Wall beds in Wembley Park: what you get

Many spare rooms are only just big enough for a bed, and a bed that is used a few times a year takes most of the floor. A wall bed gives that floor back during the day, ready for work, exercise or play. Guests still get a proper bed when they stay. If you are living with a studio that works by day and night and shelves or a desk around the bed, that is what wall beds are for, made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.

Bedrooms in homes built since 2000 sometimes have big windows that take up much of a wall, so the remaining walls have to work harder. That’s worth planning for around Wembley Park, where many homes date from 2000 onwards, so we make the most of the walls you have. Corner sections are planned so nothing is wasted.

Where other trades are needed, for instance an electrician to move a socket, we point that out. The quote itself covers our work, from the design to the materials and finish.

Bedroom storage in Wembley Park

Homes built since 2000 make up about 57% of the housing in the neighbourhood around Wembley Park, with about 29% built between 1919 and 1939, according to Valuation Office Agency council tax figures (2025). We take that into account during the design visit, since older and newer walls take different fixings. Part of Wembley Park is in a conservation area, according to Historic England’s records. The controls in a conservation area are mostly about the outside of buildings, so furniture fitted inside a house does not normally need planning permission. The council can confirm if you’re not sure. About 57% of homes around Wembley Park were built since 2000, well above the figure for Brent as a whole, about 23%, on the Valuation Office Agency’s council tax figures for 2025. That makes plasterboard stud walls and compact rooms more likely, which shapes the fixings and sizes.

If your home is as old as some of the listed buildings nearby, such as Brent Town Hall, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features can need listed building consent. For a flat near Wembley Stadium station, wall beds are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room. For an older house near St Augustine, solid external walls can be cold, so ventilation behind wall beds is part of the design.

How fitting works for wall beds

The last stage of the day is the finish. If the furniture was spray painted in the workshop, we fill the fixing holes and touch up on site; if you chose hand painting, that can be done in the room once the furniture is fitted. The finish is always the one agreed in your quote. Fitting day starts by covering floors and setting out the sections. Each piece is levelled and fixed to suit plasterboard or block. Any hand painting can be finished on site.

Is bespoke worth it?

Ready-made wall bed units are available and typically cost less, and they can work in a simple space. They come in set sizes and finishes, so they may not suit uneven walls, low ceilings or alcoves. A bespoke cabinet is built for the room. Large off-the-shelf pieces can make a small room feel smaller, while fitted furniture, painted in a colour that suits the walls, reads as part of the room.

In London, parking can affect the price. Much of London is covered by controlled parking zones, so a van may need a visitor permit, a paid bay or a bay suspension. It helps to talk about parking at the measuring visit, so we can plan for it.

Tips worth knowing

None of this takes much effort. What we’d suggest:

  • Allow space for pillows and duvets
  • Keep children away while the bed moves
  • Mention if the wall is a stud wall
  • Think about how often the bed will be used

Follow the mechanism maker’s guidance each time you lower and lift the bed. Make sure the floor in front is clear before the bed comes down, with children kept well back while it moves.

Leasehold flats can have rules on alterations, so check your lease early. We cannot advise on your lease.

Flats, conversions and leaseholders

If your flat is leasehold, check your lease before fixing furniture to the walls. Some leases need the building owner’s consent for alterations. We cannot advise on your lease.

Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Let us know about them during the design visit, so fitting day is planned around them.

Common questions about wall beds

Do I need permission for fitted furniture in a conservation area?

Not normally. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. If you’re unsure, the council can confirm.

How do you fit wall beds in a flat in Wembley Park?

At the design visit, we measure the way in as well as the room. Wall beds are made in our workshop in sections sized to fit that route, then assembled in your flat. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it’s worth checking those early.

What space does a fold-down bed take up?

The bed needs room in front of it to come down, on top of the cabinet’s own depth. We measure this at the measuring visit and plan the layout around it.

How much does a wall bed cost?

Prices are quoted for your room, once we’ve measured and talked through the design. Size, storage and finish all affect the price. To arrange a design visit, message us from the contact page.

Do I get to choose the colour?

You do. We agree the colour with you.

How long does fitting take?

Every room is different. How long fitting takes depends on the size of the bed and the cabinets around it, and we confirm the fitting days in your quote, so you’ll know before we start.
