Window seats in Monks Orchard: what you get

Each window seat is built in our workshop, using moisture-resistant MDF and birch plywood. Birch plywood is strong and holds screws well, which suits a seat that takes weight every day, and MDF gives the fronts and panels a smooth surface for paint. Once painted, by spray or by hand, it’s brought to your home in Monks Orchard and fitted. We make window seats from moisture-resistant MDF and strong birch plywood, with a painted finish, and people most often get in touch about wanting a quiet place to read and toys spread across a bedroom floor.

With interwar houses or semis a big part of the picture around Monks Orchard, loft conversions are common, and they leave low eaves and sloping ceilings. Fitted storage can make use of the eaves, the bay or the hall. For lofts, we work in spaces that are already converted or boarded.

A written quote is the clearest record of what we have agreed. It sets out the window seat designed for your room, what it’s made from and how it is finished, and it’s what the workshop builds to.

Making use of awkward spaces in Monks Orchard

About 42% of the homes in the area around Monks Orchard went up between 1919 and 1939, and about 18% before 1919, according to Valuation Office Agency council tax figures (2025). For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. All of London, Croydon included, is inside the ULEZ. That includes the vans that bring and fit furniture in Monks Orchard. Access and parking are talked through at the design visit. Detached and semi-detached houses are home to about 51% of households in the streets around Monks Orchard, in the ONS Census 2021 figures. A house like that normally has more rooms to plan around than a flat, and sometimes a driveway that makes unloading easier.

If your home is one of the older houses near St George The Martyr Church, a bay or a sash window is a natural place for a window seat. For a family home near Oasis Academy Shirley Park, a place for each person’s coat and shoes stops the hallway filling up.

Monks Orchard is about 3 miles north-west of Thornton Heath, in the London Borough of Croydon. Questions we’re often asked

Can you fit furniture in a home close to Elmers End station?

Yes, homes across Croydon and the rest of London are within the area we cover. You can get in touch through our contact form to arrange a design visit, and tell us about parking and access at the same time.

Will parking be an issue for fitting furniture in Monks Orchard?

It depends on the street, as many London boroughs run controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you at the design visit.

Do you do the electrics?

No. Sockets, switches and lighting are for your electrician, and some electrical work in homes is covered by Part P of the Building Regulations. We will design around them.

What happens when you come to measure?

We measure the space and discuss the design, materials and finish. We look at the walls, floors and anything the furniture has to work around, then send a quote in writing.

Do I need planning permission for fitted furniture?

Not normally. Conservation area controls are mostly concerned with the outside of buildings, and fitted furniture inside a house does not normally need planning permission. In a listed building, check with the council’s conservation officer before any work.

Can a window seat go over the radiator?

Yes. We build a grille or an open front into the seat so the heat isn’t trapped. We also leave space around the radiator. Moving the radiator is for your plumber, if you’d prefer it elsewhere.

Why people ask for window seats in Monks Orchard

In a period home, a window seat can suit the character of the room. Painted to match the woodwork, it can look as though it has always been there. That appeals to people restoring or updating an older home.

Here’s what window seats can help with:

  • A radiator under the window getting in the way
  • Looking for a reading spot by the window
  • Unused space below a sash window
  • A bay window that is hard to furnish

Close to Ashburton Park? Window seats can be designed to hold outdoor kit, from walking boots to picnic things.

Questions to ask before you hire anyone

  • Whether they measure the room themselves
  • Is it spray painted or hand painted?
  • Where they’ll park and unload
  • Which materials they’ll use, named in the quote

How to choose a carpenter in London

Looking after your furniture

Painted fitted furniture is easy to look after. A few things help it stay looking good:

  • Check whether there is a radiator under the window
  • Decide if the seat is part of a larger piece
  • Choose a colour that suits the room
  • Decide on cushion thickness before the design visit

When we’ve finished fitting, the seat and its storage are ready. New paintwork takes time to cure fully, so go easy on it to begin with. Avoid placing heavy objects on the painted surfaces while it hardens.

Check now and then that hinges and handles are tight. A loose screw is easy to tighten before it works loose. If a lid or drawer starts to catch, drop us a line using the contact form and describe what’s happening.

How fitting day works

Finishing comes last. With a spray finish from the workshop, there is usually only filling and touching up to do in the room; if you chose hand painting, that can be done in the room once the furniture is fitted. The finish is always the one agreed in your quote. On fitting day, the sections are carried in, assembled, scribed to the wall and levelled. Hand-painted furniture can be finished on site; spray-painted pieces arrive finished from the workshop. Saturday fitting is possible by prior arrangement.

  1. It starts when you get in touch about a window seat. Say how you’d like to use it, if you know.
  2. We visit to measure and talk about how you will use the seat. Shutters and cills are noted too.
  3. Your quote sets out the design, the materials and the finish. Read it through and ask if anything is unclear.
  4. Your window seat is made in our workshop, shaped to the window.
  5. We fit it in your home and leave it ready to use.

Before fitting day

  • Keep pets in another room while we work
  • Have your electrician move any sockets or switches beforehand
  • Clear the hallway and stairs so the sections can come through

Arranging a design visit

A quote begins with some details from you: the room, rough sizes and some photos if you have them. When you are ready, send us a few details through our contact form. After that, we arrange a visit to measure and go through the design, then send a written quote.

How it is made

Spray-painted finish

Spray painting gives the seat a very even surface. It is applied in our workshop, and the paint needs time to cure fully once fitted.

Moisture-resistant MDF

Next to a cold window, a moisture-resistant grade of MDF is a good choice. It takes a spray-painted or hand-painted finish well, and it stays stable once fitted.

Made for the room, or bought in a box?

Off-the-shelf benches are not designed to sit over a radiator. Placed in front of a radiator, they block the warmth. We design a grille into the seat so the radiator keeps working. If a house has been extended or knocked through, the new walls and the old ones may not line up, which shows up against standard furniture. Built-in pieces are scribed to take up the difference.

Prices are quoted for your room, once we’ve measured and talked through the design. The price depends mainly on the size of the piece, how many doors and drawers it has and what goes inside.
