Wall beds in Adelphi
How we make wall beds for Adelphi
A home office that doubles as a guest room is a common request. A wall bed with a desk or shelves beside it lets the room do both, without the bed taking over. We can allow for cables to the desk, while new sockets are for your electrician. Most enquiries start with a bed that looks like cupboards by day and a hobby room with a bed for guests, and the answer is made in our workshop from birch ply and moisture-resistant MDF, painted by hand or sprayed.
Most homes around Adelphi are purpose-built flats, whether in mansion blocks or newer developments. A mansion block bedroom may have a chimney breast, high ceilings and walls that aren’t straight, while modern flats tend to have plasterboard partitions. Either way, wall beds are fixed to suit the wall.
You get the quote in writing, so there’s time to read it properly and share it with anyone else involved. It records the design, the materials and the finish we discussed.

Questions we are often asked
Will parking be an issue for fitting furniture in Adelphi?
It can be, as controlled parking zones cover much of inner London. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It helps to tell us about parking during the design visit.
Do you cover homes near London Charing Cross station?
Yes. We cover all of Westminster and the rest of London. To get started, you can send us a few details through our contact form with some details about the room, and let us know about parking and access at the same time.
Can you build shelves or a desk around a wall bed?
Yes. We often design the bed as part of a wider storage wall, so the whole wall is useful. The design keeps clear space in front for the bed to fold down.
Are fold-down beds safe to use?
A wall bed is designed to be used regularly when fixed and used as its maker specifies. The mechanism is fixed securely to a wall or floor that can take the load, and the maker’s guidance on use should always be followed.
How do you get the furniture up the stairs?
The furniture is built in sections. At the design visit, we measure the route not just the room.
How much room do I need in front of a wall bed?
The bed needs room in front of it to come down, on top of the cabinet’s own depth. We check the space when we measure, so the design works.

Flats, conversions and leaseholders
In conversions and newer blocks, many internal walls are timber or metal stud with plasterboard. Fixings are chosen to suit whatever the wall is made of.
For flats on red routes or busy main roads, unloading takes some planning. Red routes are run by TfL and have strict stopping rules, so tell us about it at the design visit.
What happens on fitting day
When the fitting is done, we tidy the room and lift the floor protection. Before we leave, we go over the finished piece together. The time the fitting takes depends on the size of the bed and the cabinets around it, and we confirm the fitting days in your quote. Drilling can be heard through the walls and floors of a block, and many buildings limit noisy work to certain hours. We plan the day to suit those rules. Saturday work is by prior arrangement where the building permits it.

The problems wall beds solve
Often the bed is one part of a bigger plan. Cupboards and shelving either side make the whole wall useful.
If any of these sound familiar, it’s worth getting in touch:
- A flexible room for a growing family
- A spare room that is rarely slept in
- Room for a desk and a guest bed
- A proper bed instead of a sofa bed
If you live in a period home close to Savoy Chapel, tall ceilings give wall beds room to reach the cornice.

Wall beds for homes in Adelphi
Homes built before 1919 make up about 41% of the housing in the neighbourhood around Adelphi, with about 26% built since 2000, in the VOA’s 2025 council tax stock figures. It is a good starting point, though every room is still measured, as two homes of the same age rarely match. Within a mile of the centre of Adelphi, 38 conservation areas are recorded by Historic England. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings. About 26% of homes in the streets around Adelphi were built since 2000, going by the Valuation Office Agency’s 2025 council tax figures. Bedrooms in homes built since 2000 tend to be compact, with stud walls, so fitted furniture is fixed to suit the board.
For a family home near St Clement Danes CofE Primary School, wall beds in a child’s room can be planned so the inside layout changes as they grow. Close to Victoria Embankment Gardens? Keeping wall beds off the window wall keeps the room bright.

Flat-pack or bespoke?
Cost matters, and it is fair to say so: flat-pack is usually cheaper to buy. Bespoke earns its place where the room is tricky, space is tight or you want the furniture to look part of the house.
Where bespoke earns its keep is in rooms that are not square. In period homes, walls lean, floors slope and the alcoves on each side are often different widths, and standard units leave gaps.
What affects the cost of wall beds
A few things affect what fitted furniture costs:
- Where a van can park, such as a permit bay or a bay suspension
- Hanging rails, shelves, drawers and other fittings inside
- Tricky walls, sloping ceilings and uneven floors
- The number of doors and drawers
Rooms that are not square take more work: uneven walls, sloping floors and angled ceilings all add scribing and cutting on site. The quote allows for it.
Helping us understand the room
A little information at the start saves time later. Where you can, include:
- The type of home and how the room is reached
- Radiators, sockets, pipes or meters on or near the wall
- Any ideas or images you have saved
- Where you live, with the postcode
The design visit is where every quote starts. We take full measurements, see how true the walls and floors are and work through the design together. Afterwards, we send a written quote for you to look over. To book one, use our contact form.
