. Works inside a listed home that affect its character, for example removing original joinery or fixing into it, can require listed building consent from the council. The council’s conservation officer is the person to ask before work starts. Purpose-built flats are home to about 50% of households in the streets around Lissenden Gardens, in the ONS Census 2021 figures. For a flat, walk-in wardrobes are made in sections sized for the stairs, the lift and the doors. Many blocks have rules on lift booking and working hours, so check with the managing agent before fitting day.

For an older house near Highgate Road Chapel, tall ceilings give walk-in wardrobes room to reach the cornice. If you live near Parliament Hill, walk-in wardrobes are usually planned on the walls away from the window, so the light and the view stay. If your children go to Parliament Hill School or a school nearby, walk-in wardrobes in a child’s room can be planned so the inside layout changes as they grow.

What happens on fitting day

When the fitting is done, we tidy the room and lift the floor protection. Before we leave, we go over the finished piece together. How long the fitting takes depends on the room and how much is fitted into it, and the fitting days are agreed in your quote. If your hall still has its original tiles or boards, they’re covered before any carrying starts. Drilling into lath and plaster is done with care, so the plaster around stays sound. Decorating around the furniture afterwards is for your decorator.

  1. We start with the space and the clothes it needs to hold.
  2. We visit to measure up and go through the layout.
  3. We send a quote in writing with the design, materials and finish, ready for you to check.
  4. We build everything in our workshop from moisture-resistant MDF and birch plywood.
  5. Fitting day: the units are fitted and trimmed to the room. We then check the doors and drawers with you.

Getting ready for fitting day

  • Book any lift and let the concierge or building manager know
  • Mention any parking restrictions on your street
