Wall beds in Blackheath
Wall beds for homes in Blackheath
Spare rooms in London homes are often small, and the bed fills the room even when no one is staying. When the bed is folded away, the room is open again for a desk, a hobby or just space. When guests come, the bed folds down. If you’re living with a bed that looks like cupboards by day and a study that doubles as a spare room, wall beds made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish can solve it.
Many homes around Blackheath date from the post-war decades. Post-war bedrooms tend to be simple shapes, so fitted furniture can run cleanly across a wall. Some have a built-in cupboard over the stairs already, which can be opened up or reworked. The fixings are chosen for the wall, whether it’s blockwork, concrete or brick.
If the job needs another trade, like an electrician or a plumber, we will tell you, so it can be arranged before fitting day. Our quote covers the carpentry: the design, the materials and the finish.

Wall beds in Blackheath: local notes
Homes built before 1919 make up about 42% of the housing in the streets around Blackheath, with about 36% built between 1945 and 1972, on the Valuation Office Agency’s council tax figures for 2025. We take that into account during the design visit, since older and newer walls take different fixings. There are 112 entries on the National Heritage List within half a mile of the centre of Blackheath. Older homes nearby may have original joinery, shutters or panelling worth keeping, and wall beds can be designed to work around them. Around a third of the homes in the area around Blackheath (about 36%) were built between 1945 and 1972, in the VOA’s 2025 council tax stock figures. Bedrooms from that era tend to be regular, so fitted furniture can run wall to wall, fixed to suit the wall.
For an older house near Church of All Saints, solid external walls can be cold, so ventilation behind wall beds is part of the design. If your home is as old as some of the listed buildings nearby, such as Numbers 1 to 14 (consecutive) the Paragon, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features.

Do you need wall beds in Blackheath?
Plenty of spare rooms have become home offices. People want a desk by day and a bed for visitors, and a fold-down bed lets it do both.
Wall beds can help with:
- A hobby room with a bed for guests
- Room for a desk and a guest bed
- A spare room that’s rarely slept in
- A real mattress for visitors
Close to Manor House Gardens? Morning light matters, so tall pieces go where they won’t shade the window.

Questions from Blackheath
Does a conservation area in or near Blackheath affect fitted furniture?
Not normally. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.
Can parking be tricky on fitting day in Blackheath?
It can be, as controlled parking zones cover much of inner London. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. Let us know what parking is near you at the measuring visit, so the day can be planned around it.
Is the furniture spray painted or hand painted?
You can choose between two finishes: spray painted or hand painted. A spray finish is smooth and even, while a hand-painted one is easy to touch up later.
Do you supply the mattress?
The mattress needs to suit the mechanism by size, depth and weight. We’ll go through those limits during the design visit so you can choose one that works.
Do I choose the paint colour?
The choice is yours. Whichever finish you pick, it is in the colour you have chosen.
How long will the wall bed take to fit?
How long the fitting takes depends on the bed, the cabinets and the wall it fixes to, and we confirm the fitting days in your quote. We will talk it through at the design visit.

What happens on fitting day
Before anything is fixed, we set the furniture level. Where the floor slopes, we bring the furniture up to level on adjustable feet or a plinth. After that, it’s fixed to the wall using fixings that suit the wall, whether that is solid brick, lath and plaster or plasterboard. Post-war homes often have concrete or block walls, so the right fixings are part of the plan for fitting day. We protect floors and doorways as the furniture comes in, and the pieces are assembled in the room.

- We send a written quote.

Flats, blocks and rented homes
Landlords furnishing a let use fitted furniture too. It’s made from the same moisture-resistant MDF and birch plywood as any of our work.
For a rented home, access for the design visit and fitting day has to be agreed with the tenants. A letting agent can arrange this on a landlord’s behalf, and the written quote can go to whoever needs it.
Bespoke or off-the-shelf?
Off-the-shelf furniture can be a sensible choice. If the walls are straight and the space suits standard sizes, it often does the job, and it’s easy to buy.
Standard units come in set widths and heights, so there’s typically a gap left over at the top or at one end. Furniture we make is built to the room’s own sizes, so it can use the full height and width.
