Window seats for homes in Camden Town

The biggest shares of homes in the neighbourhood around Camden Town were built before 1919 (about 40%) and since 2000 (about 22%), according to Valuation Office Agency council tax figures (2025). It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. Entries on the National Heritage List near the centre of Camden Town include All Saints Greek Orthodox Church (Grade I), under half a mile south-east, and Church of St Michael (Grade II*), less than half a mile west. Listing covers the inside of a building as well as the outside, so works that affect a listed home’s character, like removing original joinery, may need listed building consent. The council’s conservation officer is the person to ask before work starts. Red routes are run by TfL, with tight limits on where and when vehicles can stop. If your home is on or just off a main road, it is useful to mention it. That way we can plan where to load and unload.

If you live near Lewis Cubitt Park, window seats can be designed to hold outdoor kit, from walking boots to picnic things. For families living near Our Lady Roman Catholic Primary School, window seats can be planned around what a family needs to keep, from coats and bags to sports kit.

Window seats for homes in Camden Town

A radiator under the window is common, and a seat has to work with it. A seat built over a radiator needs a grille or an open front, so the heat is not trapped. The front of the seat includes a grille, with space left around the radiator. When we visit in Camden Town, we will check the radiator and plan around it. Most enquiries start with a nursery or bedroom short of storage and a radiator that makes the space hard to use, and the answer is made at our workshop from moisture-resistant MDF and birch plywood, finished by spray or by hand.

Without a loft, a flat’s storage has to come from the hall, the recesses and the rooms. Around Camden Town, where most households live in purpose-built flats, that’s worth thinking about early. A shallow cupboard in a hall or a seat with drawers can hold a surprising amount.

The quote names the materials: moisture-resistant MDF, birch plywood or both, depending on the design. The finish is stated too, whether that’s spray painting or hand painting.

Materials and finishes

Birch plywood

Seats take weight every day, so they need to be strong. That’s why we use birch plywood for the frame and top. It is also good for drawer boxes.

Hand-painted finish

Hand painting gives a slightly softer look than spraying. It can be applied on site, in a colour agreed with you. It can be matched to the window woodwork.

How fitting day works

Before anything is fixed, we set the furniture level. Floors are often out of level, so adjustable feet or a plinth take up the difference, which keeps the lines straight. Only then is it fixed to the wall, with fixings chosen to suit brick, lath and plaster or plasterboard. Some buildings have a concierge, a lift booking system or set working hours, so it is worth checking with the managing agent ahead of time. Communal areas and floors are protected on the way in.

  1. You get in touch with a few details about the window.
  2. We visit to measure and talk about how you will use the seat.
  3. A quote in writing follows, with the fitting days agreed. Read it through and ask if anything is unclear.
  4. Your window seat is made in our workshop, shaped to the window.
  5. We fit it in your home and leave it ready to use, with the lids or drawers checked with you.

Getting ready for fitting day

  • Move furniture and belongings away from the wall
  • Point out meters, boilers and fuse boards near the furniture
  • Take anything hanging off the wall we are fitting to

How to get a quote

If you already have something in mind, tell us; if not, we can work it out together at the visit. At the design visit, we measure up and talk the design through with you, and the written quote then sets it out. To start, tell us about the room on our contact form.

Is it time for window seats?

A quiet place to read is a common wish. A seat by the window, with books nearby, makes a natural reading corner. It quickly becomes a favourite place to sit.

Here are some of the needs we’re asked about most:

  • A recess under the window doing nothing
  • Wanting a seat without blocking the radiator
  • A child’s room that needs storage and seating
  • A room with shutters and sashes that deserves a proper seat

For an older house near St Michael's Church, the deep reveals of an older window can frame a seat neatly.

What to check before you book

  • Who does any electrics, plumbing or gas work
  • Which materials they’ll use, named in the quote
  • How parking will work on your street
  • How they handle walls that are not straight

FAQs: window seats in Camden Town

I live near Camden Road station. Is that in your area?

Yes. We cover all of Camden and the rest of London. You can drop us a line using the contact form to arrange a design visit.

Do I need permission for fitted furniture in a conservation area?

Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. If you’re unsure, the council can confirm.

Is the furniture spray painted or hand painted?

You can choose between two finishes: by spray or by hand. Spray painting gives a smooth, even finish, and hand painting is easy to touch up.

What if the wall is cold or damp?

An outside wall can be colder and damper than an inside one, so we allow for ventilation behind and inside the furniture to avoid condensation. Any damp needs sorting by the right specialist before fitting.

Do pictures help?

Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot, particularly with rough sizes. You can send them when you get in touch through our contact form.

How long will the window seat fitting take?

How long the fitting takes depends on the shape of the bay or recess and what goes under the seat, and we confirm the fitting days in your quote. Every part is made in our workshop before we arrive. Saturday fitting is possible by prior arrangement.

Tips worth knowing

The finish lasts best with a little care. These practical tips help:

  • Decide if the seat is part of a larger piece
  • Clear the bay or window area before the design visit
  • Consider how often you’ll reach for what’s stored
  • Note whether your window has working shutters

When we have finished fitting, the seat and its storage are ready. New paintwork takes time to cure fully, so go easy on it to begin with. Avoid placing heavy objects on the painted surfaces while it hardens.

Keep the radiator grille clear so the heat can reach the room. A clear grille keeps the room warm and the seat at an even temperature. Things stored near a radiator stay warm, so choose what goes there with that in mind.

What affects the price in Camden Town

Prices vary from room to room, for these reasons:

  • Where a van can park, like a permit bay or a bay suspension
  • How big the furniture is
  • Stairs, lifts and the route to the room
  • Tricky walls, sloping ceilings and uneven floors

Access to the room makes a difference too. Several flights of stairs, a small lift or a narrow hall can mean smaller sections and more carrying. Your quote is written for your room once we’ve visited and measured.

Helping us understand the room

Some details help us understand the job before we visit. When you contact us, it’s useful to send:

  • Radiators, sockets, pipes or meters on or near the wall
  • Pictures showing the full wall, from floor to ceiling
  • What kind of home it is, and which floor the room is on
  • Any ideas or images you have saved

Getting a quote starts with a few details: the room, rough sizes and some pictures if you have them. To send them, tell us about the room on our contact form. After that, we arrange a visit to measure and go through the design, then send a written quote.
