Living-room storage in Ladywell

Homes built before 1919 make up about 58% of the housing in the neighbourhood around Ladywell, with about 17% built since 2000, in the VOA’s 2025 council tax stock figures. We take that into account at the design visit, since older and newer walls take different fixings. The centre of Ladywell is within about a quarter of a mile of the St Mary's Conservation Area. Conservation area rules mainly cover the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. If you’re unsure, check with the council before work starts. Around Ladywell, about 58% of homes date from before 1919, well above the figure for Lewisham as a whole, about 36%, in the VOA’s 2025 council tax stock figures. So older-house details are more likely to come into the design of TV and media units.

Near listed buildings like Church of St Mary the Virgin, less than half a mile north of the centre of Ladywell, older homes may keep original joinery that TV and media units can be designed around. If your own home is listed, check with the council before fixing into original features. Living in a block of flats near Ladywell station? TV and media units for homes in Ladywell

We make TV and media units from moisture-resistant MDF and birch plywood in our workshop. The finish is spray painted in the workshop or hand painted, in a colour agreed with you. We fit across Lewisham and the rest of London. If your home has cables trailing across the wall and a TV that looks out of place in the room, TV and media units made from moisture-resistant MDF and birch plywood, finished by spray or by hand can solve it.

A large share of the homes around Ladywell were built before 1919, which in London mostly means Victorian and Edwardian houses. Main rooms in houses like these typically have a chimney breast with an alcove on each side, which gives TV and media units an obvious place to go. Because old walls bow and floors slope, the units are scribed to follow the wall and levelled at the base.

Where other trades are needed, for example an electrician to move a socket, we point that out, so it can be arranged before fitting day. The quote itself covers our work, from the design to the materials and finish.

Tips worth knowing

These points come up often when people plan TV and media units. They’re worth knowing whatever the room:

  • Measure your TV, or the size you expect to buy next
  • Check where the seating will go
  • Let us know about access early
  • Think about which things need to be seen by a remote

After setting up, check that the boxes are not getting too warm. Do not block the gaps and openings left for air with cables or clutter.

Tag each lead at both ends to make future changes easier.

DIY, flat-pack or bespoke

Long shelves are where off-the-shelf often struggles. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. That’s something we plan for in the design.

The real difference is in the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. Off-the-shelf furniture can’t typically do that in an older room.

How it is made

Plinths and scribe strips

In older houses, we usually scribe the sides and top. It makes the unit look built in.

Spray-painted finish

Spraying coats edges and corners evenly and leaves no brush marks. The colour is agreed before we start.

Questions from Ladywell

Can you fit furniture in a home close to Ladywell station?

Yes, homes across Lewisham and the rest of London are within the area we cover. You can send us a few details through our contact form to arrange a design visit.

Can parking be tricky on fitting day in Ladywell?

It can be, as controlled parking zones cover much of inner London. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It is useful to tell us about parking at the design visit.

Do I need permission to fit furniture in a leasehold flat?

Possibly. A lease can require consent for alterations, including fixing furniture to the walls. Check your lease, as we cannot advise on it.

Can you fit furniture on an external wall?

It can be done with some care: leaving ventilation behind and inside helps stop condensation. We don’t treat damp, so any damp should be sorted before fitting day.

How is the furniture painted?

There are two options: a spray finish from the workshop, which is smooth and even, or hand painting, which can be done in your home. Your quote sets out which you have chosen.

Does someone need to be home during the fitting?

We need access, so someone has to let us in. After that, you don’t need to stay in the room, but it is useful to be around at the end.

How fitting works for TV and media units

Once the main sections are fixed in place, any doors go on and any drawers or lids are fitted. We adjust each one so the gaps line up and it closes cleanly, and then we check it all again. How long the fitting takes depends on the length of the TV wall and what it needs to hold, and we confirm the fitting days in your quote. Terraced streets in London are often lined with parked cars, so details of permits, bays and any loading restrictions help. Unloading is kept short, with sections taken straight inside. Saturday fitting can be arranged.

  1. It starts with a short note from you about the TV wall.
  2. At the design visit we measure the wall and also the hall, stairs and doorways the unit has to pass through.
  3. We send a quote in writing.
  4. The unit is built in our workshop from moisture-resistant MDF and birch plywood, in sections that fit the route in.
  5. The sections are carried in, assembled and set level, ready for your equipment.

How to prepare

  • Check the building’s rules for trades and lift bookings
  • Make sure pets are kept safely away
  • Take down pictures, mirrors and shelves from the wall

Advice

Bespoke TV and media units or ready-made?

A bespoke unit isn’t instant: there is a design visit, a quote and making time. If you are renting or moving soon, a standalone stand may suit you better. Ready-made pieces are proportioned for newer homes and can look lost in an older one, whereas fitted pieces can pick up the room’s height and mouldings, with panels and details to suit the house.

Getting to the room affects the job as well. Narrow halls, tight stairs or a small lift may mean the furniture is made in more sections. We quote each job for the room it’s going into, after the design visit.
