Wall beds in Sands End

About our wall beds in Sands End

A wall bed folds up into a fitted cabinet when you don’t need it and comes down when it is time to sleep. It lets one room do two jobs, so a guest room can double as a study or playroom. We make the cabinet for your room and finish it to match. People typically come to us about a flexible room for a growing family and a bed that fills a little-used room; the furniture is made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.

Purpose-built flats are home to most households around Sands End, so bedroom space is often tight and every wall counts. Fitted furniture can be planned floor to ceiling, so storage goes up rather than out. The furniture is built in sections that fit the route into the flat, then put together in the room.

The furniture is made in our workshop after you have had the quote and decided to go ahead. It describes the design, the materials and the finish agreed at the visit, so every detail can be checked first.

How fitting works for wall beds

When we arrive on fitting day, we start by protecting your floors and the route from the front door to the room. The sections made in our workshop come in next, a piece at a time. How long the fitting takes depends on the size of the bed and the cabinets around it, and your quote sets out the fitting days. Drilling can be heard through the walls and floors of a block, and some buildings set hours for noisy work. We plan the day to suit those rules. Saturdays can be arranged if your building allows work then.

  1. First, you tell us about the space.
  2. The design visit covers measuring, the wall and the layout. What the wall is made of matters, as the bed has to be fixed securely.
  3. You receive a written quote.
  4. The cabinets are built in our workshop.
  5. The wall bed is fitted in your home.

Getting ready for fitting day

  • Book any lift and let the concierge or building manager know
  • Clear the hallway and stairs so the sections can come through
  • Have your electrician move any sockets or switches beforehand

Getting a quote

It helps to see the room before we come. Pictures of the whole wall, the corners and the ceiling line tell us a lot about the space, especially with rough measurements. To share them, drop us a line using the contact form, and we will suggest a time for a design visit.

Bedroom storage in Sands End

Homes built before 1919 make up about 31% of the housing in the streets around Sands End, with about 29% built since 2000, on the Valuation Office Agency’s council tax figures for 2025. That matters for wall beds, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. Part of Sands End is in a conservation area, going by Historic England’s data. Conservation area controls are mostly concerned with the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. If you are unsure, check with the council before work starts. Purpose-built flats are home to about 67% of households in the area around Sands End, going by Census 2021 figures from the ONS. For a flat, wall beds are made in sections sized for the stairs, the lift and the doors. Many blocks have rules on lift booking and working hours, so check with the managing agent before fitting day.

If you live near Imperial Park, wall beds are usually planned on the walls away from the window, so the light and the view stay. If your children go to Falconbrook Primary School or a school nearby, the inside of wall beds can be laid out with adjustable shelves, so the space keeps up as children grow.

Common questions about wall beds

Is parking a problem for fitting in Sands End?

It can be, as controlled parking zones cover much of inner London. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It is useful to tell us about parking at the measuring visit, so the day can be planned around it.

Do you cover homes near Imperial Wharf station?

Yes. We cover all of Hammersmith and Fulham and the rest of London. To get started, you can tell us about the room on our contact form with some details about the room, and let us know about parking and access at the same time.

Is a wall bed safe?

Wall beds are made for regular use when fixed and used as its maker specifies. We fix the mechanism securely to a sound wall or floor, and you should follow the maker’s guidance on lowering and lifting it.

What finishes do you offer?

There are two choices: spray painting, done in the workshop for a smooth, even finish, or hand painting, which can be done on site. The finish is agreed in your quote.

Does my lease affect fitted furniture?

Possibly. A lease can require consent for alterations, including fixing furniture to the walls. We can’t advise on leases, so please check yours.

Is a mattress included with the wall bed?

The mechanism maker sets limits on mattress size and weight. We will explain its limits during the design visit, so you can choose with confidence.

Flats, conversions and lettings

Leaseholders should check the lease before anything is fixed to the walls. Some leases need the building owner’s consent for alterations, which is worth sorting early. We can’t give advice on leases.

Conversions and newer flats often have stud walls rather than solid brick. We choose fixings to suit the wall.

The problems wall beds solve

Others want the bed to be part of a wider storage wall. Cupboards and shelving either side turn one wall into storage, workspace and a bed.

Most of the enquiries we get are about needs like these:

  • A proper bed instead of a sofa bed
  • Storage built around a fold-down bed
  • A study that doubles as a spare room
  • A bed that looks like cupboards by day

Carlyle's House, about 0.9 miles north-east, is one of the historic houses in the wider area. For a period home anywhere nearby, solid external walls can be cold, so ventilation behind wall beds is part of the design.

Choosing a carpenter

  • Will the doors close with even gaps?
  • Whether the quote follows a visit to your home
  • Will other trades be needed, and who arranges them?
  • How they’ll get the furniture into the room

How to choose a carpenter in London

Made for the room, or bought in a box?

Ready-made wall bed units are available and normally cost less, and in a simple room they may be enough. They come in set sizes and finishes and rarely allow for an uneven wall or an alcove. A bespoke cabinet is built for the room. Ready-made units cannot follow the boxing and risers found in many flats, so it ends up with gaps or blocks access. Fitted furniture is built around them.

No two rooms cost the same to furnish, because the size, the layout and the finish all vary. Spray painting and hand painting are different processes, which affects the cost. The figure comes in your written quote after the design visit.
