Common questions about built-in bookshelves
Do I need permission for fitted furniture in a conservation area?
Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, works inside that affect its character can require listed building consent, so check with the council first. If you’re unsure, the council can confirm.
Can you fit furniture in a home close to Camden Road station?
Yes, homes across Camden and the rest of London are within the area we cover. To get started, you can drop us a line using the contact form with a few details about the room.
Is an outside wall a problem for fitted furniture?
An outside wall can be colder and damper than an inside one, so we allow for ventilation behind and inside the furniture, which helps avoid condensation and mould. Any damp needs sorting by the right specialist before fitting.
Do built-in bookshelves have adjustable shelves?
You can have fixed shelves, adjustable ones or a mix. Fixed shelves add stiffness to the bookcase, while adjustable ones let you change the spacing later. Many people choose both.
What keeps bookshelves from bowing under books?
We plan each shelf for its span, depth and load. Long spans get a thicker shelf, a stiffening lip, a support or shorter bays, often in birch plywood. Tell us about heavy collections at the design visit.
Can the fitting be on a Saturday?
Yes, we can arrange Saturdays. Let us know when you first get in touch.
How we make built-in bookshelves for Camden Town
Shelving near a radiator needs some thought. Heat has to rise and move into the room, so we do not box a radiator in without leaving space or an opening for it. Some people prefer to keep the shelves clear of the radiator altogether. We make built-in bookshelves from moisture-resistant MDF and birch plywood, spray-painted or hand-painted, and the usual reasons to get in touch are storage for children’s books and games and bare walls that could hold shelving.
Purpose-built flats are home to most households around Camden Town, whether in older mansion blocks or more recent blocks. A mansion block flat often keeps its chimney breast, alcoves and high ceilings, while a newer flat is more likely to have plasterboard walls and an open-plan room. Either way, built-in bookshelves are made for the room as it is.
Materials are named in the quote: moisture-resistant MDF, birch plywood or both, depending on the design. It also says how the furniture will be finished: spray painted or hand painted.

From workshop to your room
When we arrive on fitting day, the first job is covering the floors and protecting the way in from the front door. The sections built in our workshop come in next, one at a time. How long fitting takes depends on how much shelving there is and how many cupboards sit below it, and your quote sets out the fitting days. For a flat, the stairs, landings, lift and doors are measured as well as the room: built-in bookshelves are made in sections sized for each of them. Some older blocks have small lifts or none.
- To begin, fill in our short enquiry form; a brief note on the books and objects you want on show is plenty.
- We visit to measure, check how the wall is built and plan the spans, because long shelves under heavy books need a thicker shelf, a lip or a support.
- Your written quote sets out the shelving and the finish.
- The bookcase is built in our workshop from moisture-resistant MDF and birch plywood, with shelves stiffened where they span furthest.
- We fit it in your home with fixings that suit the wall, and a hand-painted finish, if you chose one, follows on site.
Preparing the room
- Let us know if your street is in a controlled parking zone
- If you live in a block, book the lift and tell the building manager
- Tell us about any meters, fuse boards or boilers in the area
Ask for a quote
We quote once we’ve seen the room. At the visit, we measure, look at the walls and floors and talk through the design with you, and the written quote comes after. Because every job is different, the cost is set out in a written quote after the visit. To arrange a visit, tell us about the room on our contact form.

Caring for painted furniture
A few practical points help before and after fitting day. These are worth keeping in mind:
- Tell us about parking and access at the measuring visit
- Book your electrician first if sockets need moving
- Plan heavy items for the lower shelves
- Think about whether a radiator should move before fitting
On an outside wall, do not pack books tight against the back so air can move. Look out for damp signs early.
Don’t load shelves beyond what they were planned for. Mention any heavy collection you plan to add when we design the shelves, so the shelves can be sized for it.
What affects the price in Camden Town
To work out the quote, we look at:
- Parking and unloading on your street
- Spray painting or hand painting
- How easy it is to get the furniture into the room
- The overall size of the piece
Getting to the room affects the job as well. Several flights of stairs, a small lift or a narrow hall can mean smaller sections and more carrying, which the quote allows for. There’s no price list: each design is priced in writing after we’ve seen the space.
What to send when you contact us
You do not need exact measurements or a plan. Just send what you can:
- Your postcode and the borough
- Pictures of styles you like, if you have any
- Whether it’s a house or a flat, and if there are stairs or a lift
- Anything fixed to the wall that the furniture needs to work around
To get a quote for built-in bookshelves in Camden Town, send us a few details through our contact form. Let us know the room and the rough idea, with sizes if you have them. We will arrange a design visit, then send a written quote.

Flats, conversions and leaseholders
Landlords furnishing a let use fitted furniture too, often to make the most of a small or tricky room. It’s made from the same moisture-resistant MDF and birch plywood as any of our work.
Leaseholders should check the lease before anything is fixed to the walls. A lease can require consent from the building owner for alterations, and that’s best sorted before fitting day. We cannot give advice on leases.
Built-in bookshelves for homes in Camden Town
About 40% of the homes in the area around Camden Town went up before 1919, and about 22% since 2000, in the VOA’s 2025 council tax stock figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how built-in bookshelves are fixed and fitted. Near the centre of Camden Town, Historic England’s list includes All Saints Greek Orthodox Church (Grade I), less than half a mile south-east, and Church of St Michael (Grade II*), under half a mile west. Listing covers the inside of a building as well as the outside, so works that affect a listed home’s character, like removing original joinery, can need listed building consent. It’s worth speaking to the council’s conservation officer before the design is final. About 60% of households in the area around Camden Town live in purpose-built flats, going by Census 2021 figures from the ONS. In a block, each section is sized to get up the stairs or into the lift and through the door. Building management rules on lifts, deliveries and working hours are worth checking early.
For a flat near Camden Road station, the route in is measured along with the room itself, and the sections are sized to fit it. If your home is one of the older houses near St Michael's Church, walls that bow and floors that slope are why built-in bookshelves are scribed to fit rather than pushed into place.

Typical reasons people contact us include:

- Books piled on the floor
