Ask about loft storage in Three Mills
Loft storage in Three Mills
We build storage in lofts that are already converted or boarded. We don’t carry out loft conversions, and Building Regulations apply to a conversion. With the room in place, we can plan the storage. If you have a converted loft in Three Mills, the design visit is the first step. We make eaves cupboards from birch ply and moisture-resistant MDF, painted by hand or sprayed, and people most often get in touch about a boarded loft with no proper shelving and needing storage in a loft office.
In a home built since 2000, there are often spaces the builder left plain, like a recess, a landing corner or an empty cupboard. Many homes around Three Mills date from 2000 onwards, so spaces like that are worth a second look. Drawers and shelves can make use of the full depth.
Our quotes are written in plain words, without jargon. They say what will be made, what it is made from and how it will be finished, taken from what we agreed at the visit.

What happens on fitting day
Fitting day follows a set order: floors are protected, the sections come in, everything is levelled, scribed to the walls, fixed and finished. Then the room is tidied and we look over the work with you. The time the fitting takes depends on the shape of the room and the number of cupboards and drawers, and your quote sets out the fitting days. Parking at newer developments can be restricted, with private bays or loading areas, so it helps to let us know during the design visit. The furniture comes in sections and is fixed in place. Saturdays can be arranged.
- It starts with a few details from you.
- We come to measure and talk through the design and finish.
- A quote in writing follows.
- The storage is made in our workshop from moisture-resistant MDF and birch plywood, and sprayed there if you chose a spray finish.
- The storage is fitted and scribed to the slopes, and any hand painting is done on site.
- Go easy on new paintwork while it cures; hand-painted surfaces are easy to touch up later.
Getting ready for fitting day

Starting with a design visit
Getting a quote starts with some details: which room it is, rough measurements and a couple of photos if you can take them. When you are ready, tell us about the room on our contact form. After that, we arrange a visit to measure and go through the design, then send a written quote.

Loft storage for homes in Three Mills
Homes built since 2000 make up about 56% of the housing in the area around Three Mills, with about 17% built between 1945 and 1972, on the Valuation Office Agency’s council tax figures for 2025. That matters for eaves cupboards, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. Three Mills is partly covered by the Three Mills Conservation Area, one of the conservation areas recorded by Historic England. Planning controls in conservation areas are mainly concerned with the outside of buildings, so fitting furniture inside a house doesn’t normally need permission. If you want to be certain, ask the council’s planning team. About 8% of homes around Three Mills were built before 1919, well below the figure for Newham as a whole, about 37%, going by the Valuation Office Agency’s 2025 council tax figures. So the walls behind eaves cupboards here are more likely to be later brick, block or plasterboard, and they’re checked at the design visit.
Living in a block of flats near West Ham station? Then the lift, the stair turns and the front door all set the largest piece that can come in. For a family home near East London Science School, eaves cupboards can be planned around what a family needs to keep, from coats and bags to sports kit.

Questions we’re often asked
How do you fit loft storage in a flat in Three Mills?
At the design visit, we measure the way in along with the room itself. Eaves cupboards are built in our workshop in sections sized to fit that route, then assembled in your flat. It helps to check any building rules and your lease before fitting day.
Does a conservation area in or near Three Mills affect fitted furniture?
Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.
Do pictures help?
Yes, they help. Pictures of the whole wall or room, including the floor and ceiling, give us a good idea of the space. You can send them when you drop us a line using the contact form.
What happens at the design visit?
It is a chance to measure properly and talk through what you’d like. We also check the walls and floors and note radiators, sockets and other things in the way, and the written quote comes afterwards.
Can you come on a Saturday?
Yes, by prior arrangement. If a Saturday works better for you, say so when you get in touch.
Do I choose the paint colour?
The choice is yours, and it’s agreed with you before painting. Spray and hand-painted finishes both use the colour you’ve chosen.
How we price loft storage
There is no set price, because there is no set room. The things that affect it are:
- How easy it is to get the furniture into the room
- Walls and floors that are out of level or out of square
- How big the furniture is
- Parking near your home
The inside of the furniture affects the price as well: rails, shelves, drawers and dividers all add work. We will talk through what you need inside at the design visit.
What we need to know
Here’s what helps us most when you get in touch:
- Radiators, sockets, pipes or meters on or near the wall
- Pictures of styles you like, if you have any
- Where you live, with the postcode
- What you’d like to store or use the space for
The quote is built from the design visit. We take full measurements, see how true the walls and floors are and work through the design together. A quote in writing follows the visit, so you can take your time with it. To arrange the visit, get in touch through our contact form.
Flat-pack or bespoke?
Shop-bought shelves can sag over a long span. How much a shelf bends depends on its span, depth and load, and long runs need a thicker shelf, a lip along the front or a support. That is something we plan for in the design.
Cost matters, and it is fair to say so: off-the-shelf furniture typically costs less up front. Bespoke makes more sense where the room is awkward, the space is valuable or you want the furniture to look built in.
Why people ask for loft storage in Three Mills
Some people want to hide clutter in the eaves. Cupboards behind the knee wall hide them away. The room stays calm and clear.
If you recognise any of these, it’s worth talking to us:
- Needing storage in a loft office
- Unused space in a dormer
- Ready-made wardrobes too big for the stairs
- Boxes piled on loft boards
If you live near Bob's Park, living near green space often means muddy boots, bikes and outdoor kit, and eaves cupboards can give those things a place.
Questions to ask before you hire anyone
- Which materials they’ll use, named in the quote
- How the doors are hung and adjusted
- A quote in writing that sets out the job
- Whether the quote follows a visit to your home
Flats, blocks and rented homes
We also make and fit furniture for landlords furnishing a let, as it makes good use of an tricky room. The materials are the same as for any home: moisture-resistant MDF and birch plywood, with a spray or hand-painted finish.
In conversions and newer blocks, many internal walls are timber or metal stud with plasterboard. We choose fixings to suit the wall, after checking the walls at the measuring visit.
