Built-in bookshelves in Telegraph Hill, Lewisham

In Telegraph Hill, we design built-in bookshelves around the room you actually have. Your built-in bookcase is designed at a visit to your home and made at our workshop.

  • Shelves that suit a period room
  • Bare walls that could hold shelving
  • Shelving that frames a window

How we make built-in bookshelves for Telegraph Hill

A shelf’s strength depends on its span, its depth and its load. For a long shelf of books, we use a thicker shelf, a lip along the front or a support part way, or the run is split into shorter bays. We often use birch plywood, which is stiff and strong under heavy books. If your home has empty alcoves that could hold books and somewhere to keep toys and books tidy, built-in bookshelves made from birch ply and moisture-resistant MDF, painted by hand or sprayed can solve it.

With a large share of homes around Telegraph Hill built before 1919, plenty of living rooms are two reception rooms knocked into one, each with its own chimney breast. That can mean one pair of alcoves for shelving and the other for low cupboards, with the screen on a chimney breast between. Some internal walls in houses of that age are lath and plaster, so fixings are chosen to suit what’s behind the paint, and long shelves are sized so they don’t sag under books.

We write quotes in plain English. You will see what will be made, the boards used and the finish, all taken from the design visit.

Built-in living-room furniture in Telegraph Hill

In the neighbourhood around Telegraph Hill, the largest groups of homes date from before 1919 (about 49%) and the years since 2000 (about 16%), on the Valuation Office Agency’s council tax figures for 2025. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. 6 conservation areas have at least part of their area within a mile of central Telegraph Hill. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings, so fitted furniture inside a house does not normally need planning permission. Strict stopping rules apply on red routes, which TfL runs. If you live on or close to a main road in Telegraph Hill, let us know at the design visit. We will plan where the van can stop.

If your children go to Haberdashers' Hatcham College or a school nearby, low doors that small hands can open, with books and ornaments higher up, suit a busy family room. If your home is one of the older houses near St Catherine's Hatcham, picture rails and cornices give built-in bookshelves a line to finish at.

Flats, conversions and leaseholders

For a rented home, access for the design visit and fitting day has to be agreed with the tenants. A letting agent can arrange this on a landlord’s behalf.

Mansion blocks and purpose-built blocks often have house rules about lifts, entry systems and when trades can come in. Let us know about them at the design visit, and we’ll plan the fitting around them.

Questions we’re often asked

Do I need permission for fitted furniture in a conservation area?

Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, internal works that affect its character can require listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.

Is Telegraph Hill in the area you cover for built-in bookshelves?

Yes. We cover all of Lewisham and the rest of London, and Telegraph Hill is part of that. The first step is a design visit, where we measure and go through the design, and then we send a quote.

Can you build bookshelves over a radiator?

It’s possible with some thought. The heat has to rise and move into the room, so we plan an opening or gap and never box it in. Often the better answer is to stop the shelves short of it, or have your plumber move it.

Can I send pictures before the visit?

Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot. You can send them when you get in touch through our contact form.

How is the furniture painted?

You can choose between two finishes: by spray or by hand. Spray painting gives a smooth, even finish, and hand painting is easy to touch up.

Do I need to be at home on fitting day?

Someone needs to be there to let us in. You don’t need to watch us work, but it helps to be around at the end.

DIY, flat-pack or bespoke

Long shelves are where off-the-shelf often struggles. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. That’s something we plan for in the design.

A confident DIYer can manage simple shelves or a standard wardrobe in a square room. Sloping ceilings, uneven floors and lath-and-plaster walls make it harder, because scribing and the right fixings start to matter.

How fitting works for built-in bookshelves

You won’t need to do much on the day. We need someone to let us in at the start, and it helps to have the room cleared beforehand. From there, we protect the floors, bring the furniture in and get on with the fitting. The time the fitting takes depends on the size of the bookcase and the walls it’s fitted to, and we confirm the fitting days in your quote. Where a period house has been split into flats, the way in often goes through shared parts, so it is useful to let neighbours know about fitting day. Each section is sized for the tightest door or turn. Saturdays can be arranged.

  1. You contact us about shelving around a door, a window or a chimney breast.
  2. We visit to measure the wall, the openings and the skirting, cornice and picture rail the shelves must meet.
  3. A quote in writing follows, with the design, materials and finish.
  4. We build the shelving in sections in our workshop, from moisture-resistant MDF and birch plywood.
  5. On fitting day each section is set level and scribed to walls that are rarely straight, so there are no gaps along the sides.
  6. Your chosen finish is sprayed before fitting or painted by hand in the room.

How to prepare

  • Clear the area where the furniture is going
  • Take anything hanging off the wall we’re fitting to
  • Leave a clear route from the front door to the room

What prompts built-in bookshelves in Telegraph Hill

For people who work from home, the wall behind the desk matters. Shelves for books and files close to the desk make the day easier, and a built-in run looks tidy on a video call. Cupboards below can hide the less tidy things.

Requests we hear often include:

  • Books with nowhere left to go
  • Wasted wall space around a door or window
  • Shelving that works with picture rails and cornices
  • Somewhere to keep toys and books tidy

Queen's House, about 2 miles north-east, is one of the historic houses in the wider area. For a period home anywhere nearby, picture rails and cornices give built-in bookshelves a line to finish at.

Choosing a carpenter

  • Whether the finish is set out in the quote
  • Whether they can show you real projects they’ve done
  • How doors and drawers are fitted
  • Have they thought about parking near you?

Our checklist for choosing a carpenter

What affects the cost of built-in bookshelves

What you pay depends on:

  • The width and height of the space
  • Parking and unloading on your street
  • Walls and floors that are out of level or out of square
  • Doors and drawers, and how many

Parking is part of the price picture in London. The boroughs run controlled parking zones across much of the city, so we may need a visitor permit, a paid bay or a suspended bay near your home. It is useful to talk about parking at the design visit, so we can plan for it.

Helping us understand the room

A few details help us understand the job before we visit. When you get in touch, it helps to send:

  • Anything fixed to the wall that the furniture needs to work around
  • Whether it’s a house or a flat, and if there are stairs or a lift
  • What the furniture needs to hold
  • Rough sizes: width, height and depth

You don’t need exact measurements to get started. We measure everything properly at the measuring visit. To arrange it, use our contact form with some details about the room. The written quote follows the visit.
