Common questions about built-in bookshelves

Is parking a problem for fitting in Nunhead?

It can be: much of inner London is covered by controlled parking zones. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. It’s useful to tell us about parking at the design visit.

Do I need permission for fitted furniture in a conservation area?

Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, internal works that affect its character can require listed building consent, so check with the council first. If you are unsure, the council can confirm.

What if my walls and floors are out of level?

Walls and floors that are not true are part of the job in older homes. We trim the edges to follow the wall and level the base, so it sits tight to the room.

Is the furniture spray painted or hand painted?

There are two choices: spray painting, done in the workshop for a smooth, even finish, or hand painting, which can be done on site. The finish is agreed in your quote.

Can you build bookshelves over a radiator?

It is possible with some thought. Heat needs space to escape, so we leave a gap or open front rather than boxing the radiator in. Often the better answer is to stop the shelves short of it, or have your plumber move it.

Is it possible to frame a window with bookshelves?

Yes. A bookcase around a door or window uses the whole wall. We measure the openings at the design visit.

Built-in bookshelves for homes in Nunhead

A built-in bookcase is shelving made for one wall, one alcove or one room. It can run wall to wall and up to the ceiling. For a home in Nunhead, the first step is a design visit to measure up and talk through your books. We make built-in bookshelves from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted, and people most often get in touch about somewhere to keep toys and books tidy and empty alcoves that could hold books.

Around Nunhead, a large share of homes date from before 1919, and in London most homes of that age are Victorian or Edwardian. Main rooms in houses like these usually have a chimney breast with an alcove on each side, and those alcoves are the natural home for built-in bookshelves. Because old walls bow and floors slope, the units are scribed to follow the wall and levelled at the base.

Once you have read the quote and decided to go ahead, the furniture is made at our workshop. The quote sets out the agreed design, materials and finish, so every detail can be checked first.

What affects the cost of built-in bookshelves

What you pay depends on:

  • How easy it is to get the furniture into the room
  • Awkward walls, sloping ceilings and uneven floors
  • Where a van can park, like a permit bay or a bay suspension
  • The number of doors and drawers

Your quote is written for your room once we’ve visited and measured. Size, the number of doors and drawers and the internal fittings make the biggest difference to the price.

Getting in touch

Ahead of the design visit, we’ll normally ask about:

  • Pictures showing the full wall, from floor to ceiling
  • The postcode, so we can plan the visit
  • Whether it is a house or a flat, and if there are stairs or a lift
  • What you’d like to store or use the space for

If you know what you want, say so; if you don’t, that’s fine, and we can work it out together. The design is talked through at the visit, once we’ve measured, and the written quote that follows sets it out. To start, send us a few details through our contact form.

Fitting day, step by step

When the fitting is done, we tidy the room and lift the floor protection. Before we leave, we go over the finished piece together and explain how to look after the paint. How long fitting takes depends on how long and how tall the shelving is, and we confirm the fitting days in your quote. On fitting day in an older house, the main job is scribing to walls and levelling on floors that slope, so there’s some trimming and adjusting on site. Floors are protected, and dust is kept down as far as possible. It’s useful to let us know about parking at the measuring visit, as terraced streets are often busy.

  1. You send us some details about the room and what the shelves will hold.
  2. We visit to measure the wall and go through the design. Long spans and heavy books are planned for at this stage.
  3. You receive a written quote setting out the shelving, materials and finish.
  4. The bookcase is built in our workshop.
  5. The shelving is fitted in your home, scribed to the walls and fixed to suit them. A hand-painted finish is applied on site, if you chose one.

Before we arrive

  • Empty the space we’ll be working in
  • Tell us about parking near your home
  • Let us know where the boiler and meters are

Arranging a design visit

You do not need exact measurements to get started. We measure everything properly during the design visit, along with the walls, floor and ceiling. To arrange it, tell us about the room on our contact form and tell us about the room. You receive a written quote after the visit.

Before and after fitting day

These points come up often when people plan built-in bookshelves. They help before and after fitting:

  • Let us know about access early
  • Think about whether the spacing needs to change later
  • Ask your electrician about sockets early
  • Let us know if a radiator sits where you’d like shelves

Leave a little air behind books on an external wall so air can move. Watch for any musty smell or marks.

If you see damp behind or near the shelving, look into it early. Damp needs its cause fixing by the right trade, and it’s easier to deal with before it spreads.

Flats, conversions and lettings

Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Let us know about them at the measuring visit.

In conversions and newer blocks, many internal walls are timber or metal stud with plasterboard. We choose fixings to suit the wall, which we check at the design visit.

Living-room carpentry in Nunhead: local notes

In the area around Nunhead, the largest groups of homes date from before 1919 (about 47%) and between 1945 and 1972 (about 15%), in the VOA’s 2025 council tax stock figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how built-in bookshelves are fixed and fitted. Within a mile of the centre of Nunhead, 6 conservation areas are recorded by Historic England. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings, so fitted furniture inside a house does not normally need planning permission. Much of inner London is covered by controlled parking zones run by the boroughs. That typically means a van in Nunhead needs a visitor permit, a paid bay or a bay suspension through the council. Parking is worth mentioning at the measuring visit, and we’ll plan around it.

If your children go to Ivydale Primary School or a school nearby, a cupboard for board games and a shelf for reading books can go into the same design. If you live in a period home close to Saint Antony with Saint Silas, walls that bow and floors that slope are why built-in bookshelves are scribed to fit rather than pushed into place. If you live near Peckham Rye, built-in bookshelves can be planned to frame a window with a view rather than block it.

What we do not do

We’d rather be clear about where our work stops:

  • Making new openings, removing walls or other structural work
  • Moving a radiator, which is a plumber’s job
  • Plastering, which is a plasterer’s job

Not sure whether your space suits built-in bookshelves? You can send us a few details through our contact form and we’ll tell you before you arrange a visit. How a job runs, step by step.
