How we make window seats for Euston
Sash windows are a feature of many older London homes. A seat beneath one needs to sit below the cill so the window still opens and closes easily. If the window has shutters, the seat is planned so they can still open fully. We check all of this at the design visit in Euston. If your home has a period room that needs furniture to suit it and a radiator under the window getting in the way, that’s what window seats are for, made from moisture-resistant MDF and strong birch plywood, with a painted finish.
In a block, the lift, the corridors and the door to the flat set the size of each section. Most households around Euston live in purpose-built flats, so window seats are drawn in sections from the start. Floors in the corridor and the flat are covered on the way in.
Everything we agree at the measuring visit goes into the written quote: the layout, what goes inside, the materials used and the finish. If something is not quite right, tell us before anything is made.

Fitting day, step by step
There isn’t much for you to do on fitting day. We need someone to let us in at the start, and it is useful to have the room cleared beforehand. After that, it is over to us: the floors are covered, the sections come in and the fitting begins. The time the fitting takes depends on the shape of the bay or recess and what goes under the seat, and we confirm the fitting days in your quote. Loading near a block of flats can take some planning, so details of bays, permits or a loading area help. The sections are assembled in the flat and fixed to suit the walls. Saturday fitting is possible by arrangement.
- First we hear about your bay or window and what you’d like, with a note of any radiator or shutters.
- At the design visit, every side of the window is measured. Then we discuss the seat height and storage.
- We agree the seat, the storage and the finish, and send a written quote. Take your time with it.
- The seat is made at our workshop and painted in your colour. The materials are moisture-resistant MDF and birch plywood.
- We fit it in your home and check every lid and drawer with you.
Before fitting day
- Point out meters, boilers and fuse boards near the furniture
- Keep pets in another room while we work
- Move furniture and belongings away from the wall
Starting with a design visit
Pictures help us understand the room before we visit. A few pictures showing the walls, the corners and where the ceiling meets them give us a good feel for the space, along with rough sizes. To share them, message us from the contact page, and we will arrange a design visit.

How we price window seats
There is no set price, because there’s no set room. What affects it comes down to:
- Hanging rails, shelves, drawers and other fittings inside
- Access to the room, like stairs, lifts and narrow halls
- Parking and unloading on your street
- Doors and drawers, and how many
The price comes in a written quote, worked out from the measurements and the design you choose. Size, the number of doors and drawers and the internal fittings make the biggest difference to the price.
Helping us understand the room
When you contact us, these help most:
- What the furniture needs to hold
- Where you live, with the postcode
- Anything fixed to the wall that the furniture needs to work around
- Examples of the look you’re after
You do not need exact measurements to get started. Everything is measured properly when we visit, including how level the floor and ceiling are. To get started, send us a few details through our contact form with some details about the room. You receive a quote in writing after the visit.
FAQs: window seats in Euston
Do I need permission for fitted furniture in a conservation area?
Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.
Is parking a problem for fitting in Euston?
It can be, as controlled parking zones cover much of inner London. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. Let us know what parking is near you during the design visit, and we’ll plan around it.
Should I send pictures?
Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot. You can send them when you message us from the contact page.
What does a bespoke window seat cost?
Your quote is written for your room once we’ve visited and measured. A bay with angled sides involves more work than a straight recess, and drawers more than a lid. We set it all out in a written quote.
What finishes do you offer?
You can choose between two finishes: by spray or by hand. A spray finish is smooth and even, while a hand-painted one is easy to touch up later.
Can a window seat go over the radiator?
Yes. A radiator under the window is common, and the seat is designed to work with it. A grille in the front lets the heat into the room. Anything stored over the radiator will stay warm, so we plan the storage with that in mind.
Materials and finishes
Pull-out drawers
With drawers, you don’t need to move the cushion to reach your things. They’re ideal for everyday items. We size the drawers to suit the seat.
Hand-painted finish
A hand-painted finish can be applied once the seat is in place. It’s easy to touch up later. Like any new paint, it needs time to cure fully.
Euston homes and window seats
Homes built before 1919 make up about 40% of the housing in the area around Euston, with about 21% built since 2000, based on the Valuation Office Agency’s 2025 council tax data. It is a good starting point, though every room is still measured, as two homes of the same age rarely match. There are 242 entries on the National Heritage List within half a mile of the centre of Euston. Original fireplaces, shutters and panelling are worth keeping where they survive, and window seats can be designed to work around them. The boroughs run controlled parking zones across much of inner London. For fitting in Euston, a van typically needs a visitor permit, a paid bay or a bay suspension, which the council arranges, often with notice. Let us know about parking near your home during the design visit.
For families living near UCL School of Slavonic and East European Studies, deep drawers suit the bulky things families collect, from scooters to swimming kit. For an older house near St Pancras New Church, a radiator under the window just needs a grille in the seat front. Living in a block of flats near London Euston station? Then the route in is measured as well as the room, and the sections are sized to fit it.
Euston is within the London Borough of Camden, about 1 mile east of St Pancras. Design visits and fitting in Euston can be on a Saturday, by arrangement. In Camden, Euston is one of the places we cover, and the borough has 28 places on our list.

Made for the room, or bought in a box?
For a straight window with no radiator, a ready-made bench can do the job. Bespoke work makes sense when the window is a bay, there is a radiator below, or you want storage built in. We are happy to give an honest view during the design visit. Flats tend to have walls interrupted by doors, radiators and sockets, and standard widths rarely fit between them. Built-in pieces are sized for each stretch of wall.
Every room is priced on its own, because size, layout and finish change from job to job. A spray finish and a hand-painted finish involve different work, and that shows in the price. The figure comes in your written quote after the design visit.
