Loft storage for your home in Dulwich Village
Fitting day, step by step
Before anything is fixed, we set the furniture level. Where the floor slopes, we bring the furniture up to level on adjustable feet or a plinth, and that keeps the doors and shelves true. Only then is it fixed to the wall, with fixings chosen to suit brick, lath and plaster or plasterboard. Parking on terraced streets can be tight, especially in a controlled parking zone, so details of permits, bays and any loading restrictions help. The van is unloaded quickly, with the sections carried straight in. Saturday fitting can be arranged.
- You get in touch and describe the loft room, its slopes and any dormer.
- We visit to measure the slopes and eaves and talk through cupboards, drawers and wardrobes under them.
- A quote in writing follows, with the design, materials and finish.
- In our workshop we build each section from moisture-resistant MDF and birch plywood to follow the slope.
- On fitting day the units are set level and scribed to the slope and the knee wall, with a spray-painted or hand-painted finish.
Before we arrive
- Move anything in the hall or on the stairs out of the way
- Take down pictures, mirrors and shelves from the wall
- Get any new sockets or wiring done by your electrician before fitting day
Getting a quote
The quote is built from the design visit. We take full measurements, see how true the walls and floors are and work through the design together. A written quote follows the visit, so you can take your time with it. To book one, get in touch through our contact form.
Advice
Loft storage for homes in Dulwich Village
Our work is in loft rooms that are already converted, or lofts that are boarded. We don’t carry out loft conversions, and Building Regulations apply to a conversion. With the room in place, we can plan the storage. If you have a converted loft in Dulwich Village, the design visit is the first step. If your home has nowhere to store bags and boxes and needing storage in a loft office, that’s what eaves cupboards are for, made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.
A solid brick outside wall in an older house can be cold and sometimes damp, so a gap and ventilation behind fitted storage help avoid condensation. A large share of the homes around Dulwich Village date from then. Any damp is dealt with before storage goes in.
Everything we agree at the measuring visit goes into the written quote: the layout, what goes inside, the materials used and the finish. If something is not quite right, tell us before anything is made.

Storage in Dulwich Village homes: local notes
About 72% of the homes in the neighbourhood around Dulwich Village went up before 1919, and about 14% between 1945 and 1972, going by the Valuation Office Agency’s 2025 council tax figures. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Near the centre of Dulwich Village, Historic England’s list includes Bell House (Grade II*), under half a mile south, and Lonsdale Lodge (Grade II), under half a mile west. Works inside a listed home that affect its character, for example removing original joinery or fixing into it, can need listed building consent from the council. An early word with the council’s conservation officer is the best first step. About 25% of households in the area around Dulwich Village live in flats in converted or shared houses, in the ONS Census 2021 figures. Conversions often leave rooms in unusual shapes, with partition walls, boxed-in pipes and chimney breasts in odd places, and the way in often goes up shared stairs. If your flat is leasehold, check your lease before anything is fixed to the walls.
For a flat near North Dulwich station, eaves cupboards are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room. For families living near Dulwich Hamlet Junior School, eaves cupboards can be planned around what a family needs to keep, from coats and bags to sports kit. Close to Dulwich Park? Living near green space often means muddy boots, bikes and outdoor kit, and eaves cupboards can give those things a place.

Flats, conversions and lettings
If you live in a flat, getting the furniture in is planned from the start. At the design visit, we measure the stairs, the landings, any lift and the doors, so each section is sized to get through.
For a rented home, access for the design visit and fitting day has to be agreed with the tenants. A letting agent can arrange this on a landlord’s behalf.
Materials and finishes
Hand-painted finish
A hand-painted finish can be done in your home after fitting. Small marks are simple to touch in later. That helps in a well-used bedroom.
Pull-out drawers
Drawers in the knee wall let you use the deep, low space without crawling in. We size each drawer for what you plan to keep in it. They’re ideal for clothes and bedding.

Questions from Dulwich Village
Do I need permission for fitted furniture in a conservation area?
Not normally. Conservation area controls are mainly about the outside of buildings, so fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. If you’re unsure, the council can confirm.
Is parking a problem for fitting in Dulwich Village?
It can be: much of inner London is covered by controlled parking zones. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. Let us know what parking is near you at the design visit, and we’ll plan around it.
Can you come on a Saturday?
Yes, we can arrange Saturdays. Let us know when you first get in touch, and we will see what we can do.
Does eaves storage affect the insulation?
A good design avoids that. At the design visit we check what’s there and leave the space it needs. We do not alter insulation or vents.
Can you fit furniture on an external wall?
It needs a little planning: leaving ventilation behind and inside helps stop condensation. Damp treatment is not something we do, so any damp needs sorting first.
How much does loft storage cost?
We quote each job for the room it’s going into, after the design visit. The size of the room, the amount of storage and the finish all shape the price. For a quote, message us from the contact page to arrange a design visit.
When is bespoke worth it?
What you pay for with bespoke is mainly the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. In an older room, standard units rarely manage that.
Long shelves are where off-the-shelf often struggles. How much a shelf bends depends on its span, depth and load, and long runs need a thicker shelf, a lip along the front or a support. We design shelves with that in mind.
