Flats, leases and landlords

If you live in a flat, getting the furniture in is planned from the start. We measure the stairs, landings, lift and doorways not just the room, so each section is sized to get through without a struggle.

A lot of London’s terraced houses are now converted flats, and that often means a shared hallway and a tight turn on the stairs. We plan the size of each section around it, after measuring the route at the design visit.

Hanging heights are planned around your clothes, not a catalogue. Long coats and dresses need one tall section, while shirts, jackets and folded trousers suit two rails, one above the other. We plan for the people using it too, keeping rails at a height they can reach. We make fitted wardrobes from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted, and the things people most often want solved are space under the eaves going to waste and storage boxes stacked under the bed.

Sash windows are common in Victorian and Edwardian houses, and the window position and deep reveals affect where furniture can go. For one of the older homes that make up a large share of the housing around Lissenden Gardens, we plan the layout so the window opens fully and the light still comes in. Doors on fitted pieces are hung to clear the bed and any radiator.

Once you’ve read the quote and decided to go ahead, the furniture is built in our workshop. The quote sets out the agreed design, materials and finish, so you can check every detail beforehand.

Is bespoke worth it?

Bought wardrobes are made in set sizes, which leaves gaps above and beside them. A fitted wardrobe fills the space wall to wall and up to the ceiling. The two recesses beside a chimney breast are seldom an identical size, and standard units bought as a pair rarely suit both. Each side can be made to its own size.

The finish affects the cost: spray painting happens in the workshop, and hand painting can be done in your home. Your choice, along with the size and the fittings, is reflected in the written quote.

Why us?

  • Over 300 projects completed
  • Built around your room
  • Saturday visits and fitting by prior arrangement
  • A design visit, then a quote in writing

Take a look at how bespoke compares with ready-made and how to compare quotes.

Before and after fitting day

A little care keeps the finish looking good. These practical tips help:

  • Count how much long hanging and short hanging you need
  • Tell us about the lift and stairs in your block
  • Measure the gap between the wardrobe wall and the bed
  • In a leasehold flat, read the lease first

Once clothes go in and the wardrobes are in daily use, doors may settle slightly. Hinges can typically be adjusted to line the doors up again.

Do not overload a single rail or shelf. Shelves and rails are sized for everyday loads, so mention anything unusually heavy when we plan.

Questions from Lissenden Gardens

Is Lissenden Gardens in the area you cover for fitted wardrobes?

Yes, Lissenden Gardens is within the area we cover, which takes in all of Camden and the rest of London. We start with a design visit to measure the room and talk through what you need, followed by a quote.

Do you cover homes near Gospel Oak station?

Yes. We cover all of Camden and the rest of London. To get started, you can use our contact form with some details about the room.

Do I choose the paint colour?

You do. The paint colour is agreed with you.

Can you fit wardrobes in a top-floor flat?

The wardrobes are made in sections sized to get up the stairs, into the lift and through the doors. We measure the stairs, landings and lift as well as the bedroom. If you’re in a leasehold flat, check your lease before fixing furniture to walls.

How long are you in the house for fitting?

How long fitting takes depends on the size of the wardrobes and the number of doors, and the fitting days are set out in your quote. We will explain what fitting day involves before we start.

Can I send photos ahead of the visit?

Yes. Pictures help us understand the room before the design visit. It helps to show radiators, sockets and anything else on the wall.

How fitting works for fitted wardrobes

Furniture made in a workshop still has to meet the room it is going into, and fitting day is where that happens. Few walls in older London homes are truly flat or square, so we scribe the edges by hand to follow the wall. How long the fitting itself takes depends on the length of the run, the doors and what goes inside, and the fitting days are set out in your quote. Terraced streets in London are often lined with parked cars, so it helps to tell us during the design visit what’s outside. Unloading is kept short, with sections taken straight inside. Saturday fitting can be arranged.

  1. You contact us about fitted wardrobes.
  2. At the design visit we measure the room and agree the layout and doors.
  3. Your written quote follows, setting out the design, materials and finish.
  4. The wardrobes are made at our workshop from moisture-resistant MDF and birch plywood, then sprayed if you chose a spray finish.
  5. The wardrobes are fitted and scribed, with any hand painting done in the room.
  6. At the end we check each door and drawer with you; fresh paintwork needs gentle handling while it cures.

How to prepare

  • Mention any parking restrictions on your street
  • Make sure pets are kept safely away
  • Take anything hanging off the wall we are fitting to

Bedrooms in Lissenden Gardens: local notes

If your home is one of the older houses near Highgate Road Chapel, solid external walls can be cold, so ventilation behind fitted wardrobes is part of the design. Close to Parliament Hill? Morning light matters, so tall pieces go where they will not shade the window.

Why people ask for fitted wardrobes in Lissenden Gardens

A move is a common trigger. Standalone wardrobes from a previous home may not fit the new bedroom, or may not make it up the stairs. Fitted wardrobes are designed for the room you have now.

Some of the things we’re asked to solve include:

  • Bedroom alcoves that could hold clothes
  • No space in front for doors to swing
  • An awkward slope in a loft bedroom
  • Storage boxes stacked under the bed

Near listed buildings like Church of St Martin, under half a mile south of the centre of Lissenden Gardens, older homes may keep original joinery that fitted wardrobes can be designed around. If your own home is listed, check with the council before fixing into original features.
