How we make window seats for World's End
Sash windows are a feature of many older London homes. Under a sash, the seat is set below the cill so the window can still be used. If the window has shutters, the seat is planned so they can still open fully. We check all of this at the measuring visit in World's End. If you are living with standard furniture leaving gaps in a bay and a child’s room that needs storage and seating, that is what window seats are for, made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.
Walls in houses from between the wars are normally straighter than in older ones, but seldom perfect. Around World's End, interwar houses, semis and detached homes make up a big part of the housing, so we still scribe every piece to the wall. Lids, doors and drawers are set level on site so they run true.
The quote names the materials: moisture-resistant MDF and birch plywood, each used where it suits the job. The finish is stated too, whether that’s spray painting or hand painting.

Flats, conversions and lettings
Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Let us know about them during the design visit, so fitting day is planned around them.
We also make and fit furniture for landlords furnishing a let. The materials are the same as for any home: moisture-resistant MDF and birch plywood.
What it costs
Not every room costs the same, and it comes down to:
- The overall size of the piece
- How square the room is
- The internal fittings
- The number of doors and drawers
Every room is priced on its own, because size, layout and finish change from job to job. Spray painting and hand painting are different processes, which affects the cost. The figure comes in your written quote after the design visit.
What to send when you get in touch
What helps most when you first contact us:
- Any ideas or images you have saved
- Radiators, sockets, pipes or meters on or near the wall
- How you want to use the space
- The type of home and how the room is reached
Rough measurements are fine at the start. We measure everything properly during the design visit. To arrange it, get in touch through our contact form. The written quote follows the visit.
Fitted storage in World's End
The biggest shares of homes in the streets around World's End were built between 1919 and 1939 (about 51%) and between 1945 and 1972 (about 21%), based on the Valuation Office Agency’s 2025 council tax data. It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. Part of World's End is in a conservation area, going by Historic England’s data. Planning controls in conservation areas are mainly concerned with the outside of buildings, so fitting furniture inside a house doesn’t normally need permission. If in doubt, the council’s planning team can confirm. All of London, Enfield included, is inside the ULEZ. That includes the vans that bring and fit furniture in World's End. We go through parking and access during the design visit.
The wider area includes historic houses like Forty Hall, about 2.4 miles north-east. If your own home is a period one, window seats can be scribed to follow a bay that is rarely square. Living in a block of flats near Grange Park station? Then check any building rules on lifts and working hours early, and the sections will be sized for the way in. Close to Oakwood Park? Living near green space often means muddy boots, bikes and outdoor kit, and window seats can give those things a place.
World's End is in the London Borough of Enfield, about 3 miles south-east of Edmonton. We work across all London boroughs and the City of London, and World's End is part of that. In Enfield, World's End is one of the places we cover, and the borough has 26 places on our list.
Postcode districts we cover here for window seats: N21, EN2 and N14. If your home is on a street such as Viga Road, Maxim Road and Vera Avenue, or close by, we can visit to measure up for window seats. Other places close to World's End include Grange Park (1 mile north-east), Oakwood (1 mile west), Southgate (2 miles south-west), Osidge (2 miles south-west) and Palmers Green (2 miles south). We also make window seats in nearby places like Edmonton (3 miles south-east), New Southgate (3 miles south-west), Bush Hill Park (2 miles east), Upper Edmonton (3 miles south-east), Gordon Hill (2 miles north-east) and Oakthorpe Park (2 miles south).

Before and after fitting day
New paint needs time to cure fully, so go gently with it for a while. Beyond that, these tips help:
- Choose a colour that suits the room
- Plan the cushion early so the seat suits it
- Consider how often you’ll reach for what’s stored
- Check the shutters so the seat can leave room for them
Before we leave, we check every lid and drawer with you. Any grille is checked so the radiator can still warm the room. You will know it all works as it should.
Don’t block the grille with cushions or things stored in front of it. Keeping it clear helps the radiator work as it should. Things stored near a radiator stay warm, so choose what goes there with that in mind.

FAQs: window seats in World's End
Can you fit furniture in a home close to Grange Park station?
Yes, homes across Enfield and the rest of London are within the area we cover. You can drop us a line using the contact form to arrange a design visit, and tell us about parking and access at the same time.
Will parking be an issue for fitting furniture in World's End?
It depends on the street, as many London boroughs run controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you during the design visit.
My walls are not straight. Is that a problem?
Walls and floors that are not true are part of the job in older homes. We trim the edges to follow the wall and level the base.
Can you build a window seat over a radiator?
Yes. The seat has a grille or open front, so the warmth can reach the room. We also leave space around the radiator. If you want the radiator moved, that’s work for your plumber.
What if the wall is cold or damp?
It can be done with some care: ventilation behind and inside the furniture helps avoid condensation and mould. We don’t treat damp, so any damp should be sorted before fitting day.
Do I need permission in a conservation area?
Not normally. Conservation area controls are mainly about the outside of buildings, and furniture inside a house doesn’t normally need it. In a listed building, check with the council’s conservation officer before any work.
Could you do it yourself?
What you pay for with bespoke is mainly the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. In an older room, standard units rarely manage that.
It’s worth being honest about cost: flat-pack is typically cheaper to buy. Bespoke makes more sense where the room is awkward, the space is valuable or you want the furniture to look built in.
From workshop to your room
However carefully a piece is made in the workshop, it still has to meet the room, and that happens on fitting day. Walls in older homes are rarely flat or square, so we scribe the edges by hand to follow the wall, until the line is tight. How long the fitting itself takes depends on the size of the window and the design, and we confirm the fitting days in your quote. It is useful to clear the room and the route before we arrive. On the day, we cover the floors first, then bring the sections in. The pieces are levelled, fitted to the walls and fixed back.
- To begin, tell us about the room on our contact form; a brief note on the bay or sash window is enough.
- At the design visit we measure the window and the radiator, and plan a grille or open front so heat is not trapped.
- A quote in writing follows, covering the seat and the grille.
- We make the seat and grille in our workshop from moisture-resistant MDF and birch plywood.
- We fit it in your home and scribe it to the walls, with the finish sprayed beforehand or painted by hand on site.
Before we arrive
- Get any new sockets or wiring done by your electrician before fitting day
- Move anything in the hall or on the stairs out of the way
- Point out meters, boilers and fuse boards near the furniture
Getting a quote
Getting a quote starts with a few details: which room it is, rough sizes and a couple of pictures if you can take them. To send them, tell us about the room on our contact form. We’ll then arrange a design visit and follow it with a written quote.
