Flats, conversions and lettings

If your flat is leasehold, check your lease before fixing furniture to the walls. A lease can require consent from the building owner for alterations, and that’s best sorted before fitting day. We cannot give advice on leases, so check it yourself or ask your managing agent.

Landlords furnishing a let use fitted furniture too, often to make the most of a small or awkward room. It’s made from the same moisture-resistant MDF and birch plywood as any of our work, finished by spray or by hand.

How we make fitted home offices for Stepney

Storage keeps a home office calm. Drawers for stationery, cupboards for files and a printer, and shelves for books and folders, so the work surface stays clear. Doors can hide the working things when you’re done. We design the storage around your work, wherever you are in Stepney. We make home offices from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish, and people most often get in touch about wires with no tidy route and a spare room that has to be an office and a guest room.

Homes from the 1950s and 1960s tend to have lower ceilings than Victorian ones, so shelving above a desk can run right to the ceiling and still be within reach. Many homes around Stepney were built between 1945 and the early 1970s. Longer shelves are made thicker or supported, so they do not sag.

We write quotes in plain English. You will see what will be made, the boards used and the finish, all taken from the design visit.

From workshop to your room

There isn’t much for you to do on fitting day. We need someone to let us in at the start, and the room should already be cleared, as we will have talked about at the design visit. From there, we protect the floors, bring the furniture in and get on with the fitting. How long the fitting takes depends on the size of the room and the design, and the fitting days are agreed in your quote. Walls in post-war homes can be concrete or blockwork, so fixings are chosen for the wall on fitting day. Floors and doorways are protected while the sections come in, and the pieces are assembled in the room.

  1. You get in touch and tell us how you work and where you’d like the office, including the equipment you use.
  2. We visit to measure the room and go through the desk, shelving and storage. New sockets are for your electrician, so it helps to think about them early.
  3. A quote in writing follows, with the design, finish and fitting days set out.
  4. The desk, shelving and cupboards are made at our workshop.
  5. The office is fitted in your home and checked, ready for work.

Starting with a design visit

The quote is built from the design visit. We take full measurements, see how true the walls and floors are and work through the design together. A written quote follows the visit. To book one, tell us about the room on our contact form.

Advice

Questions we are often asked

Do I need permission for fitted furniture in a conservation area?

Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, internal works that affect its character can need listed building consent, so check with the council first. If you are unsure, the council can confirm.

My home in Stepney is a flat. How do you get the furniture in?

At the design visit, we measure the way in as well as the room. The furniture is made in sections that fit the stairs and lift, and put together in the room. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it’s worth checking those early.

Can you come on a Saturday?

Yes, by prior arrangement. Tell us when you get in touch if a Saturday suits you best.

Do I get to choose the colour?

You do. We agree the colour with you, and it is set out in the quote.

Which materials go into your home offices?

We use moisture-resistant MDF and birch plywood. The desk, shelves and drawer boxes are birch plywood, which is strong and holds screws well, and MDF takes paint well for the doors and panels. Everything is finished by spray painting or hand painting.

Do photos help?

Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot, especially with rough sizes. You can send them when you tell us about the room on our contact form.

Made for the room, or bought in a box?

A standalone desk can go with you when you move. Fitted furniture stays put, and it makes more of the room. The right choice depends on how long you plan to stay. Skirting boards stop standalone furniture sitting flat against the wall, and that gap catches dust and wastes depth. Built-in pieces sit tight to the wall, scribed over the skirting.

Your quote is written for your room once we’ve visited and measured. The price depends mainly on the size of the piece, how many doors and drawers it has and what goes inside.

Why choose Bespoke Carpentry in Stepney

  • Built in our workshop and fitted in your home
  • Made for your room, not a standard size

  • Saturday visits and fitting by prior arrangement

Take a look at our comparison of bespoke and off-the-shelf or what to look for in a quote.

What affects the price in Stepney

The price reflects the time and materials the job needs. That depends on:

  • How square the room is
  • The finish: spray painted or hand painted
  • The overall size of the piece
  • Hanging rails, shelves, drawers and other fittings inside

Awkward rooms take more time: walls that lean, floors that slope and sloping ceilings all mean more scribing and cutting. That’s reflected in the quote, written once we have measured up.

What to send when you get in touch

To give us a picture of the room, it is useful to include:

  • Any ideas or images you have saved
  • The postcode, so we can plan the visit
  • Approximate measurements of the space
  • Pictures showing the full wall, from floor to ceiling

Every quote follows a design visit. We measure the space, check the walls and floors and discuss what you’d like, and the written quote comes after. Your quote is written for your room once we’ve visited and measured. To book a design visit, drop us a line using the contact form.

Fitted home offices for homes in Stepney

In the streets around Stepney, the largest groups of homes date from between 1945 and 1972 (about 31%) and the years since 2000 (about 30%), according to Valuation Office Agency council tax figures (2025). That matters for home offices, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. The Stepney Green Conservation Area is close by, within about a quarter of a mile of the centre of Stepney. The controls in a conservation area are mostly about the outside of buildings, so furniture fitted inside a house does not normally need planning permission. If you want to be certain, ask the council’s planning team. Red routes are run by TfL, with tight limits on where and when vehicles can stop. If your home in Stepney is on or near a main road, tell us during the design visit. We will plan where the van can stop.

If you live in a period home close to St Peter's Church, a small back bedroom can become a home office with a desk under the window. If you live near Stepney Green Park, a desk placed to make the most of daylight makes a big difference to a working day. Near listed buildings like Church of St John on Bethnal Green, about 0.6 miles north of the centre of Stepney, older homes may keep original joinery that home offices can be designed around. If your own home is listed, check with the council before fixing into original features.

How it’s made

Spray-painted finish

Spraying gives a smooth, even surface. We spray in the workshop, so the finish is complete before fitting. You choose the colour.

Doors and drawer fronts

Cupboard doors hide the clutter of working life. We make them plain or panelled, with handles to match. At the end of the day, work can be closed away.
