About our walk-in wardrobes in Kings Cross

A walk-in wardrobe can also be part of a bedroom. Where a bedroom is large enough, a section can be set aside with a partition or a run of units, either open to the room or behind doors. Building a new stud partition is building work, so that is for your builder, and we fit the furniture inside. We make walk-in wardrobes from moisture-resistant MDF and birch plywood, finished by spray or by hand, and the things people most often want solved are a built-in dressing table and a use for a small spare room.

In a block, a bedroom wall may be shared with the neighbours or the corridor, and those walls can be solid or plasterboard. Around Kings Cross, where most households live in purpose-built flats, we choose fixings that suit the wall and keep drilling to what’s needed. Tall pieces are always fixed back.

The written quote is your record of the job. It describes the walk-in wardrobe we have designed for the room, its materials and its finish, and the workshop works from it.

Questions we are often asked

Will parking be an issue for fitting furniture in Kings Cross?

It can be: much of inner London is covered by controlled parking zones. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. It helps to tell us about parking during the design visit, so we can plan the day around it.

Does a conservation area in or near Kings Cross affect fitted furniture?

Not normally. Conservation area controls are mainly about the outside of buildings, so fitted furniture inside a house does not normally need planning permission. If your home is listed, internal works that affect its character may need listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.

Does someone need to be home during the fitting?

Someone needs to be there to let us in. After that, you do not need to stay in the room, though we like to go over the furniture with you at the end.

Should I send pictures?

Yes, they help. Photos of the whole wall or room, including the floor and ceiling, give us a good idea of the space, particularly with rough sizes. To send them, use our contact form.

How are walk-in wardrobes priced?

Your quote is written for your room once we’ve visited and measured. The size of the room, the layout and the finish all make a difference. To arrange a design visit, tell us about the room on our contact form.

What do you do at the measuring visit?

We measure the space and discuss the design, materials and finish. We look at the walls, floors and anything the furniture has to work around, and the written quote comes afterwards.

What affects the price in Kings Cross

Each piece is designed for one room, so each price is too. The things that affect it are:

  • Spray painting or hand painting
  • How easy it is to get the furniture into the room
  • The width and height of the space
  • The number of doors and drawers

Every room is priced on its own, because size, layout and finish change from job to job. A spray finish and a hand-painted finish involve different work, and that shows in the price. The figure comes in your written quote after the design visit.

What we need to know

You do not need exact measurements or a plan. It’s enough to send:

  • Your postcode and the borough
  • A few photos of the space, taken from the doorway and from each corner
  • What kind of home it is, and which floor the room is on
  • What you’d like to store or use the space for

It helps to see the room before we come. Pictures of the whole wall, the corners and the ceiling line tell us a lot about the space. To share them, get in touch through our contact form, and we will arrange a design visit.

What happens on fitting day

With the carcasses fixed and level, we hang any doors and fit any drawers or lids. We adjust each one so the gaps line up and it closes cleanly, then checked again. The time the fitting takes depends on the room and how much is fitted into it, and the fitting days are agreed in your quote. Many blocks have entry systems, concierge desks or rules on booking the lift, so check them with the managing agent before fitting day. Floors in the flat and the common parts are protected while the furniture comes in.

  1. You get in touch and let us know about the room and what you want to store. It could be a spare room, a box room or part of a bedroom.
  2. We visit, measure up and plan the layout with you.
  3. A written quote follows, covering the design, materials and finish.
  4. The units are built in our workshop, using moisture-resistant MDF and birch plywood.
  5. We bring everything to your home and fit it to the room.

How to prepare

  • Book any lift and let the concierge or building manager know
  • Take down pictures, mirrors and shelves from the wall
  • Keep pets in another room while we work

Starting with a design visit

If you already have something in mind, tell us; if you do not, that’s fine, and we can work it out together. The design is talked through at the visit, once we have measured, and the written quote that follows sets it out. To arrange a visit, use our contact form.

Practical tips

These points come up often when people plan walk-in wardrobes. They’re worth knowing whatever the room:

  • Think about where shoes and bags will go
  • Have a clear-out before we measure
  • Deal with any damp walls first
  • Think about long versus double hanging

If a hand-painted door gets a knock, it can be touched in. A spray finish gives a smooth surface that wipes clean.

Deal with any damp before the units go in. Cooler external walls can lead to condensation, so we allow for ventilation.

Bedroom storage in Kings Cross

In the area around Kings Cross, the largest groups of homes date from before 1919 (about 39%) and the years since 2000 (about 20%), on the Valuation Office Agency’s council tax figures for 2025. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. Within a mile of the centre of Kings Cross, 10 conservation areas are recorded by Historic England. England has around 10,000 in all, and their controls are largely about how buildings look from outside, so fitted furniture inside a house doesn’t normally need planning permission. About 76% of households around Kings Cross live in purpose-built flats, well above the figure for Camden as a whole, about 56%, the 2021 Census shows. So the route in, from stairs to lifts, is part of the design.

For a family home near Argyle Primary School, a mix of drawers and shelves copes with school uniform as well as everything else. The wider area includes historic houses like Dr Johnson's House, about 1.2 miles south-east. If your own home is a period one, tall ceilings give walk-in wardrobes room to reach the cornice. If you live in a flat close to London Kings Cross station, check any building rules on lifts and working hours early, and the sections will be sized for the way in.

What it is made from

Shelves

We plan shelving for knitwear, bags and things you use less often. Spans and depths are sized so they don’t sag.

Hanging rails

Full-length hanging suits coats and long garments, and the rest can be double hung.

DIY, flat-pack or bespoke

Cost matters, and it’s fair to say so: flat-pack is typically cheaper to buy. Bespoke earns its place where the room is awkward, space is tight or you want the furniture to look part of the house.

A confident DIYer can manage simple shelves or a standard wardrobe in a square room. Sloping ceilings, uneven floors and lath-and-plaster walls make it harder.
