Fitted bedroom furniture in Ladywell
About 58% of the homes in the area around Ladywell went up before 1919, and about 17% since 2000, going by the Valuation Office Agency’s 2025 council tax figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how fitted wardrobes are fixed and fitted. The centre of Ladywell is within about a quarter of a mile of the St Mary's Conservation Area. The controls in a conservation area are mostly about the outside of buildings, so furniture fitted inside a house doesn’t normally need planning permission. Your council can advise if you are unsure. The Ultra Low Emission Zone has covered all of London since it reached the outer boroughs on 29 August 2023. It applies to every van that comes to fit furniture in Ladywell. Parking and access are planned during the design visit.
If your home is as old as some of the listed buildings nearby, like Church of St Mary the Virgin, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features. Close to Ladywell Fields? Keeping fitted wardrobes off the window wall keeps the room bright. If you live in a flat close to Ladywell station, it is useful to book the lift and tell the concierge before fitting day.

Fitted wardrobes in Ladywell
Some bedrooms suit wardrobes that wrap around the bed, with tall cupboards either side and storage bridging over the headboard. Others work around a window. We plan the layout so the room still feels open. If you’re living with an awkward slope in a loft bedroom and mismatched bedroom furniture, fitted wardrobes made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted can solve it.
Ceilings in homes built before 1919 are often tall, and a large share of the homes around Ladywell date from then. Fitted furniture can run right up to the ceiling or the cornice, with high storage for the things you use least. Original mouldings are worked around rather than removed.
The written quote puts the design visit in writing: the layout, what goes inside, the materials used and the finish. If something is not quite right, tell us before anything is made.

Questions from Ladywell
Can you fit furniture in a home close to Ladywell station?
Yes. We cover all of Lewisham and the rest of London. To get started, you can message us from the contact page with a few details about the room.
My home in Ladywell is a flat. How do you get the furniture in?
At the design visit, we measure the way in not just the room. The furniture is made in sections that fit the stairs and lift, and put together in the room. It helps to check any building rules and your lease before fitting day.
How is the inside of the wardrobe planned?
It’s worked out with you when we measure, based on what you wear and how much of it there is. Some shelves can be adjustable so the layout can change.
What happens when you come to measure?
We measure the room, check how level the walls and floors are and discuss the design with you. We’ll also ask about access and parking, and afterwards we send a quote in writing.
Can fitted wardrobes go either side of the bed?
Yes. A common layout is tall cupboards either side of the bed and storage above the headboard. It is planned so there’s room around the bed and the room does not feel enclosed.
Do I need permission in a conservation area?
Not normally. Conservation areas mostly control changes to the outside, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different: check with the council’s conservation officer first.
Flats, leases and landlords
Many London terraces have been converted into flats, and that often means a shared hallway and a tight turn on the stairs. Each section is sized with that in mind, once we’ve measured the way in.
Landlords furnishing a let use fitted furniture too, as it makes good use of an tricky room. It is made from the same moisture-resistant MDF and birch plywood as any of our work, with a spray or hand-painted finish.
When is bespoke worth it?
Long shelves are where off-the-shelf often struggles. How much a shelf bends depends on its span, depth and load, and long runs need a thicker shelf, a lip along the front or a support. We design shelves with that in mind.
Standard units come in set widths and heights, so there’s often a strip of wasted space at the side or above. Fitted furniture is made to the room’s measurements, so it can run to the ceiling and fill the width.

How fitting works for fitted wardrobes
At the end, we tidy up and take up the floor coverings. Before we leave, we go over the finished piece together and answer any questions. How long the fitting takes depends on how many wardrobes there are and how the room is shaped, and we confirm the fitting days in your quote. Scribing is done on site, which means some cutting in the room or close by, so we ask for a clear space to work near the room. Dust is kept down and cleared up as we go. Hand painting, if that’s your finish, can follow the fitting.

Before and after fitting day
Painted fitted furniture is easy to look after with a little care. These habits help most:
- Count how much long hanging and short hanging you need
- Think about whether hinged doors will clear the bed
- Check your lease before fixing furniture to walls in a leasehold flat
- Plan any socket or switch changes with your electrician before fitting
A soft, slightly damp cloth is enough to clean painted doors. Skip scouring pads and harsh cleaners, as they can dull the paint.
Make sure vents at the top or bottom of the wardrobe aren’t blocked, especially where the wardrobe meets an outside wall. Watch for musty smells or marks on clothes and deal with any damp early.
Boards, parts and paint
Moisture-resistant MDF
MDF in a moisture-resistant grade is stable and paints evenly, so we use it for doors, end panels and the faces you see. It is a sensible choice against a colder external wall.
Spray-painted finish
A sprayed coat covers edges, corners and panels evenly. The colour is agreed at the design stage.
