Bedroom storage in Ladywell
About 58% of the homes in the neighbourhood around Ladywell went up before 1919, and about 17% since 2000, based on the Valuation Office Agency’s 2025 council tax data. We take that into account during the design visit, since older and newer walls take different fixings. 7 conservation areas have at least part of their area less than a mile from the middle of Ladywell. England has around 10,000 in all, and their controls are mostly concerned with the outside of buildings. Red routes are run by TfL, with tight limits on where and when vehicles can stop. If your home in Ladywell is on or near a main road, tell us during the design visit. Then we can work out where to load and unload.
Queen's House, about 2 miles north, is one of the historic houses in the wider area. If your own home is a period one, solid external walls can be cold, so ventilation behind wall beds is part of the design. If your home is one of the older houses near Church of St Mary the Virgin, solid external walls can be cold, so ventilation behind wall beds is part of the design. Near listed buildings like Church of St Mary the Virgin, under half a mile north of the centre of Ladywell, older homes may keep original joinery that wall beds can be designed around. For a listed home, fixing into original features can need listed building consent.

Wall beds for homes in Ladywell
The mattress has to suit the mechanism, because the mechanism maker sets limits on size, depth and weight. We can go through what the mechanism allows when we measure, so you can choose a mattress that works. People usually come to us about a home office that also sleeps guests and a flexible room for a growing family; the furniture is made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted.
Around Ladywell, a large share of homes date from before 1919, and bedrooms in houses of that age often have a chimney breast with an alcove either side. Fitted storage can sit in the alcoves or span the wall, chimney breast and all. Because older floors slope and walls bow, everything is scribed and levelled on site.
After the design visit, we send you a written quote. It describes the design we discussed, the materials and the finish, so it is clear what’s included.

More for homes in Ladywell
DIY, flat-pack or bespoke
Standard units come in set widths and heights, so there’s often a strip of wasted space at the side or above. Furniture we make is built to the room’s own sizes, so it can use the full height and width.
Long shelves are where off-the-shelf often struggles. How much a shelf bends depends on its span, depth and load, and long runs need a thicker shelf, a lip along the front or a support. We design shelves with that in mind.
What affects the cost of wall beds
Prices vary from room to room, for these reasons:
- Whether you choose a spray or hand-painted finish
- How square the room is
- Stairs, lifts and the route to the room
- Parking near your home
Every room is priced on its own, because the size, the layout and the finish all vary. Spray painting and hand painting are different processes, which affects the cost. The figure comes in your written quote after the design visit.
What we need to know
When you contact us, these help most:
- Rough sizes, even if they’re only to the nearest few centimetres
- A few pictures of the space, taken from the doorway and from each corner
- Anything fixed to the wall that the furniture needs to work around
- What you’d like to store or use the space for
It helps to see the room before we come. A few pictures showing the walls, the corners and where the ceiling meets them tell us a lot about the space, along with rough sizes. To share them, message us from the contact page, and we’ll suggest a time for a design visit.
Common questions about wall beds
Is Ladywell in the area you cover for wall beds?
Yes, Ladywell is within the area we cover, which takes in all of Lewisham and the rest of London. We start with a design visit to measure the room and talk through what you need, followed by a quote.
My home in Ladywell is a flat. How do you get the furniture in?
At the design visit, we measure the way in as well as the room. Wall beds are made at our workshop in sections sized to fit that route, then assembled in your flat. It helps to check any building rules and your lease before fitting day.
Does someone need to be home during the fitting?
We need someone to let us in at the start of the day. It also helps to have someone around at the end, so we can go over the finished furniture together.
Do you supply the mattress?
The mechanism maker sets which mattresses suit the bed by size, depth and weight. We can talk you through what the mechanism allows, so the mattress you choose fits.
How long does fitting take?
It depends on the design. How long the fitting takes depends on the size of the bed and the cabinets around it, and we confirm the fitting days in your quote.
Do I get to choose the colour?
You choose it. We agree the colour with you before anything is painted.
From workshop to your room
You are welcome to ask questions while we work. Most of the decisions were made during the design visit and set out in your quote, so the day itself is about careful fitting. How long the fitting takes depends on the design and how much storage goes around the bed, and the fitting days are agreed in your quote. On fitting day in an older house, the main job is scribing to walls and levelling on floors that slope, so each piece is trimmed and adjusted on site. We protect the floors and keep dust to a minimum. It helps to let us know about parking during the design visit, as terraced streets are often busy.
- First, you let us know about the room and how you’d like it to work.
- We visit, measure up and check the wall the bed will fix to. We also check there’s clear space in front to lower the bed.
- We send a quote setting out the design, materials and finish, for you to look over.
- We build and finish the bed housing and storage in our workshop.
- We fit it in your home, with the mechanism fixed as its maker specifies. The finish is sprayed in our workshop or painted by hand on site.
Preparing the room
- Let us know where the boiler and meters are
- Take down pictures, mirrors and shelves from the wall
- Arrange any electrical changes with your electrician beforehand
Getting a quote
Your quote is written for your room once we’ve visited and measured. Because every room is different, the quote comes after the design visit, when we’ve measured up and talked through the design. To arrange a visit, use our contact form.
Advice
What we do not do
Not everything around wall beds is carpentry, like an electrician, a plumber or a Gas Safe registered engineer. Here is what to bear in mind:
- Getting consent under your lease
- Choosing a mattress for you
- Electrical work for reading lights
Not sure whether your space suits wall beds? You can get in touch through our contact form and we will tell you before you arrange a visit. How a job runs, step by step.
What goes into it
- Spray-painted finish
- Shelves or a desk alongside
- Fold-down bed mechanism
- Moisture-resistant MDF
- Hand-painted finish
- Birch plywood
Flats, conversions and leaseholders
Many London terraces have been converted into flats, and that often means a shared hallway and a tight turn on the stairs. We plan the size of each section around it.
Conversions and newer flats often have stud walls rather than solid brick. Fixings are chosen to suit whatever the wall is made of.
