Storage in Dalston homes: local notes
About 35% of the homes in the streets around Dalston went up before 1919, and about 24% between 1945 and 1972, according to Valuation Office Agency council tax figures (2025). It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. The Queensbridge Road Conservation Area is close by, within about a quarter of a mile of the centre of Dalston. Conservation area controls are largely about how buildings look from outside, and fitted furniture inside a house does not normally need planning permission. If you are unsure, check with the council before work starts. On TfL’s red routes, the rules on stopping and loading are strict. If you live on or close to a main road in Dalston, let us know at the design visit. It lets us plan the stop before fitting day.
For an older house near Holy Trinity Church, a dormer in a converted loft can hold shelves or a small desk. For families living near Holy Trinity Church of England Primary School, a place for each person’s coat and shoes stops the hallway filling up. If you live in a flat close to Dalston Junction station, the route in is measured not just the room, and the sections are sized to fit it.

About our loft storage in Dalston
Loft stairs are often narrow and steep, with tight turns. At the design visit, we measure the stairs and landings as well as the loft, so every section made at our workshop fits up the stairs. It’s part of the job for any loft room in Dalston. Most enquiries start with an empty dormer that could hold shelves and a boarded loft with no proper shelving, and the answer is made at our workshop from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.
Around Dalston, most households live in purpose-built flats, and many blocks have rules on lift booking, deliveries and working hours. It is useful to check them with the managing agent before fitting day. A lease can require consent for fixing to walls, so check yours first.
The written quote is your record of the job. It describes the eaves cupboard we have designed for the room, its materials and its finish.

Tips worth knowing
A little care keeps the finish looking good, whether it was spray painted or hand painted. Here are our suggestions:
- Find out what’s behind the eaves, from insulation to vents
- Clear the knee-wall spaces before the design visit if you can
- Plan where the tall end of a wardrobe can go
- Decide whether you’d prefer drawers, cupboards or both
A hand-painted finish is easy to touch up if it gets marked. It is worth keeping a record of the paint colour. Should you have a question about the storage, drop us a line using the contact form and we’ll help.
Keep the eaves ventilated and avoid pressing things against the back of the space. Squashed insulation works less well. If you notice damp or condensation behind the eaves, ask whoever converted the loft.
When you need someone else
Before you plan the job, it’s useful to know what we don’t do:
- New sockets, lights or wiring, which are for your electrician
- Loft conversions, which we do not carry out
- Anything that needs Building Regulations sign-off
If you are not sure what’s possible in your room, you can use our contact form and we will give you a straight answer. How it works.

What it is made from
Plinths and scribe strips
In a loft room, walls, slopes and floors are rarely straight. We use scribe strips and a plinth to take up the difference. The result is neat, even lines all round.
Birch plywood
Birch plywood is strong and holds screws well. It goes into the carcasses, the drawers and the shelves. The edge can be left on show or painted.

How fitting works for loft storage
However carefully a piece is made in the workshop, it still has to meet the room, and that happens on fitting day. Walls in older homes are rarely flat or square, so we scribe the edges by hand to follow the wall. How long the fitting itself takes depends on the length of the eaves and the design, and your quote sets out the fitting days. Where there’s no lift, each section is sized to be carried up the stairs safely. The stair turns and landings set the limit. The pieces are assembled in the flat.
- You contact us about storage in your converted loft.
- We visit to measure the loft and the way up, including the top flight and any tight turn. Let us know about parking too, as a van often needs a permit or a paid bay.
- A quote in writing follows, covering the design, materials and finish.
- Everything is built in our workshop from moisture-resistant MDF and birch plywood, in sections small enough for the loft stairs.
- The sections go up the stairs, are assembled under the eaves and set level. The finish is sprayed in the workshop or hand-painted in the loft.
How to prepare
- Check the building’s rules for trades and lift bookings
- Leave a clear route from the front door to the room
- Take down pictures, mirrors and shelves from the wall
Getting a quote
It helps to see the room before we come. A few pictures showing the walls, the corners and where the ceiling meets them tell us a lot about the space, particularly with rough measurements. To send them over, send us a few details through our contact form, and we’ll arrange a design visit.

Your questions about loft storage in Dalston
Will a conservation area stop me having loft storage fitted in Dalston?
Not normally. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house does not normally need planning permission. If your home is listed, works inside that affect its character can require listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.
Is parking a problem for fitting in Dalston?
It can be, as controlled parking zones cover much of inner London. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It’s useful to let us know about parking at the measuring visit.
Will you travel outside London?
No. Our work is in London only: every London borough and the City of London.
What do eaves cupboards cost?
Every piece is quoted for your room after the design visit. The size of the room, the amount of storage and the finish all shape the price. For a quote, use our contact form to arrange a design visit.
Can the fitting be on a Saturday?
Yes, by arrangement. If a Saturday works better for you, say so when you contact us.
Do you make the furniture yourselves?
Each piece is built in our workshop for the room it’s going into, then brought to your home and fitted. It is built from moisture-resistant MDF and birch plywood.
Is bespoke worth it?
Off-the-shelf pieces come in the maker’s finishes. Ours is spray-painted or hand-painted in a colour agreed with you, so it can match the walls and the woodwork. Ready-made furniture stops at a set height, whatever the ceiling, so storage is lost at the top. Built-in pieces use the full height.
There’s no price list: each design is priced in writing after we’ve seen the space. Bigger pieces use more board and take longer to make and fit, so size comes first. After that, the number of doors and drawers, the internal fittings and the finish all play a part.
