Window seats for your home in Cockfosters
Window seats in Cockfosters: what you get
A well-made window seat gives you a place to sit in the best light in the room. Our window seats are made for bays, sash windows and the recesses beside them, often with storage underneath behind a lift-up lid or drawers. For a home in Cockfosters, it starts with a design visit to measure the window and go through the design. We make window seats from birch ply and moisture-resistant MDF, painted by hand or sprayed, and the things people most often want solved are a radiator under the window getting in the way and wanting new furniture to sit well in an older room.
With interwar houses or semis a big part of the picture around Cockfosters, loft conversions are common, and they leave low eaves and sloping ceilings. Those spaces, along with bays and hallways, are where fitted storage can add the most. For lofts, we work in spaces that are already converted or boarded.
Our quotes are written in plain words. They say what will be made, what it’s made from and how it will be finished, taken from what we agreed at the visit.

How fitting day works
Period rooms often have skirting boards, picture rails, cornices or coving for the furniture to meet. We cut and scribe the furniture around them on site, so it looks as though it was always there. How long the fitting takes depends on the shape of the bay or recess and what goes under the seat, and we confirm the fitting days in your quote. It helps to clear the room and the route before we arrive. On the day, we cover the floors first, then bring the sections in. Each piece is levelled, scribed where the wall wanders and fixed to suit the wall.
- First you let us know about the bay or window where you’d like a seat.
- At the design visit we measure the bay or recess and check the radiator, cill and any shutters. We also talk about lift-up lids or drawers.
- You receive a quote in writing for the seat we’ve discussed, for you to look over.
- The seat is built in our workshop and painted to your chosen colour. We use moisture-resistant MDF and birch plywood.
- The seat is fitted in your home and checked so the lids and drawers run well.
Before fitting day
- Let us know about parking near your home
- Clear the area where the furniture is going
- Book any lift and let the concierge or building manager know
How to get a quote
The design visit is where every quote starts. We measure the room properly, check how the walls and floors run and go through the design with you. A written quote follows the visit for you to look over. To book one, get in touch through our contact form.
Advice
Made for the room, or bought in a box?
Off-the-shelf benches come in the maker’s finishes. We paint the seat in the colour you choose, so it can match the woodwork or the walls. Doors, windows and radiators rarely leave a gap that matches a standard width, so ready-made furniture often ends up in the wrong place. Fitted furniture is designed around them.
In London, parking can affect the price. The boroughs run controlled parking zones across much of the city, so we may need a visitor permit, a paid bay or a suspended bay. Tell us about parking during the design visit, so we can plan for it.

Cockfosters homes and window seats
The biggest shares of homes in the streets around Cockfosters were built between 1945 and 1972 (about 31%) and between 1919 and 1939 (about 30%), going by the Valuation Office Agency’s 2025 council tax figures. That matters for window seats, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. The Monken Hadley Conservation Area is close by, within about a quarter of a mile of the centre of Cockfosters. Planning controls in conservation areas are mainly concerned with the outside of buildings, so fitting furniture inside a house doesn’t normally need permission. If you’re unsure, check with the council before work starts. Detached and semi-detached houses are home to about 60% of households in the streets around Cockfosters, according to Census 2021. In a semi or detached house, a driveway, where there is one, can make unloading easier.
If your home is as old as some of the listed buildings nearby, like Front Lodge at Trent Park, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features. Living in a block of flats near New Barnet station? The problems window seats solve
A radiator under the window often makes the space hard to use. A built-in seat with a grille lets the heat out while making the space useful. It’s a neat answer to a common problem.
Some of the things we’re asked to solve are these:
- A period room that needs furniture to suit it
- Wanting a seat without blocking the radiator
- A ready-made bench that does not fit the bay
- Toys spread across a bedroom floor
For an older house near Christ Church, a radiator under the window just needs a grille in the seat front.
Questions to ask before you hire anyone
- Have they measured the stairs, lift and doorways?
- Whether the finish is set out in the quote
- Will the quote be in writing?
- Which parts of the job need an electrician or a plumber
When is bespoke worth it?
Standard units come in set widths and heights, so there’s typically a gap left over at the top or at one end. Fitted furniture is made to the room’s measurements, so it can run to the ceiling and fill the width.
What you pay for with bespoke is mainly the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. Off-the-shelf furniture cannot normally do that in an older room.
Flats, conversions and leaseholders
Some blocks ask for notice before trades arrive, often through a building manager or concierge. If there’s a lift, it may need booking, and its size matters when we plan the sections. Let us know about it when you get in touch.
If the property is let, we’ll need access agreed with the tenants, at times that suit them. A letting agent can arrange this on a landlord’s behalf.
