Bedrooms in Southfields: local notes

Homes built before 1919 make up about 57% of the housing in the neighbourhood around Southfields, with about 14% built since 2000, on the Valuation Office Agency’s council tax figures for 2025. It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. Within a mile of the centre of Southfields, 10 conservation areas are recorded by Historic England. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. Flats in converted or shared houses account for about 23% of households in the neighbourhood around Southfields, going by Census 2021 figures from the ONS. In a converted house, rooms can be odd shapes, with new partitions meeting old walls, and the route in may go through a shared hall and stairs. If your flat is leasehold, check your lease before anything is fixed to the walls.

For an older house near St John the Divine, solid external walls can be cold, so ventilation behind wall beds is part of the design. Close to King George's Park? Wall beds are typically planned on the walls away from the window, so the light and the view stay.

Wall beds in Southfields: what you get

Not every mattress suits every wall bed; the mechanism maker sets the size, depth and weight it can take. We’ll talk through what suits the bed during the design visit, so you can choose a mattress that works. People usually come to us about a studio that works by day and night and a hobby room with a bed for guests, and the answer is made at our workshop from moisture-resistant MDF and birch plywood, finished by spray or by hand.

Floors in older houses often slope, and a large share of the homes around Southfields are that old. Fitted furniture sits on a plinth or adjustable feet set level, so the doors line up and the gaps run straight. Where the wall bows, the edge is scribed to follow it.

If the job needs another trade, such as an electrician or a plumber, we’ll tell you. Our quote covers the carpentry: the design, the materials and the finish.

Why bespoke in Southfields?

Off-the-shelf units can leave gaps at the sides or top. A bespoke cabinet can run the full width and height, with storage or shelves filling the rest of the wall. Ready-made units stop well short of a tall period ceiling, and that space collects dust instead of storage. Built-in pieces can run to the cornice or the picture rail.

Your quote is written for your room once we’ve visited and measured. A larger piece means more material and more time, so size comes first. Doors, drawers, internal fittings and the finish make up most of the rest.

Common questions about wall beds

Will parking be an issue for fitting furniture in Southfields?

It can be, as controlled parking zones cover much of inner London. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It helps to tell us about parking during the design visit.

My house in Southfields is Victorian. Can you deal with uneven walls?

Yes. Walls in older houses are rarely flat or square, and floors are often out of level, so each piece is scribed to follow the wall and set level on a plinth or adjustable feet. Skirting, picture rails and cornices are met neatly or cut around. Fixings are chosen for the wall, whether solid brick or lath and plaster.

Do you supply the mattress?

The mechanism maker sets which mattresses suit the bed by size, depth and weight. We’ll go through those limits at the measuring visit so you can choose one that works.

Will you paint the walls around the furniture?

No. Our work is the furniture, not the walls. The furniture is finished by spray or by hand, as agreed in your quote.

How do you get large furniture into a flat?

It is made in sections, each one sized to fit the way in. At the design visit, we measure the route not just the room.

Do you work on Saturdays?

Yes, by prior arrangement. If a Saturday works better for you, say so when you get in touch.

From workshop to your room

If anything comes up on the day, just ask. Most of the decisions were made at the measuring visit and set out in your quote, so the day itself is about careful fitting and leaving everything tidy. The time the fitting takes depends on the size of the bed and the cabinets around it, and the fitting days are agreed in your quote. If your hall still has its original tiles or boards, they’re covered before any carrying starts. Fixings into older walls are made carefully, as lath and plaster can crack if treated roughly. Decorating around the furniture afterwards is for your decorator.

  1. We start with how the room is used and who’ll sleep there. The bed can sit among shelves or beside a desk.
  2. At the design visit we measure the room and check the wall and floor.
  3. A quote follows, setting out the design and finish, ready to check.
  4. The bed housing and any shelves are made at our workshop, from moisture-resistant MDF and birch plywood.
  5. Fitting day: the cabinet is fitted and the bed checked as it lowers and lifts. We show you how the bed works before we leave.

Before fitting day

  • Arrange any electrical changes with your electrician in advance
  • Keep pets out of the room and the hallway
  • If you live in a block, book the lift and tell the building manager

Arranging a design visit

Advice

What it costs

A few things affect what fitted furniture costs:

  • Walls and floors that are out of level or out of square
  • How many doors and drawers there are
  • How easy it is to get the furniture into the room
  • Where a van can park, like a permit bay or a bay suspension

Because every job is different, the cost is set out in a written quote after the visit. Size, the number of doors and drawers and the internal fittings make the biggest difference to the price.

What we need to know

You do not need exact measurements or a plan. It’s enough to send:

  • What the furniture needs to hold
  • Any ideas or images you’ve saved
  • The postcode, so we can plan the visit
  • Whether it’s a house or a flat, and if there are stairs or a lift

We quote once we’ve seen the room. We measure the space, check the walls and floors and discuss what you’d like, and the written quote comes after. The price comes in a written quote, worked out from the measurements and the design you choose. To book a design visit, use our contact form.

Why people ask for wall beds in Southfields

Studio flats and small one-bedroom flats are another reason. With the bed away, the main room is a living space again until bedtime.

Requests we hear often include:

  • A storage wall with a bed inside
  • A flexible room for a growing family
  • A study that doubles as a spare room
  • A guest bed that disappears in the day

Fulham Palace, about 1.9 miles north-west, is one of the historic houses in the wider area. If your own home is a period one, solid external walls can be cold, so ventilation behind wall beds is part of the design.

Questions to ask before you hire anyone

  • Will they visit to measure before quoting?
  • Which parts of the job need an electrician or a plumber
  • Whether the route into your home has been checked
  • Real projects you can actually look at

When you need someone else

We do not treat damp or carry out building work, so these points are worth knowing:

  • Mattresses, which you choose to suit the mechanism
  • New sockets, lighting or wiring (your electrician)
  • Structural work to the wall or floor

If in doubt, you can send us a few details through our contact form and describe the room before you arrange a visit. Our process from visit to fitting.
