Fitted home offices in Limehouse, Tower Hamlets
Walls in older London homes are rarely straight, so we scribe the furniture to follow them. Our work on fitted home offices in Limehouse starts with a design visit, and everything is built in our workshop.
- Paperwork and files with nowhere to go
- Wanting to close the door on work at the end of the day
- Shelves that sag under books and files
Need fitted home offices in Limehouse?
Questions we are often asked
How do you fit fitted home offices in a flat in Limehouse?
At the design visit, we measure the way in as well as the room. The furniture is made in sections that fit the stairs and lift, and put together in the room. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it is worth checking those early.
Will a conservation area stop me having fitted home offices fitted in Limehouse?
Not normally. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house does not normally need planning permission. If your home is listed, works inside that affect its character can need listed building consent, so check with the council first. If you are unsure, the council can confirm.
Can you come on a Saturday?
Yes, by prior arrangement. If a Saturday works better for you, say so when you contact us.
Is the furniture spray painted or hand painted?
You can choose between two finishes: by spray or by hand. A spray finish is smooth and even, while a hand-painted one is easy to touch up later.
Do I choose the paint colour?
You choose it. The paint colour is agreed with you.
What does a built-in desk cost?
Your quote is written for your room once we’ve visited and measured. It depends on how much furniture you want, the layout and the finish. For a quote, fill in our short enquiry form to arrange a design visit.
How we make fitted home offices for Limehouse
Each home office is made in our workshop, using moisture-resistant MDF and birch plywood. Birch plywood is strong and holds screws well, which suits desks and long shelves, and MDF gives the doors and panels a smooth surface for paint. It’s then spray-painted or hand-painted and fitted in your home in Limehouse. Most enquiries start with a screen that’s hard to read by the window and wires with no tidy route; the furniture is made from moisture-resistant MDF and strong birch plywood, with a painted finish.
A large share of the homes around Limehouse date from 2000 onwards, and open-plan living spaces are common in newer homes. A home office can be a run of cupboards with a desk inside that closes away. Lift and delivery rules in a managed block are worth checking early.
If the job needs another trade, such as an electrician or a plumber, we’ll tell you. The quote itself covers our work, from the design to the materials and finish.

Fitting day, step by step
You will not need to do much on the day. Someone needs to let us in, and it helps to have the room cleared beforehand, as agreed at the design visit. From there, we protect the floors, bring the furniture in and get on with the fitting. The time the fitting takes depends on the layout and how many pieces make up the office, and the fitting days are agreed in your quote. Newer developments sometimes have their own parking and loading rules, so it helps to let us know during the design visit. The furniture comes in sections and is fixed in place. Saturdays can be arranged.
- It starts when you get in touch with a few details about the space, including the equipment you use.
- At the design visit we measure, look at the light and the sockets and plan the layout with you.
- You receive a written quote for the office we’ve discussed, for you to read through.
- Your office furniture is built in our workshop and painted to your chosen colour.
- The office is fitted in your home and checked, ready for work.
Getting ready for fitting day
- Clear the walls of pictures and shelves
- If you live in a block, book the lift and tell the building manager
- Keep pets out of the room and the hallway

Where other trades come in
Not everything around fitted home offices is carpentry, from an electrician to a plumber or a Gas Safe engineer. Here is what to bear in mind:
- Changes to the structure of the house
- Any wiring or new lights, which need an electrician
- Turning an unconverted loft into a room
If in doubt, you can send us a few details through our contact form and describe the room. Our process from visit to fitting.

Flats, blocks and rented homes
For flats on red routes or busy main roads, getting the furniture from the van to the door needs planning. TfL runs the red routes, and the stopping rules are strict, so tell us about it during the design visit.
In a managed block, the building manager or concierge may need notice before we arrive. If there’s a lift, it may need booking, and its size matters when we plan the sections. Mention it when you get in touch.
Bespoke or off-the-shelf?
For a plain desk on a flat wall, a ready-made option can do the job. A fitted office earns its place where the space is awkward or the storage matters. At the design visit, we will tell you honestly which approach suits your room. Large off-the-shelf pieces can make a small room feel smaller, whereas fitted pieces painted to suit the walls sit back into the space.
No two rooms cost the same to furnish, because size, layout and finish change from job to job. A spray finish and a hand-painted finish involve different work, and that shows in the price. You will see the figure in your written quote, after the design visit.

What affects the price in Limehouse
To work out the quote, we look at:
- How big the furniture is
- Parking and unloading on your street
- Hanging rails, shelves, drawers and other fittings inside
- How square the room is
Tricky rooms take more time: uneven walls, sloping floors and angled ceilings all add scribing and cutting on site. That’s reflected in the quote, written once we have measured up.
Before the design visit
When you contact us, these help most:
- How you want to use the space
- The postcode, so we can plan the visit
- What kind of home it is, and which floor the room is on
- Rough sizes: width, height and depth
Prices are quoted for your room, once we’ve measured and talked through the design. Because every room is different, the quote comes after the design visit, when we have measured up and talked through the design. For a quote, send us a few details through our contact form.
