Bedrooms in Shoreditch: local notes

Homes built since 2000 make up about 39% of the housing in the neighbourhood around Shoreditch, with about 28% built between 1945 and 1972, in the VOA’s 2025 council tax stock figures. It is a good starting point, though every room is still measured, as two homes of the same age rarely match. Part of Shoreditch is in the South Shoreditch Conservation Area, one of the conservation areas recorded by Historic England. Conservation area controls are largely about how buildings look from outside, and fitted furniture inside a house does not normally need planning permission. If you are unsure, check with the council before work starts. About 28% of homes in the neighbourhood around Shoreditch were built between 1945 and 1972, on the Valuation Office Agency’s council tax figures for 2025. Bedrooms from that era tend to be regular, so fitted furniture can run wall to wall, fixed to suit the wall.

If your children go to Virginia Primary School or a school nearby, a mix of drawers and shelves copes with school uniform as well as everything else. Living in a block of flats near Shoreditch High Street station? Then the lift, the stair turns and the front door all set the largest piece that can come in. If you live in a period home close to St Leonard's Church, tall ceilings give walk-in wardrobes room to reach the cornice.

Walk-in wardrobes for homes in Shoreditch

Some people want doors on everything; others like open shelves and rails. Doors keep dust off and give a calm look, while open storage lets you see everything at once. We’ll go through the options at the measuring visit. We make walk-in wardrobes from moisture-resistant MDF and strong birch plywood, with a painted finish, and the usual reasons to get in touch are a dressing area in part of a bedroom and the right mix of long and short hanging.

Many homes around Shoreditch have been built since 2000, and newer bedrooms are often compact, with plasterboard walls. Walk-in wardrobes are fixed into the studs or held by fixings made for the board. Any built-in cupboard that came with the home can be replaced or extended to match.

If the job needs another trade, like an electrician or a plumber, we will tell you. Our quote covers the carpentry: the design, the materials and the finish.

From workshop to your room

Period rooms often have skirting boards, picture rails, cornices or coving for the furniture to meet. On fitting day, we cut and scribe the furniture around these details, so it looks as though it was always there. How long the fitting takes depends on how much hanging, shelving and drawer space goes in, and we confirm the fitting days in your quote. In a newer home, floors, walls and door frames are often freshly finished, so everything on the way in is covered before the sections arrive. Door frames and corners get covers too. Once inside, the pieces are joined in place.

  1. You let us know about the room.
  2. At the design visit we measure the walls, floor and ceiling at several points, as few rooms are truly square.
  3. A quote in writing follows.
  4. The units are made at our workshop from moisture-resistant MDF and birch plywood.
  5. We fit the units and trim the edges to meet the walls and ceiling.
  6. Before we leave we go through the doors and drawers with you; new paintwork needs gentle handling while it cures.

Flats, leases and landlords

Conversions and newer flats often have stud walls rather than solid brick. Fixings are chosen to suit whatever the wall is made of.

For flats on red routes or busy main roads, getting the furniture from the van to the door needs planning. TfL runs the red routes, and the stopping rules are strict, so let us know about it at the measuring visit.

Bespoke walk-in wardrobes or ready-made?

Off-the-shelf wardrobe systems are quicker to get and typically cost less, and in a square room they can work. In an older room with uneven walls and a sloping floor, they leave gaps. A bespoke walk-in wardrobe is made to the room. Off-the-shelf depths can crowd a compact new-build room, whereas fitted pieces can be as shallow as the space needs. It still uses the full height.

There’s no price list, because each job is designed for a single room. Instead, we measure, go through the design and then quote in writing. To arrange a design visit, get in touch through our contact form.

Common questions about walk-in wardrobes

How do you fit walk-in wardrobes in a flat in Shoreditch?

We measure the route in along with the room itself: the stairs, landings, lift and doors. Walk-in wardrobes are made at our workshop in sections sized to fit that route, then assembled in your flat. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it is worth checking those early.

Can parking be tricky on fitting day in Shoreditch?

It can be, as controlled parking zones cover much of inner London. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. It’s useful to tell us about parking during the design visit, so the day can be planned around it.

Is ventilation important in a dressing room?

Yes, it helps avoid condensation and mould. The design allows air to circulate and walls should be dry before we fit.

Do I need doors on a walk-in wardrobe?

Either works. Doors keep dust off and give a calm, finished look, while open rails and shelves let you see everything. A mix of the two is common.

Do I need permission in a conservation area?

Not normally. Conservation areas mostly control changes to the outside, and furniture inside a house doesn’t normally need it. In a listed building, check with the council’s conservation officer before any work.

Do you do the electrics?

No. We’re carpenters, so electrical work is for your electrician. We can plan cable routes into the design, and new sockets should be in place before fitting day.

Flat-pack or bespoke?

Standard units come in set widths and heights, so there’s usually a gap left over at the top or at one end. Furniture we make is built to the room’s own sizes, so it can run to the ceiling and fill the width.

Bespoke work comes into its own in rooms that are not square. In period homes, walls lean, floors slope and the alcoves on each side are often different widths, and standard units leave gaps.

When you need someone else

Damp treatment and building work are for other specialists, and there are a few other limits too:

  • Making good walls and ceilings
  • Lighting and wiring, which are for your electrician
  • Fixing the cause of damp
