How we make window seats for East End of London
Window seats work in bedrooms and children’s rooms as well as living rooms. With deep drawers or a lift-up lid, it becomes useful storage as well as a place to sit. For children’s rooms, drawers are often easier for small hands than a heavy lid. In East End of London, the design visit is where the details are settled. We make window seats from moisture-resistant MDF and birch plywood, spray-painted or hand-painted, and the things people most often want solved are a bay window that’s hard to furnish and standard furniture leaving gaps in a bay.
A large number of homes around East End of London date from 2000 onwards, and newer homes rarely come with much storage. Fitted storage can turn a hallway recess, a landing or the space under the stairs into somewhere useful. Walls in newer homes are often plasterboard on timber or metal studs, so the fixings are chosen for that.
The furniture is made in our workshop after you have had the quote and decided to go ahead. It describes the design, the materials and the finish agreed at the visit, so every detail can be checked first.

What it costs
Each piece is designed for one room, so each price is too. What affects it comes down to:
- How easy it is to get the furniture into the room
- Where a van can park, like a permit bay or a bay suspension
- The overall size of the piece
- How square the room is
Your quote is written for your room once we’ve visited and measured. Bigger pieces use more board and take longer to make and fit. Doors, drawers, internal fittings and the finish make up most of the rest.
Getting in touch
To give us a picture of the room, it helps to include:
- Anything in the way, such as radiators, sockets, switches, a boiler or meters
- Whether it’s a house or a flat, and if there are stairs or a lift
- Your postcode and the borough
- Rough sizes: width, height and depth
To get a quote for window seats in East End of London, get in touch through our contact form. Tell us which room it is and roughly what you have in mind, plus any rough sizes. We’ll arrange a design visit, then send a written quote.
Is bespoke worth it?
We scribe each seat to follow the walls and floor, so there are no gaps at the sides or the base. A bench simply sits in front of the window. In an older room, the difference shows. In a compact new-build room, standard sizes rarely fit the walls exactly, while fitted furniture is made to the room. It can also be planned around boxed-in pipes and risers.
Parking is part of the price picture in London. Much of London is covered by controlled parking zones, so we may need a visitor permit, a paid bay or a suspended bay. It’s useful to talk about parking at the design visit, so we can plan for it.

Do you need window seats in East End of London?
A radiator under the window often makes the space hard to use. A built-in seat with a grille lets the heat out while making the space useful. It solves the problem of what to do with the space.
Some of the things we’re asked to solve are these:
- No space for toys and games
- A ready-made bench that doesn’t fit the bay
- No comfortable place to sit in the light
- Unused space below a sash window

East End of London homes and window seats
The biggest shares of homes in the area around East End of London were built since 2000 (about 36%) and between 1973 and 1999 (about 21%), in the VOA’s 2025 council tax stock figures. That matters for window seats, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. Near the centre of East End of London, Historic England’s list includes Church of St George in the East (Grade I), under half a mile south-west, and Church of St Peter (Grade I), about 0.6 miles south. For a listed home, changes inside that alter its character can require listed building consent from the council, for example removing or fixing into original panelling. Check with the council’s conservation officer first. About 78% of households in the streets around East End of London live in purpose-built flats, based on Census 2021. For a flat, window seats are made in sections sized for the stairs, the lift and the doors. Many blocks have rules on lift booking and working hours, so check with the managing agent before fitting day.
For a family home near St Mary and St Michael Primary School, window seats can be planned around what a family needs to keep, from coats and bags to sports kit. If you live in a flat close to Shadwell station, it helps to book the lift and tell the concierge before fitting day.

Questions from East End of London
How do you fit window seats in a flat in East End of London?
We measure the route in as well as the room: the stairs, landings, lift and doors. The furniture is made in sections that fit the stairs and lift, and put together in the room. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it is worth checking those early.
Do I need permission for fitted furniture in a conservation area?
Not normally. Conservation area controls are mainly about the outside of buildings, so fitted furniture inside a house does not normally need planning permission. If your home is listed, changes inside that alter its character can need listed building consent, so check with the council first. If you’re unsure, the council can confirm.
How much does a window seat cost?
Every piece is quoted for your room after the design visit. The shape of the window, the mix of drawers and lids, and any grille all play a part. Everything is set out in a written quote after the visit.
Can you fit a window seat under a sash window?
Yes. Sash windows are a natural place for a seat in many period homes. We measure the cill, the window and any shutters, so the seat fits without getting in the way of the window. Repairs to the window itself aren’t our work.
Do I need to be in when you fit?
Someone needs to be there to let us in. After that, you do not need to stay in the room.
How long does it take to fit a window seat?
How long the fitting takes depends on the size of the window and the design, and we confirm the fitting days in your quote. We make the seat in our workshop, so the time at your home is spent fitting. If you’d like the fitting on a Saturday, that can be arranged.
What happens on fitting day
On the morning of the fitting, the first job is covering the floors and protecting the way in from the front door. Next, we carry in the sections built in our workshop. How long fitting takes depends on the shape of the bay or recess and what goes under the seat, and your quote sets out the fitting days. On the day, floors are covered first and the sections brought in. The pieces are levelled and fixed with fixings that suit the wall. Any hand painting can be finished on site.
- You get in touch and let us know about the window, and whether a radiator sits beneath it.
- We visit to measure up and work out how warm air from the radiator will reach the room.
- A written quote follows, covering the seat and the grille.
- In our workshop the seat is built from moisture-resistant MDF and birch plywood, with the grille made to match.
- We fit it in your home and scribe it to the walls, with the finish sprayed beforehand or painted by hand on site.
Before fitting day
- Point out meters, boilers and fuse boards near the furniture
- Keep pets out of the room and the hallway
- Clear the area where the furniture is going

Flats, conversions and lettings
If the property is let, we’ll need access agreed with the tenants, at times that suit them. A letting agent can arrange this on a landlord’s behalf.
For flats on red routes or busy main roads, getting the furniture from the van to the door needs planning. TfL runs the red routes, and the stopping rules are strict, so tell us about it during the design visit.
