Before and after fitting day
These points come up often when people plan window seats. They help before and after fitting:
- Think about matching the woodwork or the walls
- Plan the cushion early so the seat suits it
- Consider adding shelving around the seat
- Move furniture away from the window so we can measure
Condensation can form on windows in cold weather, so wipe the cill and the back of the seat if it gets wet. A little ventilation helps keep things dry. If anything is not right with the seat, drop us a line using the contact form and we will talk it through.
Every so often, look at the hinges and any handles. Tightening early stops a small looseness getting worse. If a lid or drawer starts to catch, use our contact form and describe what’s happening.
How we make window seats for Limehouse
Many windows have a radiator beneath them. Over a radiator, the seat needs a grille or open front so warmth can reach the room. We design the grille into the front of the seat and leave space around the radiator. We will look at your radiator during the design visit in Limehouse. Most enquiries start with no comfortable place to sit in the light and standard furniture leaving gaps in a bay; the furniture is made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted.
A hall in a home built since 2000 is often compact, with several doors leading off it, which leaves little wall for storage. With many homes around Limehouse built since 2000, the hall is often where we look first. A shallow cupboard can take coats, shoes and the vacuum cleaner without blocking a door.
A written quote is the clearest record of what we’ve agreed. It describes the window seat we have designed for the room, what it is made from and how it is finished.

Flats, conversions and lettings
Some blocks ask for notice before trades arrive, often through a building manager or concierge. Lifts sometimes need to be booked, and the lift size helps decide how big each section can be. Let us know about it when you contact us.
In conversions and newer blocks, many internal walls are timber or metal stud with plasterboard. We choose fixings to suit the wall.

What else we make in Limehouse
Is it time for window seats?
The most common reason is wanting to make more of a bay or window. A bay can be an awkward space for furniture, and a seat makes it part of the room. It gives you a place to sit in the light.
A few of the things people ask us to solve are these:
- A bay with no furniture that fits
- Needing more storage in the room
- A radiator that makes the space hard to use
- A ready-made bench that doesn’t fit the bay
Near listed buildings like Church of St Anne, under half a mile south of the centre of Limehouse, older homes may keep original joinery that window seats can be designed around. For a listed home, fixing into original features can need listed building consent.
What to check before you book
- Will the doors close with even gaps?
- Will other trades be needed, and who arranges them?
- Is it spray painted or hand painted?
- How they handle walls that aren’t straight
How it is made
Lift-up lids
With a lift-up lid, the whole space beneath the seat opens up. It suits blankets, toys and things you do not need every day. We make the lid to open and close cleanly.
Spray-painted finish
Spray painting suits panels, grilles and plain fronts alike. It is carried out in the workshop for an even coat. The colour is your choice.
Limehouse homes and window seats
The biggest shares of homes in the neighbourhood around Limehouse were built since 2000 (about 42%) and between 1945 and 1972 (about 24%), going by the Valuation Office Agency’s 2025 council tax figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how window seats are fixed and fitted. Within a mile of the centre of Limehouse, 21 conservation areas are recorded by Historic England. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings, so fitted furniture inside a house does not normally need planning permission. Red routes are run by TfL, with tight limits on where and when vehicles can stop. If your home in Limehouse is on or near a main road, tell us at the design visit. We will plan where the van can stop.
Sutton House, about 2.4 miles north, is one of the historic houses in the wider area. For a period home anywhere nearby, a radiator under the window just needs a grille in the seat front. If your home is one of the older houses near St Paul's Bow Common, a bay or a sash window is a natural place for a window seat.
Limehouse is about 2 miles west of Whitechapel, in the London Borough of Tower Hamlets. From period terraces to newer flats in Limehouse, we measure the room as it is and design around it. We cover places right across Tower Hamlets, large and small.

Questions from Limehouse
Do you make window seats for homes in Limehouse?
Yes, we work across Tower Hamlets, Limehouse included, and across the rest of London. To get started, you can tell us about the room on our contact form with a few details.
My home in Limehouse is a flat. How do you get the furniture in?
At the design visit, we measure the way in not just the room. Window seats are made in our workshop in sections sized to fit that route, then assembled in your flat. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it is worth checking those early.
Can you build a window seat over a radiator?
Yes. We build a grille or an open front into the seat so the heat is not trapped. Space is left around the radiator too. Moving the radiator is for your plumber, if you’d prefer it elsewhere.
How is the furniture painted?
You can choose between two finishes: by spray or by hand. Spray painting gives a smooth, even finish, and hand painting is easy to touch up.
Do I choose the paint colour?
You do. We agree the colour with you.
Can the fitting be on a Saturday?
Yes, we can arrange Saturdays. Let us know when you first get in touch, and we’ll see what we can do.
How fitting day works
Furniture made in a workshop still has to meet the room it is going into, and that happens on fitting day. Few walls in older London homes are truly flat or square, so we scribe the edges by hand to follow the wall. How long the fitting itself takes depends on the shape of the bay or recess and what goes under the seat, and the fitting days are agreed in your quote. Newer blocks often have concierge desks, entry systems and rules on lift booking, so check them with the managing agent before fitting day. Window seats are made in sections sized for the lift and doors.
- To begin, message us from the contact page; a brief note on the bay or sash window is enough.
- We visit to measure up and work out how warm air from the radiator will reach the room.
- Your written quote sets out the seat, the grille, the materials and the finish.
- In our workshop the seat is built from moisture-resistant MDF and birch plywood, with the grille made to match.
- The seat is fitted with the radiator grille in place, so the heat keeps moving.
Preparing the room
- Check the building’s rules for trades and lift bookings
- Keep pets out of the room and the hallway
- Mention any parking restrictions on your street
