Wall beds in Kings Cross: what you get
Our wall beds are made for homes in Kings Cross and all over London. First comes a design visit, where we measure and look at the wall, then a quote in writing. We make everything in our workshop and fit it in your home. The time the fitting takes depends on the bed, the cabinets and the wall it fixes to, and the fitting days are agreed in your quote. Most enquiries start with a bed that fills a little-used room and storage built around a fold-down bed, and the answer is made at our workshop from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted.
When floor space is tight, the space over the door and above the bed head is often wasted. Since most households around Kings Cross live in purpose-built flats, bridging those spaces with fitted cupboards can add a lot of storage. Top cupboards suit things you need only now and then.
A quote in writing is the clearest record of what we have agreed. It describes the wall bed we’ve designed for the room, what it’s made from and how it’s finished.

What happens on fitting day
Finishing comes last. With a spray finish from the workshop, there is usually only filling and touching up to do in the room; if you chose hand painting, that can be done in the room once the furniture is fitted. The finish is always the one agreed in your quote. For a flat, the stairs, landings, lift and doors are measured as well as the room: the furniture is made in sections that fit through all of them. Some older blocks have small lifts or none.
- You get in touch and tell us about the room and the wall where the bed could go.
- We visit to measure up, look at the wall and floor and make sure there’s clear space in front to lower the bed.
- A quote in writing follows, covering the cabinet, the materials and the finish.
- We build the cabinet in our workshop from moisture-resistant MDF and birch plywood.
- We fit the cabinet in your home and fix the mechanism as its maker specifies.
- We go through the bed with you; the cabinet has the spray-painted or hand-painted finish you chose.
How to prepare
- Make sure pets are kept safely away
- Let us know where the boiler and meters are
- Book any lift and let the concierge or building manager know
Getting a quote
To make a start, send us a few details through our contact form and let us know which room you have in mind and roughly what you’d like. We then arrange a design visit to measure and go through the design, and send you a written quote afterwards.
Related advice
Flat-pack or bespoke?
Standard units come in set widths and heights, so there is often a strip of wasted space at the side or above. Furniture we make is built to the room’s own sizes, so it can use the full height and width.
Where bespoke earns its keep is in rooms that are not square. In period homes, walls lean, floors slope and the alcoves on each side are often different widths, and standard units leave gaps.
Is bespoke worth it?
Off-the-shelf units can leave gaps at the sides or top. We can build to the full height and width and fill the rest of the wall with storage. Ready-made units cannot follow the boxing and risers found in many flats, leaving gaps or blocking access. Built-in pieces are designed around them, with access kept.
There’s no price list: each design is priced in writing after we’ve seen the space. Size, the number of doors and drawers and the internal fittings make the biggest difference to the price.

Bedroom storage in Kings Cross
Homes built before 1919 make up about 39% of the housing in the neighbourhood around Kings Cross, with about 20% built since 2000, based on the Valuation Office Agency’s 2025 council tax data. The age of a home tells us a lot about its walls, floors and ceilings, and so about how wall beds are fixed and fitted. Kings Cross is partly covered by the King's Cross and St Pancras Conservation Area, one of the conservation areas recorded by Historic England. Fitted furniture inside a house does not normally need planning permission in a conservation area, as the controls are mostly concerned with the outside of buildings. Your council can advise if you are unsure. Near central London, streets tend to be narrow and busy, so carrying the sections from the van to the door takes planning.
If your home is as old as some of the listed buildings nearby, such as Church of St Pancras, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features can need listed building consent. Living in a block of flats near London Kings Cross station? Then check any building rules on lifts and working hours early, and the sections will be sized for the way in. For a family home near Argyle Primary School, hanging rails set low at first can be raised later, as children get taller.

Flats, blocks and rented homes
Conversions and newer flats often have stud walls rather than solid brick. Fixings are chosen to suit whatever the wall is made of.
Some blocks ask for notice before trades arrive, often through a building manager or concierge. Lifts sometimes need to be booked, and the lift size helps decide how big each section can be. Let us know about it when you contact us.
Boards, parts and paint
Bed mechanism housing
We build the housing to suit the mechanism and fix it as the maker specifies. When the bed is up, the front looks like cupboard doors.
Spray-painted finish
We spray paint in the workshop for a smooth, factory-like finish.
Questions we are often asked
Can parking be tricky on fitting day in Kings Cross?
It can be: much of inner London is covered by controlled parking zones. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. Let us know what parking is near you at the design visit.
How do you fit wall beds in a flat in Kings Cross?
We measure the route in along with the room itself: the stairs, landings, lift and doors. Wall beds are made at our workshop in sections sized to fit that route, then assembled in your flat. It’s useful to check any building rules and your lease before fitting day.
How much room do I need in front of a wall bed?
You need clear floor in front of the cabinet for the bed to fold down, as well as the depth of the cabinet itself. We check the space when we measure, so the design works.
Can a wall bed have storage around it?
Yes. We often design the bed as part of a wider storage wall, so the whole wall is useful. We plan it so the bed still has room to come down.
How is the furniture painted?
There are two choices: a spray finish from the workshop, which is smooth and even, or hand painting, which can be done in your home. The finish is agreed in your quote.
Is a mattress included with the wall bed?
The mechanism maker sets which mattresses suit the bed by size, depth and weight. We’ll go through those limits during the design visit so you can choose one that works.
