What affects the price in Dalston

What you pay depends on:

  • Stairs, lifts and the route to the room
  • Awkward walls, sloping ceilings and uneven floors
  • What goes inside: rails, shelves, drawers and dividers
  • Doors and drawers, and how many

Because every job is different, the cost is set out in a written quote after the visit. A larger piece means more material and more time. After that, the number of doors and drawers, the internal fittings and the finish all play a part.

Helping us understand the room

Ahead of the design visit, we will usually ask about:

  • Approximate measurements of the space
  • What kind of home it is, and which floor the room is on
  • Your postcode and the borough
  • How you want to use the space

The quote is built from the design visit. We take full measurements, see how true the walls and floors are and work through the design together. Afterwards, we send a written quote, so you can take your time with it. To book one, use our contact form.

Bespoke kitchens in Dalston

A bespoke kitchen is built around the room you have. Each cabinet is made to the real measurements of your walls, floor and ceiling, so the runs fit neatly from wall to wall. You decide the layout, the storage and the colour with us, and the kitchen is made at our workshop before it is fitted. People usually come to us about more storage in a small kitchen and a dresser that suits a period house, and the answer is built in our workshop from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted.

An open-plan kitchen in a flat is on show from the sofa, so the look of the cabinets matters as much as what they hold. Most households around Dalston live in purpose-built flats. A tall unit or panel at the end of the run can link the kitchen to the living space.

The quote comes in writing, so there is time to read it properly and share it with anyone else involved. It covers the design, materials and finish agreed at the visit.

Kitchens in Dalston: local notes

Homes built before 1919 make up about 35% of the housing in the neighbourhood around Dalston, with about 24% built between 1945 and 1972, on the Valuation Office Agency’s council tax figures for 2025. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. The centre of Dalston is within about a quarter of a mile of the Queensbridge Road Conservation Area. The controls in a conservation area are mostly about the outside of buildings, so furniture fitted inside a house does not normally need planning permission. The council can confirm if you’re not sure. Much of inner London is covered by controlled parking zones run by the boroughs. That typically means a van in Dalston needs a visitor permit, a paid bay or a bay suspension through the council. Let us know about parking near your home during the design visit.

Sutton House, about 0.9 miles east, is one of the historic houses in the wider area. For a period home anywhere nearby, a narrow back addition or an old chimney breast may shape the kitchen layout. If you live near Haggerston Park, a cupboard by the back door for boots and coats can be built in with the kitchen. If you live in a flat close to Dalston Junction station, the route in is measured not just the room, and the sections are sized to fit it.

Dalston is part of the London Borough of Hackney, about 1 mile south of Shoreditch. Whether your home in Dalston is a terraced house, a flat or a newer build, the furniture is designed around the room as we find it. In Hackney, Dalston is one of the places we cover.

Every home in E8, N1 and N16 is covered for bespoke kitchens, from the main roads to the quieter streets. You will find streets here such as Glebe Road, Forest Road and Boleyn Road, and we cover homes on all of them for bespoke kitchens. Dalston is near the A107 and A1207; on busy main roads, unloading kitchens takes a little planning. We also cover Kingsland (1 mile west), De Beauvoir Town (1 mile west), Hackney Central (1 mile east), London Fields (1 mile south-east) and Shacklewell (1 mile north). Across the rest of Hackney, our area takes in Stamford Hill (2 miles north), Upper Clapton (2 miles north), Manor House (2 miles north-west), Lea Bridge (2 miles north-east) and Hackney Marshes (2 miles north-east).

Made-to-measure kitchens or ready-made?

Ready-made ranges rarely include a larder or dresser that fits a particular alcove. Bespoke joinery can be made for the exact space, painted to match the rest of the kitchen. In a flat, every bit of floor counts, and standalone furniture uses more of it than it needs. Built-in pieces use the full height and the tricky corners.

What goes inside matters as much as the outside: rails, shelves, drawers and dividers all add work. We will talk through what you need inside during the design visit, then set it out in the quote.

Questions we are often asked

My home in Dalston is a flat. How do you get the furniture in?

We measure the route in as well as the room: the stairs, landings, lift and doors. Kitchens are built in our workshop in sections sized to fit that route, then assembled in your flat. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it’s worth checking those early.

I live near Dalston Junction station. Is that in your area?

Yes, homes across Hackney and the rest of London are within the area we cover. You can fill in our short enquiry form to arrange a design visit, and let us know about parking and access at the same time.

Do I need planning permission for fitted furniture?

Not normally. Conservation areas mostly control changes to the outside, and fitted furniture inside a house doesn’t normally need planning permission. In a listed building, check with the council’s conservation officer before any work.

Do I choose the paint colour?

You choose it. We agree the colour with you, and it’s set out in the quote.

How long does fitting take?

The time the fitting takes depends on the kitchen’s size and how many other trades are involved, and the fitting days are agreed in your quote. We’ll talk it through at the design visit.

What do you do at the measuring visit?

We take full measurements, look at the walls and floors and work through the design together. Access and parking are worth talking about too.

Flat-pack or bespoke?

The real difference is in the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. Off-the-shelf furniture can’t typically do that in an older room.

Cost matters, and it’s fair to say so: off-the-shelf furniture usually costs less up front. Bespoke earns its place where the room is awkward, space is tight or you want the furniture to look part of the house.

What happens on fitting day

In older rooms, the furniture typically has to meet skirting, picture rails, cornice or coving. We cut and scribe the furniture around them on site, so it looks as though it was always there. How long fitting takes depends on the kitchen’s size and how many other trades are involved, and your quote sets out the fitting days. Many blocks have entry systems, concierge desks or rules on booking the lift, so check them with the managing agent before fitting day. Floors in the flat and the common parts are protected while the furniture comes in.

Advice

Flats, leases and landlords

Leaseholders should check the lease before anything is fixed to the walls. Some leases need the building owner’s consent for alterations, which is worth sorting early. We cannot give advice on leases, so check it yourself or ask your managing agent.

A lot of London’s terraced houses are now converted flats, which often brings a shared hall and tight turns on the stairs. We plan the size of each section around it, after measuring the route at the measuring visit.
